OUTCOME 04.12.2017 Withdrawn / GT WRITTEN RESPONSE 8.11.2017
Thank you for consulting The Gardens Trust (GT) in its role as Statutory Consultee with regard to proposed development affecting a site included by Historic England (HE) on their Register of Parks & Gardens, as per the above application. We have liaised extensively with our colleagues in the Buckinghamshire Gardens Trust (BGT) who have made a site visit. We would be grateful if your officers could bear our joint comments in mind when deciding this application.
The Vinery itself is not listed but is referred to as the ‘lean-to range on the inner side of the north-east wall’ in the wider listing of Eythrope Park under the section of ‘kitchen garden’. We understand that the Vinery was constructed in cedar c.1958 by William Wood & Sons of Taplow. Established in 1850, the company moved into the horticultural industry in the 1890s and were described as ‘garden contractors and horticultural builders to HM King George VI’ by 1935, and have been referred to as the ‘Harrods’ or ‘Rolls Royce’ of garden designers/builders . It appears that they worked on a number of commissions in Buckinghamshire, including a series of large greenhouses for Denham Film Studios (demolished in the 1970s) as well as landscaping works around the aviary at Waddesdon. The firm was awarded a Royal Warrant in 1955 for works at Windsor.
Although Eythrope dates from the mid-18th century, the house and the wider gardens at Eythrope itself have evolved from the late 19th century having been acquired by Alice Rothschild, whose brother had just bought neighbouring Waddesdon. The house was built between 1876-9 and enlarged in the 1950s. The gardens have been developing constantly and there was a phase of development in the 1950s for both the house and the grounds which included the introduction of the vinery. More recently Lady Mary Keen restored the garden as a Victorian style kitchen garden in 1991.
The Design and Access Statement (Johnston Cave, October 2017) refers on more than one occasion to the fact that the vinery is “a later (20th century) addition and is seen as alien to the original layout”. However, the garden as it currently exists is around 140 years old and the vinery was introduced just after half way through that period so, we would argue, is hardly a later addition but part of the continuing evolution of the kitchen garden. The Design and Access statement also states that “its functions can be met elsewhere in the Kitchen Garden” but it is hard to imagine where these vines can be relocated to along with the fig trees that are currently housed in the structure. We understand from the Eythrope gardening team that the vinery is well much still in use to this day.
Whilst the current gardens are undeniably superb, the loss of the earlier greenhouses and the potential loss of the vinery suggest that the intention of the design and future of the garden is to move away from the original kitchen garden rather than moving back towards it.
As a functioning vinery, it is likely that very few vineries or domestic glasshouses of this scale were built post War/1950s, thus increasing the significance of this example. There are very few examples left in the country and so although the current structure is in a state of disrepair it is very significant in its own right. Arundel, Hampton Court and Greenway have excellent examples and your officers might care to look at an example of a restored vinery at Fulham Palace Gardens which was in far worse condition than the vinery at Eythrope when it was repaired :
The GT would argue that the significance of the vinery at Eythrope is really not fully understood by its owners. The application to demolish would seem to be more due to the cost of repair and maintenance, than the redundancy of the structure itself, or as part of a wider plan to restore an original design to the garden. The vinery is a rare building with a special history of its own that should not be ignored. Its loss would be detrimental to the wider setting of the kitchen garden at Eythrope.
The GT and the BGT therefore OBJECT to this application and would urge the owners to restore the vinehouse rather than demolishing it.
Yours sincerely,
Margie Hoffnung
