Terms of Business
Tenant Introduction Only Service
Michael Parkes will
1)Advise the landlord on the rental market and provide a suggested marketing figure.
2)Hold keys to the property.
3)Market the property using our website and database of interested tenants and also in accordance with the options chosen by the landlord i.e. board, rightmove advert etc.
4)Negotiate the terms of the rental.
5)Arrange the credit checks and referencing of the tenant.
6)Oversee the signing of the tenancy agreement
7)Advise the tenant of the landlords account details for payment of rent.
8)Supply the gas safety certificate and EPC to the tenant.
FEES
Our fee for the tenant introduction only service is £300 + VAT plus any optional add-ons listed on our fee advice sheet.
This fee will become payable upon the signing of the tenancy agreement.
Rent Collection Service
Michael Parkes will
1)Advise the landlord on the rental market and provide a suggested marketing figure.
2)Hold keys to the property.
3)Market the property using our website and database of interested tenants and also in accordance with the options chosen by the landlord i.e. board, rightmove advert etc.
4)Negotiate the terms of the rental.
5)Arrange the credit checks and referencing of the tenant.

7)Advise the tenant of the landlords account details for payment of rent.

10)Arrange for monthly standing order payments of the rent
11)Remit payment, less fees and statements to the landlord on a monthly or quarterly basis to be agreed.
12)Chasing rental arrears and informing the landlord of any issues.
13)Reminding the landlord and tenant of renewal date and seeking instructions to renew or check out.
FEES
Our fee for the rent collection service is 8% plus any optional add-ons listed on our fee advice sheet.
This fee will become payable on each amount of monthly rent collected.

3)Market the property using our website and database of interested tenants and also in accordance with the options chosen by the landlord i.e. board, rightmove advert etc.

18)Advising utility suppliers of changes in tenancy.
FEES
Our fee for the full management service is 10% plus any optional add-ons listed on our fee advice sheet.
This fee will become payable on each amount of monthly rent collected.
All fees are subject to VAT
We use our best professional judgement in the selection of tenants and the execution of our services. We shall not under any circumstances be liable for non payment of rent or any other outcome of a tenant or for any legal costs resulting there from. Insurance policies are recommended cover for such risks.
