CONDITIONS OF GARAGE TENANCIES

RENT

You AgreeTo pay the fortnightly rent by Direct Debit in advance and not allow your account to fall into arrears.

To keep the Council informed of any change in contact details in relation to your tenancy.

The Council AgreesTo give you at least four weeks written notice before changing your rent. This will give you the opportunity to end your tenancy before the new rent takes effect, if you wish to do so.

USE OF GARAGE

You AgreeTo use the garage for a private motor vehicle which is road worthy and has a current road fund licence and not for any other purpose whatsoever.

Not to park upon or obstruct the forecourt of the garage block nor in anyway obstruct access to other garages in the vicinity.

Not to use the garage so as to be a nuisance or cause damage or inconvenience to other neighbouring tenants of the Council

Not to assign or sublet the garage.

Not to store petrol, oil, inflammable liquids/materials, illicit or illegal items in the garage

Not to use the garage or the forecourt for any business/trade purposes or any general car repairs

Not to make any additions, structural alterations to the garage or to the layout of the ground without written permission from the Council. This is to include adding your own padlock(s) or fixings to the garage

To keep the garage locked securely at all times.

Not to display or permit to be displayed on the garage or its surrounding area any advertisement notice, bill or name-plate.

REPAIRS

You AgreeTo repair promptly all damage to the garage (other than fair wear and tear) including any damage caused to the garage lock and loss of keys.

To notify the Council immediately of any defect which it is the Council’s duty to repair.

On production of an identity card, permit any officers of the Council to enter and inspect the garage for any purpose or carry out repairs.

To be responsible for the security of the garagewhilst you hold the tenancy. The Council will not accept responsibility for any loss or damage to the contents of the garage. You should arrange your own insurance policy to cover the loss or damage to your contents or damage to any Council fittings. You should not do anything that may increase the risk of fire, flood or damage to the garage that may affect the Council’s insurance.

The Council AgreesTo carry out all repairs to the garage caused by fair wear and tear.

To carry out repairs within the Council’s target dates and if the garage is unusable for more than one month because of an outstanding repair, that an allowance equivalent to the current garage rent charge will be made for each complete week it continues to remain unrepaired.

To consider carrying out repairs to locks and to replace keys for elderly or disabled tenants who have no-one to assist them.

To insure the structure of the garage

ENDING THE TENANCY

You AgreeThat if you wish to end your tenancy you will give the Council a minimum of ONE WEEK’S written notice to end on a Monday. Until the keys have been handed in the tenancy will not be terminated and rent will continue to be charged.

That when your tenancy ends, you will leave the garage empty and in a clean and tidy condition.

To return all keys to the Housing Division on or before the Monday when your tenancy ends, and to give the Council forwarding address.

That any damage to the garage, other than fair wear and tear, will be repaired by the Council and a rechargeable account will be raised against you.

Any vehicle or contents left in the garage will be disposed of as the Council see fit and the cost of the disposal will also be charged against you.

The Council AgreesThat provided you pay the rent and keep to the Conditions of the Tenancy, the Council will allow you to use the garage without interruption.

That if it wishes to end your tenancy, a Notice to Quit will be served, giving you one weeks written notice to end on a Monday.
