BookingTerms & Conditions

Parties:

Pentire Holidays the "Agents", act only as Agents for the owners of the property, "the Owners".

·  Clients applying to book a property are referred to as "The Tenants".

·  The Tenant making the booking, must be 25years of age or over at the time of booking

·  The names of all those who will be occupying the property during the period of booking, must be specified on the "Booking Form".

·  Unless agreed in advance with us, no group bookings are accepted where all members are of the same sex, unless the group consists of members of the same family across generations.

·  The booking terms are governed by English law and apply to all bookings except where we agree to other terms in writing.

·  Any contract is between the Tenants and the Owners, who are responsible for providing the property to the Tenant in the appropriate condition.

·  The names and addresses of the Owners can be provided on request.

·  The Agents act only as agents for the Owners and are not Principals.

Payments:

Once the booking is accepted in writing by the Agent, a deposit of 30% of the total cost of the booking (excluding the good housekeeping bond) is due within 5 working days. The Tenants are liable for the outstanding balance, six weeks before the start of the tenancy.

If a booking is made six weeks or more before the tenancy is due to start it must be accompanied by a deposit of 30% of the total cost of the booking.

If a booking is made less than six weeks before the start of the holiday, the full rent must be paid at the time of booking.Payments are accepted by BACS andcards.

Rental rates quoted, are for 4 people using 2 bedrooms. A sofa bed is available for 2 additional guests at an additional cost.

Any charges raised against the Agents by their bank for handling any form of payment, or charges for dishonoured cheques, or charges for overseas transfers, will be passed onto the Tenants who are liable to reimburse the Agents within 7 days of notification.

Amendments:

Alterations to confirmed bookings will be subject to a £20.00 administration charge.

Pentire Holidays DO NOT provide Holiday Insurance Cover.

Cancellation:

If cancellation of a booking is made six weeks or more before the tenancy is due to start, the deposit will be returned. The booking fee of £20 will be retained.

If cancellation is made less than six weeks before the start of the holiday, the booking fee, deposit and balance are payable in full.

Arrival & Departure Times:

Bookings commence at 3.00 pm unless otherwise notified, on the first day of your holiday and end at 10.00am on the day of departure.

Pets:

If we have agreed that you can bring a pet:

·  The dogmust beat least 12 months old and fully house trained.

·  Well behaved and kept under control at all times.

·  Treated with a recognized flea treatment, prior to visit.

·  Are not allowed in bedrooms and must not be left unaccompanied in the property.

·  The Owner mujst bring the dog's bed or basket for sleeping in.

·  Any fouling in the garden, must be cleaned up and taken to alocalpublic dogwaste bin. Dog waste should not be put into the household black bin bags.

·  At the end of the holiday, all traces of the pet, must be cleaned from inside the apartment. There is a dyson available.

·  If you choose not to observe this rule, money will be deducted from the 'Good Housekeeping bond'.

·  There is a charge for bringing a pet.

Linen

Bed Linen and Towels are included in the price, for stays of up to 7 nights for four guests.A charge is appliedon your booking form,for linenand towels, for stays over 7 nights. All beds will be made up on arrival.

Towels (not beach towels) are included in the apartment.

The sofa bed is available for 2 additional guests, at an additional cost.

Broadband

This has unlimited availability.

Fuel costs:

All gas and electricity costs are included in the booking price.

Smoking:

No smoking is allowed in the building. No candles of any kind, to be used.

Parking:

Parking instructions must be adhered to. Any vehicle and contents are parked entirely at your risk.

Outside areas:

Feeding of Seagulls is prohibited by the Council and not permitted on site.

No washing to be hung outside in the garden area or communal areas.

A gas BBQ is available for guests to use. Please leave it clean after you have used it.

Condition of Property/Inventory:

Before you arrive your property will have been cleaned and the inventory checked.

Discrepancies should be reported within 24 hours of arrival to the Agents, the inventory will otherwise be deemed to be correct.

Losses, damage or any cleaning necessary over and above normal servicing, will be invoiced to you on departure.

By accepting our terms and conditions you authorise us to deduct payment using the 'good housekeeping' bond.

Damage to Property:

The Tenant is liable for the full cost of any damage caused to or within the property during the letting.

By accepting these terms and conditions you agree to us taking payment for any damages from the 'good housekeeping' bond.

Any further payments above the 'good housekeeping bond' will be paid by the Tenant if required.

Holiday tenancy

This agreement is made on the basis that the property is to be occupied by the Client for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the Client acknowledges that the tenancy granted by this .

The Tenants agree:

·  To pay for any losses or damage to the property however caused (reasonable wear and tear excepted)

·  To leave the property in the same state of cleanliness which it was found at the commencement of your holiday. Any extra cleaning over and beyond what is considered to be ‘normal’, will be charged to the Guest and deducted from the 'Good Housekeeping bond'.

·  To permit the Owners and Agents reasonable access to the property.

·  Not to part with possession of the property or share it except with members of the party as shown on the booking form. In no circumstances may the number of people exceed the stipulated description.

·  Not to cause an annoyance or become a nuisance to occupants of adjoining premises.

·  Not to use the property for any commercial purposes.

·  Common parts of the building not to be obstructed

In the event of breach of these terms and conditions the Tenants may be required to leave the property during the period of the booking.

The Tenants right to occupy the property may be forfeited without compensation, or an additional charged levied if:

·  more people or guests than specified on the Booking Form and/or the number the Property holds, attempt to take up occupation;

·  Overnight guests are entertained without the Owner's express permission;

·  Any activity is undertaken which may cause unreasonable damage, noise or disturbance.

Liability:

The Agents do not accept liability for any act, neglect or default on the part of the Owner or any other person not within their employ, nor for any accident, damage, loss injury, expense or inconvenience whether to person or property, which the Tenants or anyone connected with the letting may incur.

If for any reason beyond the Owner's control the property is not available on the date booked (owing to fire damage for example) or the property is unsuitable for holiday letting, all rent and charges paid in advance by the Tenants will be refunded in full, but the Tenants shall have no further claim against the Owner or Agent.

Disclaimer:

All properties are used at your own risk. Parents should ensure that their children are supervised in such areas at all times.

Authority to Sign:

The Person who books the holiday, must be over 25years of age, certifies that he or she is authorised to agree the Terms & Conditions on behalf of all persons included on the booking form, including those substituted or included at a later date. He or she agrees to take responsibility for the party occupying the property.

Complaints:

All complaints must be notified to the Owner or their designated property manager immediately to ensure sufficient time is given to investigate and/or take the necessary remedial action. Compensation will not be offered where the Tenants have denied the Agents or the Owners the opportunity to rectify matters during holiday.

Cancellation by us

We do not expect to have to make changes, or cancel your booking. If for any reason beyond our control, the property is not available, due to fire, or the property is unsuitable for letting we will contact you immediately. We will endeavour to find you a comparable accommodation or refund your payment in full.

We comply with the requirements of the Data Protection Act 1998.

Enquiring about/booking with The Agent: What information do we collect? When you book a holiday we need to know your name and contact details as well as the names of the people in your group. This allows us to process and complete your booking. How do we use your information? Any personal data relating to you will be used and recorded by us in accordance with current data protection legislation and this Privacy Policy. We use the information collected from you to process your order and to book your holiday requirements. We do not store credit card details nor do we pass your information on to any third parties.
