Establishment of Quorum and Call to Order:

President Michael Rupert called the Meeting to order at 5:49 p.m. A quorum was present with all Board Members in attendance.

Open Forum:

No owners attended the meeting.

Approval of Minutes:

October 10, 2017

Motion: Carlos moved to approve the minutes of the October 10, 2017 meeting as presented. Michael seconded. Tricia abstained due to her absence from the meeting. Motion carried.

Financial Review:

The Board reviewed the Financials for September through October2017. The account balances and year to date income and expense information were reviewed.

Motion: Carlos moved to approve the September through October2017 Financials, subject to audit review. Michael seconded the motion. Motion carried unanimously.

Recurring Business:

Approved Projects Update:

3870Slope Renovation: Discussion was held regarding the work completed. The Board agreed the current work was not acceptable and scheduled a walk through for December 5th to meet with Shawn from Crown Landscape to discuss concerns on the installation.

The Board agreed to hold off on the planter project for 3865-3885 until issues with the 3870 slope were resolved.

Action Item Report:

Old Business:

2017 Audit & Tax Proposal

The Board reviewed the proposal from Hilburn & Lein to prepare the 2017 year end Audit and Taxes.

MOTION: Michael moved to approve the proposal for a cost of $1675.00 by Hilburn & Lein. Tricia seconded. Motion carried unanimously.

New Business:

Carport Cleaning:

Holly noted bids had not been received and when she looked at the issue recently, there were only a few that needed to be cleaned (where pine trees are located by carports). No action taken.

Clearacre Slope Clean up:

The Board reviewed photos taken of the slopes along Clearacre. The Board requested NDOT be contacted about the slopes being cleaned. Carlos commented they could clean them or risk litigation on the issue as the slopes are not Clearacre property to maintain. Management will contact NDOT.

Emergency Repairs – 3895 Building Main Line:

The Board ratified the expense to repair the mainline at the 3895 building.

Correspondence:

The Board reviewed an inspection report for 3890D2. The Board agreed that the cost to install a fire barrier in the attic would not be covered by the HOA. The railing repair will be done. The Owner will need to address the water heater drain issue.

None at this time.

Homeowner Forum:

No issues for discussion.

Next Meeting: January 23, 2018 at Western Nevada Management.

Adjournment:

There being pending business at this time, Michael moved to adjourn the meeting at 6:29 p.m. to Executive Session to review violation and delinquency issues. Carlos seconded the motion and the motion carried.
