Representative ROW Acquisition Project Examples

ERM & Associates focuses on the acquisition of land, easements and rights-of-ways for utility providers, municipalities, government agencies, and corporate entities. We bring more than forty years of extensive and specialized experience to this niche real estate field. The following are a representation of some clients we have performedRight-of-Way acquisitions for and/or are in the process of acquiring:

City of Falls Church2007 - Present

Acquisition of easements and right-of-ways for the streetscape upgrade project on Rte. 7. Easements acquired for roadway upgrades, utility (electric, cable, phone) service & pedestrian walkway improvements. ERM evolved into the project manager working directly with the Director of Engineering and County Attorney to facilitate the various utility providers on the site.

Albemarle County 2012-2013

Acquisition of ROW’s for the streetscape upgrade project in the Town of Crozet. The property acquisition was for pedestrian walkway improvements, utility and roadway improvements.

Albemarle County2011 - Present

Acquisition of ROW for the safe routes to school sidewalk project off of Crozet Ave. in Crozet, VA. The property acquisition was for pedestrian walkway improvements, utility and roadway improvements. ERM managed the appraisal process via our Director of Real Estate Services, Licensed RE Broker & Appraiser. Phase II is currently underway.

Albemarle County 2013 - Present

Acquisition of ROW and easements for the creation of a sidewalk from South Pantops Dr. to State Farm Blvd. in Charlottesville, VA. ERM is managing the appraisal process via our Director of Real Estate Services, Licensed RE Broker & Appraiser. The negotiations are currently underway.

Town of Stafford 2011- Present

Acquisition of property, ROW and easements for a streetscape creation off of Rte. 1 & Courthouse Rd. An estimated 75 properties will be affected with the requirement of 50+ ROWs to be acquired. Multiple relocations and full property acquisitions are expected based on the preliminary plan for the 3 phases of the project.

Fairfax & Loudoun County 2012

Acquisition of easements in conjunction with ROW for the road widening of Rte. 50 in Fairfax and Loudoun County West of Rte. 28. Waterline easements were required on adjoining property to ROW being attained by Shirley Contracting via Diversify Property Services. ERM worked in conjunction with both firms as a sub-contractor to Michael Baker Corp.
