SECTION 13121 – MODULAR WALL SYSTEM

PART 1 - GENERAL

1.1  SUMMARY

  1. This Section includes the following:
  2. This Section specifies all requirements necessary to furnish and install a complete modular wall system including, but not limited to the following:
  3. 3.25-inch, 4.875-inch, and 6.25-inch thick modular wall system, non-load bearing, completely demountable, non-progressive, as indicated on the Drawings, including all installation attachments.
  4. Modular wall panel material including paint, coating, or finish.
  5. Extrusions, fasteners, trim finishing strips and structural steel necessary to maintain wall system structural integrity.
  6. Prefabricated door modules and hardware.
  7. Window panels with glazing.
  8. Product design.
  9. All building areas must be inspected by modular wall installer prior to installation for any job condition that will alter the layout or the details of the installation. Coordinate installation with other trades to avoid conflicts.

  11. This Section shall be used in conjunction with the following other specifications and related Contract Documents to establish the total requirements for the referenced modular wall system.
  12. Section 2.5 – Door, Hardware, and Doorframe
  13. Section 2.6 – Windows
  14. In the event of conflict regarding requirements for modular wall systems between this Section and any other sections, the provisions of this Section shall govern.

1.2  SUBMITTALS

  1. Product Data:
  2. Manufacturer's literature, specifications, details, and installation instructions for each modular wall component proposed for use, including technical data as may be required to show compliance with the specifications.
  3. One sample of wall system components with specified finish, and connectors. Include any other components as necessary to illustrate a completed wall assembly.
  4. One set of samples of each finish and color required. Submit sample finishes on steel having the specified finish-coating treatment, and thickness of metal required for the work. Provide 6-inch square samples. Samples will be reviewed for color and finish only. Compliance with all other requirements is the exclusive responsibility of the Subcontractor.
  5. Shop Drawings: Submit for Architect's action. Furnish shop drawings for fabrication and installation of the Work.

1.3  QUALITY ASSURANCE

  1. The modular wall system must be designed to withstand 5 PSF lateral loadings as dictated by the National Building Codes for interior partition walls with a maximum deflection of L/180. The manufacturer of this wall system shall provide detailed submittal drawings for approval and coordinate those drawings with dimension of the mezzanine structure.
  2. Drawings shall be available for electronic transmission from the manufacturer.
  3. Manufacturer:
  4. Like items of materials provided hereunder shall be the end products of one manufacturer in order to achieve standardization for appearance, maintenance, and replacement.
  5. Award the work to a firm who is experienced in the manufacturing of modular wall system components.
  6. Installer Qualifications: Engage an experienced Installer who has completed work similar in material, design, and extent to that indicated for this Project and with a record of successful in-service performance.

1.4  DELIVERY, STORAGE, AND HANDLING

  1. Deliver materials in their original, unopened packages.
  2. Exercise extreme care in handling all modular wall system components to prevent damage.
  3. Store materials within the building in the space designated for modular wall component storage. Store materials in such manner as to prevent damage or intrusion of foreign matter. Conspicuously mark "Rejected" on materials, which have been damaged, and remove from the job-site.

1.5  WARRANTY

  1. The Vendor shall guarantee the system, regardless of final inspection and acceptance, against defective workmanship, design or material for two years from date of acceptance of the work.

1.6  MAINTENANCE

  1. Additional Materials.
  2. Wall Panels, Extrusions, and Hardware: Provide material as specified by Customer.

PART 2 - PRODUCTS

2.1  MANUFACTURER

  1. Approved Manufacturers: Subject to compliance with requirements, provide products by one of the following:
  2. Porta-Fab Corporation, Industrial Division.
  3. Owner Approved Manufacturer
  4. Basis-of-Design Product: PortaFab Corporation Modular Wall System – OmniFlex 300 Plus, Portamax 458, and PortaMax 600.

2.2  PRODUCT DESCRIPTION

  1. Modular in-plant offices covered by this section shall be of the flush panel type; no framing shall protrude more than 1/8-inch from the finished panel surface except base and top trim, which shall not protrude more than ¼-inch. Finished walls shall not exceed 6-inch thickness, except at base were thickness shall not exceed 6½-inch. All exposed metal parts will be finished with polyester baked enamel.

2.3  MODULAR WALL SUPPORT SYSTEM

  1. Framing Components - General:
  2. All 6-inch studs required for 27-foot tall walls shall be ASTM A573 G60 rolled formed steel with a minimum 00.75 mil baked polyester enamel finish. The stud shall fasten together tightly onto a 3-inch x 2-inch continuous floor to ceiling steel tube creating a sealed joint connection and secure alignment of panels. All 4 5/8-inch studs shall be ASTM A573 G60 rolled formed steel with a minimum 0.75 mil baked polyester enamel finish. The stud shall fasten together tightly onto a 1 5/8-inch, 12-gauge channel creating a sealed joint connection and secure alignment of panels. All 3-inch studs for walls less than 18-foot tall shall be ASTM A573 G60 rolled formed steel with a minimum 0.75 mil baked polyester enamel finish. Wiring studs shall permit the removal and installation of an individual wall panel without disturbing adjacent wall panels. Wiring studs shall permit the installation of electrical service vertically and accept standard electrical boxes on both sides of the wiring post. A removable cover plate shall allow access to the electrical raceway on both sides of the stud without disturbing the structural integrity of the stud. Wherever possible, wiring studs shall act as columns on load-bearing roofs. Stud posts shall allow wall panels to be installed or removed easily without disturbing adjacent wall panels or ceiling. All vertical framing, except corners, shall have the capability of being placed anywhere along the wall plane without loss of strength.
  3. The framing system shall be coordinated with building structure to perform under vertical and lateral design loads and seismic requirements.
  4. Materials and connections shall be manufacturer's standard, capable of supporting design forces. Provision shall be made for movement of surrounding structure in design of separations and joints.
  5. Materials:
  6. Metal Framing: 20 gauge rolled formed steel stud sections, finished with a baked polyester enamel.
  7. Aluminum Framing: 6063 T5 Aluminum, finished with a baked polyester enamel.

2.4  MODULAR WALL PANEL

  1. Panel Constructions - Standards: Panel width will be 44-7/8-inch wide with a center to center of the stud post at 48-inch.

1.  Steel Fire & Sound Panel – Panel construction will be exterior surface of 24 gauge sheet steel painted with polyester baked enamel laminated to ½-inch gypsum board. Interior surface to be Vinyl covered Gypsum that will be laminated to both sides of a polystyrene core. This panel construction is typical of the internal offices (A, B and C). Panels will be cut at the factory. Panels will have a Class "A" non-combustible rating tested in accordance with ASTM E-84.

  1. Steel Thermal Panel – Panel construction 24ga sheet steel painted with polyester baked enamel laminated to either side of a polystyrene core. This panel to be used in the cleanroom attaching to the underside of the existing structure.
  2. Panel Thickness: Panel thickness as specified.
  3. 3.25-inch, 4.875-inch, and 6.25-inch

2.5  DOORS AND DOORFRAMES

  1. Office area doors shall be 3070 or 6070 x 1 ¾-inch solid birch doors with clear finish. All plant doors shall be 3070 or 6070 x 1 ¾-inch, 20 gauge steel doors.
  2. Doorframes shall be 18 gauge. Doors shall be half glazed with ¼-inch clear tempered safety glass as indicated per drawing. Frames shall have 1 ½ pair of 4 ½-inch x 4 ½-inch mortised hinges and strike plate.

2.6  WINDOWS

  1. Windows: ¼-inch tempered safety glass as specified.
  2. Frames:
  3. All 3-inch and 4.625-inch windows to be mounted in 6063 T5 aluminum frames finish to be white baked polyester enamel.
  4. All 6-inch windows to be mounted a steel frames finish to be white baked polyester enamel.
  5. Window panels designed with a removable gasket allowing easy replacement of glass.

2.7  CEILING

  1. Metrology Lab
  2. Components Suspension System: Clean Room Grid System, as manufactured by Armstrong World Industries.
  3. Main Beams: All main beams shall be commercial-quality 3105-H24 aluminum chassis co-extruded with polyvinyl chloride.

i.  EA7903 Main Beams are 2-inch web height with 1 ½-inch exposed flange with integral flexible gasket.

ii.  End detail: Stainless steel splice clips.

iii.  Structural Classification: ASTM C 635 Intermediate Duty.

  1. Cross Tees: All cross tees shall be commercial-quality 3105-H24 aluminum chassis co-extruded with polyvinyl chloride.

i.  Cross tees have 2-inch web height with 1 ½ - inch exposed flange with integral flexible gasket.

ii.  End detail: Hook type with holes available to accept #6 self-tapping screws for seismic installations.

iii.  EA7947 - 4 foot cross tees

iv.  EA7927 - 2 foot cross tees

  1. Wall Molding, EA7801 - 15/16 inch commercial-quality 3105-H24 aluminum chassis co-extruded with polyvinyl chloride with integral flexible gasket.
  2. Finish: Lightly textured white polyvinyl chloride and match the actual color of the selected ceiling tile, unless noted otherwise.
  3. Application Consideration: Light fixtures must be compatible with a 1-1/2 inch face grid.
  4. Acoustical Panels: Cleanroom VL Unperforated, 870 as manufactured by Armstrong World Industries. (Lab/CMM Area)
  5. Surface Texture: Smooth
  6. Composition: Mineral Fiber
  7. Color: White
  8. Size: 48-inch x 24-inch x 5/8-inch
  9. Edge Profile: Square Lay-In for interface with compatible Armstrong grid.
  10. Alternate Ceiling Metrology Lab
  11. Components Suspension System: Prelude XL 15/16" Exposed Tee as manufactured by Armstrong World Industries, Inc.
  12. All main beams and cross tees shall be commercial quality hot-dipped galvanized (galvanized steel as per ASTM A 653. Main beams and cross tees are double-web steel construction with type exposed flange design. Exposed surfaces chemically cleansed, capping pre-finished galvanized steel in baked polyester paint. Main beams and cross tees shall have rotary stitching.

i.  Structural Classification: ASTM C 635 Intermediate Duty.

ii.  Color: White and match the actual color of the selected ceiling tile, unless noted otherwise.

  1. Attachment Devices: Size for five times design load indicated in ASTM C 635, Table 1, Direct Hung unless otherwise indicated.
  2. Wire for Hangers and Ties: ASTM A 641, Class 1 zinc coating, soft temper, pre-stretched, with a yield stress load of at least time three design load, but not less than 12 gauge.
  3. Edge Moldings and Trim: Metal or extruded aluminum of types and profiles indicated or, if not indicated, manufacturer's standard moldings for edges and penetrations, including light fixtures, that fit type of edge detail and suspension system indicated. Provide moldings with exposed flange of the same width as exposed runner..
  4. Acoustical Panels: Cortega Second Look, 2767 as manufactured by Armstrong World Industries
  5. Surface Texture: Medium
  6. Composition: Mineral Fiber
  7. Color: White
  8. Size: 48-inch x 24-inch x 5/8-inch
  9. Edge Profile: Angled Tegular for interface with compatible Armstrong grid.
  10. Ceiling Insulation:
  11. Ceiling Insulation specified herein shall be Johns Manville unfaced formaldehyde-free thermal and acoustical fiberglass insulation. Thermal resistance value of insulation shall be R19 in ceilings. The product shall have an FHC rating of 25/50 or less. Batts will be 2-foot x 4-foot x 6½-inch thick in 144 square foot bundles.
  12. Office Areas and Conference Rooms:
  13. Components Suspension System: Prelude XL 15/16" Exposed Tee as manufactured by Armstrong World Industries, Inc.
  14. All main beams and cross tees shall be commercial quality hot-dipped galvanized (galvanized steel as per ASTM A 653. Main beams and cross tees are double-web steel construction with type exposed flange design. Exposed surfaces chemically cleansed, capping pre-finished galvanized steel in baked polyester paint. Main beams and cross tees shall have rotary stitching.

2.8  ROOF CONSTRUCTION

  1. Dust Cover: Dust cover shall be 22 gauge ribbed steel “B”-deck, 1 ½-inch deep, painted primer gray and cut to length.
  2. Roof Structure: Roof structure shall be designed for a maintenance load of 25 pounds per square foot, utilizing structural steel “I” beams located on 8-foot centers.
