ADDENDUM # 1

BID CLOSING: 2:00 pm LOCAL TIME, NOVEMBER 21, 2017

To all prospective Bidders,

This addendum is issued to clarify, add, delete, correct and/or change the RFP documents to the extent indicated and is hereby made a part of the above noted RFP documents. This addendum shall be included in the RFP and, when closing the RFP, will be a part thereof. Any modifications made by this addendum affect only the portions or paragraphs specifically identified herein; all remaining portions of the Request for Proposal remain in force. It is the responsibility of all Bidders to conform to this addendum.

1.  QUESTION: As a subcontractor should we assume this will be a prevailing wage job?

ANSWER: Yes

2.  QUESTION: What is the potential start date for the project?

ANSWER: See the Anticipated Schedule of Events in Section 2 of the Invitation to Bid.

3.  QUESTION: Are the bid documents and electronic copy both due at the time of the bid opening?

ANSWER: Hardcopy bid documents are due as stated in the Invitation to Bid. Submission of the electronic (PDF) copy may be delayed up to two hours past the time set for bid opening. Electronic copies may be submitted on a flash drive or by email to the same point of contact listed in the Invitation to Bid. Electronic copies must be exact copies of the hardcopy submission. If required information is missing from the hardcopy bid and is included in the electronic copy submitted later, the bid will be evaluated only based on the information submitted with the hardcopy bid. If there are discrepancies between the electronic copy and the hardcopy, the hardcopy will take precedence.

4.  QUESTION: When will the mechanical plans be available?
ANSWER: Mechanical, electrical, low-voltage, fire alarms and plumbing documents are Design/Build by the contractor. As-built drawings have been posted in the plan centers listed in the ITB.

5.  QUESTION: Will the building be completely unoccupied during renovations?
ANSWER: No. The College will be using some areas of the building that are not being renovated.

6.  QUESTION: Will there be construction parking, a staging area, and a dumpster site designated during the project?
ANSWER: Yes.

7.  QUESTION: Will there need to be anything done with the security and fire alarm systems?
ANSWER: There is no intent to modify the access control system. If renovations require re-routing of access control system wiring, there should be no change in function of the system. Contractor must confirm requirements for the fire alarm system as part of the design-build process. We believe new strobes will likely be required in rooms 226 and 240 due to the planned use and occupancy. Other changes to the fire alarm system should be limited to relocation of existing sensors, strobes and horn/strobes within the spaces they already serve.

8.  QUESTION: How will the HVAC controls be split between two new offices?
ANSWER: This affects current rooms 211 and 223, which are subdivided in the renovation. The building does not have individual controls for every room now, and it is not our intent to have controls in every new office. The thermostat currently in room 211 will be relocated to an approved location in the new room 211. The thermostat in room 223 is in a location that will work for the new layout and does not need to move. Refer to the mechanical as-built drawings for layout of existing HVAC zones.

9.  QUESTION: Will the skylight in room 223 need to be removed?
ANSWER: No. Refer to reflected ceiling plans and notes on sheets A1.31 and A1.32.

10.  QUESTION: Does the electrical design-build include low voltage data, designated data drops, and do we need to price one outlet for each wall?
ANSWER: Yes, electrical design-build includes low voltage. The new office 211 requires a total of six (6) data drops. These may be in duplex and/or quad boxes. In all other spaces being renovated, the existing number of drops is sufficient for the planned use. Where existing drops must be relocated, move the drop to an approved “down-stream” location to avoid pulling new lines or the use of junction boxes.

11.  QUESTION: The opening up between the two CAP Center areas and the reception area, will there be the need to take out all of the interior walls?
ANSWER: The walls between offices 236, 237, 240 and 241 are to be removed completely as shown on sheets AD1.22 and AD1.23.

12.  QUESTION: Will there be another opportunity to walk through the building?
ANSWER: We will hold an optional site walkthrough at 10:00 AM on Wednesday, November 8.

13.  QUESTION: Current offices 236, 237, 240, and 241 have individual HVAC controls. How do you want the controls for the larger room identified as Reception 240 to be configured?
ANSWER: Refer to the mechanical as-built drawings for layout of the current HVAC zones. Office 241 is in a zone controlled by a thermostat in office 242. Offices 236, 237 and 240 are in a zone controlled by a thermostat in office 240. The zones do not need to be changed. The thermostat in office 240 will be relocated to an approved location in Reception 240.

14.  QUESTION: In room 201 do you want the walls skimmed, what was the vent hood in that room used for, and what do you want done with the vent hood?
ANSWER: Please refer to Section 09 9123 INTERIOR PAINTING in the specifications, Sheet A7.11. Patch walls as necessary to provide “as-new” surface with no discernable line between new and existing work. The vent hood was used for art classes. Hood is to be demolished, removed and disposed of by contractor. The electrical circuit serving the unit should be terminated in an approved receptacle appropriate to the circuit rating and the exhaust ductwork should be capped above the ceiling.

15.  QUESTION: Where new office windows are located over existing power/data drops, how do you want the power/data drops handled?
ANSWER: Move boxes to a “down-stream” location to avoid junction boxes or running of new lines.

16.  QUESTION: In room 202, are the chemical vent hoods staying? Does the casework need to be removed and/or relocated?
ANSWER: Yes, the vent hoods are staying in 202. Part of the casework and counters are being removed and salvaged for re-use in Room 201 to the maximum extent possible. Some of the lab benches remain. The soffits over the lab benches are also to be removed. Refer to sheets AD1.22, AS1.23, A1.22, and related general and key notes.

17.  QUESTION: In the room 202 (Forestry Lab) where is the gas line to be stubbed off?
ANSWER: See Key note 6 on sheet AD1.23. If supply line cannot be removed as described, abandon line, separate from the main line, purge and tag each end of the line as an abandoned gas line. Provide an inspection panel at any location where the end of a capped line is not already visible. Gas lines in the lab benches and the vent hoods that remain after renovation may be abandoned in place.

18.  QUESTION: Are all the walls in all areas to be patch and painted?
ANSWER: Patch and paint the walls in all rooms where renovation work occurs as listed on sheets A1.41 and A1.42 and Section 09 9123 INTERIOR PAINTING in the specifications, Sheet A7.11. Specific accent colors and trim paint requirements are called out in the finish schedule. All other walls receiving paint will be painted to match the existing color, which is Sherwin Williams 7552 Bauhaus Buff, interior latex eggshell.

19.  QUESTION: Is the electrical design to be design/build?
ANSWER: Yes, for power, data/low voltage and fire alarms.

20.  QUESTION: Does the first floor existing acoustic ceiling tile system need to be replaced, reinstalled?
ANSWER: It can be spliced or replaced at contractor’s option. If spliced, it must have a clean finish with no apparent differences in new and existing surfaces.

21.  QUESTION: Can the ceiling in room 105 be entirely removed and replaced?
ANSWER: Yes, at contractor’s option.

22.  QUESTION: On page A1.41, Lactation room 117B, can you clarify what the base trim is to be in this room? The room finish schedule states base finish is E. What is E?
ANSWER: The base trim used in all rooms is 4” BurkeBase TP in Color 206 Light Beige.

23.  QUESTION: Are the bid still scheduled for 11/21/2017 at 2:00PM?
ANSWER: Yes.

24.  QUESTION: What is the estimated cost for the project?
ANSWER: This information is not being disclosed.

25.  QUESTION: Do you have an engineer’s estimate or cost range for the project?
ANSWER: This information is not being disclosed.

26.  QUESTION: Do you have a union requirement for this project and all of your projects?
ANSWER: All of the requirements for the project are stated in the bidding documents and those statutes and regulations incorporated by reference.

27.  QUESTION: Who did the drawings for this project? Is it done in house?
ANSWER: Steele Associates Architects. See the fourth paragraph of Section 1 in the Invitation to Bid.

28.  QUESTION: Who is the Engineer or Architect involved on this?
ANSWER: Steele Associates Architects. See the fourth paragraph of Section 1 in the Invitation to Bid.

29.  QUESTION: What colors are rooms 211 A and B to be painted?
ANSWER: Patch and paint the walls in all rooms where renovation work occurs as listed on sheets A1.41 and A1.42 and Section 09 9123 INTERIOR PAINTING in the specifications, Sheet A7.11. Specific accent colors and trim paint requirements are called out in the finish schedule. All other walls receiving paint will be painted to match the existing color, which is Sherwin Williams 7552 Bauhaus Buff, interior latex eggshell.

30.  QUESTION: What finish is B1 for base trim?
ANSWER: The base trim used in all rooms is 4” BurkeBase TP in Color 206 Light Beige.

31.  QUESTION: Is there any demolition involved with the installation of the new mesh security door on sheet A1.21.?
ANSWER: Only to the extent that secure attachment of the frame may require selective demolition. The mesh security wall needs to be mounted so that light switches can be accessed from outside the secured area.

32.  QUESTION: What color is room 105 to be painted, would it be better to paint the whole room instead of just painting patches?
ANSWER: Patch and paint the walls in all rooms where renovation work occurs as listed on sheets A1.41 and A1.42 and Section 09 9123 INTERIOR PAINTING in the specifications, Sheet A7.11. Specific accent colors and trim paint requirements are called out in the finish schedule. All other walls receiving paint will be painted to match the existing color, which is Sherwin Williams 7552 Bauhaus Buff, interior latex eggshell.

33.  QUESTION: On sheet A1.22 what is the detail 3A used for by the eye wash station?
ANSWER: 3A is a wall type tag that refers to the section of new wall to be built to frame in a new door, which is labeled with door tag 202. Refer to sheet A5.00 for interior wall types.

34.  QUESTION: Where is the roll up counter doors to be salvaged in room 223?
ANSWER: The roll-up counter door salvaged from room 223 will be re-used in room 214. Please refer to keynote 11 on sheet AD1.23 and keynote 1 on sheet A1.22.

35.  QUESTION: What color is new wall in room 202 to be painted?
ANSWER: Patch and paint the walls in all rooms where renovation work occurs as listed on sheets A1.41 and A1.42 and Section 09 9123 INTERIOR PAINTING in the specifications, Sheet A7.11. Specific accent colors and trim paint requirements are called out in the finish schedule.
