My name is Erica Crumpton and I moved here during the time that Westwind managed Woodstream Falls. I have lived here 5 years. I have seen many improvements to the property after Westwind left. I have attended many of the Board of Directors meetings, theOpen Houseand all of the Annual membership meeetings. All meetings are informative and

I want to see improvements continue in the community like a play area for the kids and I am an advocate for the forward progress that the Association has experienced these past few years. The place has never looked better! I live here and many of my neighbors both renters and owners agree with how much the place as improved.

My background is in investment banking. I am well acquainted with the revitalization work on the property that has been instrumental in bringing up our values and I want to serve as member of the Board to promote further progress and help to reduce unnecessary negatives and produce necessary positive results.

QUALIFICATIONS AND RESUME FOR WOODSTREAM FALLS CONDO ASSN’s (WFCA) BOARD

Professional: Worked myself through college (as a courier and an account payable clerk for the Fotomat Corp. corporate office in La Jolla, CA. Graduated California State University, San Diego December 1974, with a B.S. in Accounting. . Hired in 1975 as Auditor for Region 8, U.S. Department of Housing and Urban Development (HUD) and then transferred to Public Housing as a Financial Analyst. Passed CPA Exam in one sitting in May 1979, Received CPA Certificate in December 1979. Transferred in 1983 to Internal Auditor position for the U.S. Army, and then to Accountant and then to Systems Accountant for the Defense Finance and Accounting Agency at Lowry. U.S Government service from October 1975 to June 2000. I took a voluntary early retirement during a downsizing in 2000. My audit experience included reviews of mortgage companies, city urban renewal authorities, city and Indian housing authorities, property management companies, city and county disaster operations, and Fitzsimons Army Medical Center (both appropriated fund and non-appropriated fund entities).

Condo related: Moved in to WFCA in February 1980, moved out 1984. Rented at least one unit starting in 1984. Served on WFCA’s board 1982-85, first as Treasurer within months after its formation (having taken a class on condominium accounting), and then as President. Initiated the Board’s obtaining full insurance coverage (original manager’s oversight), replacement of the original contract manager due to inefficiency and indications of apparent improprieties with roofing contractors. Initiated a small cost-effective special assessment for installing indoor sliding windows which saved utility costs, and allowed owners to receive tax credits. Owned condos in 2 other complexes (330 units and 36 units), and served on each of their Boards.

I started a one man petition drive in the spring of 2005 to require the Board to look at other means of addressing existing problems, including spreading renovation work out over a period of years, and converting to individual systems. The Board from 2003 to 2006 planned a large special assessment to replace the centralized HVAC system and other renovations all at once, despite the fact that continued talk of the planned large special assessment had been ruining property values for several years, starting 2003 even before it was actually levied in June 2006 (approx. 1br/1ba $14000, 2 br/1ba $19000, and 2br/2ba $22000). Assisted in the formation of Save WFCA, Inc. We successfully removed the WFCA Board on 9/5/2006, and placed members, including myself, on the new Board. We immediately revoked the Special Assessment. I spent over $4,000 in the effort, mostly for legal fees, and several thousand hours, without receiving any reimbursement from WFCA. I was the largest contributor. When I started on the new Board I owned 1 1br unit. I later bought 6 units and sold 3.

I served as Treasurer to the replacement board from 9/5/06 to 9/7/07. I performed most administrative duties required for the first month of the new board until Mitchell Powell Management Company was hired. This included such things as negotiating the contract for the temporary continuity of the accounting function with Westwind, the prior management company, who had cancelled their contract when the prior Board was replaced; receiving, controlling, and depositing all check and cash receipts to Westwind, until new management company was hired; switched banks and automatic ACH monthly debits from homeowners bank accts from old bank to new bank, and signed for a truckload of boxed files of WFCA documents received from the President of Westwind.

I oppose the proposed bylaw changes and in elections by mail at this time because there hasn’t been adequate review by all interested homeowners on committees. Attorneys, consultants and other professionals have been given too much authority, have been very expensive, and have not been serving WFCA’s best interests.

David Frazier

I David Frazier am Interested in being a Candidate for WFCA Board of Directors.

I am a Veteran of the USArmy. I have been working in the maintenance field for 15 years. I have also worked for Arapahoe County in the Weatherization Department where we installed insulation, ,repairedhot water heaters and replaced furnaces for low income clients through the LEAP Program. Iampresently working for Developmental Pathways taking careof clients with a disabilities. I have 3 children that arebetween 15 and 27 years of age. I resideat Woodstream Falls and want the community to continue to be safe and more fun. I have met with Pansy and Barry in operations and feel they are great personnel.
David Frazier

Summary of Qualification

I have been on the board of director of a number of associations holding membership

from member to vise president, within each position I have held I have brought about

fairness when dealing with home owners. I feel that it is very important to treat people

fair and equally, and to apply the rules and by-laws the same. I have been one of the

leaders to bring in the by-laws with 85% owner approval in one of the association that I

serve. My daughter and two year old daughter live in one of my units in Woodsteram

Falls so I am very concern with how it is run and the safety of everyone.

Experience

At a young age my family owned rental property and my father taught me how to deal

with people fairly and respectfully. I have served as a board member before and

currently.

Education

I attended Regis University and graduated from Colorado College of Denver with an

Associate of Applied Science in Computer Networking Systems while maintaining a 4.0

GPA.

Out look for Woddstream Falls

I believe that change in Woodstream Falls board of directors is needed, the home owners no longer have confidence in the current board members and as such a member should be willing and able to set aside their personally feelings and do what is right for the community as a whole. Additionally, like every good leader when you see the ones that you serve no longer have faith in you it is your responsibility to set down.

Wanda McConnell

I Wanda McConnell am submitting my name as a candidate for the Woodstream Falls Condominium Association Board of Directors.

I have been an owner at Woodstream Fallssince 2004. I have a Bachelors degreeand have completed all of the course work for myMasters Degree in Sociology.

I recently retired from a 27 year careerinpharmaceutical sales for one of the nations largest pharmaceutical companies. As a retiree I have the free time required to serve as a volunteer board member.

I am the wife of (36 years) of former board member and current Maintenance Manager Barry McConnell. I am formerly the registered owner of the construction and maintenance management company Homeworx that currently provides maintenance management services to Woodstream Falls Condominium Association. I ended my association as the registered agent of Homeworx so that I could serve on the board of directorsof our community with the appearance of an impropriety.

Working in the IT industry for almost 20 years now I gained substantial knowledge of the following industries:

Currently I'ma full time employee @ Regis Learning Solution but 3 days a week I work from home.

I'm sure that having personal day to day experience of living in Woodstream falls, a lot of available time,being a strong independent person,and most of all - having a will to make WFCA a great place to leave should and will help me to become a greataddition to our board.

Juanita Rucker –

I have been a board member since 2006, and have been a part of the ever changing Board. I dedicate my services to the community on a volunteer basis because I believe the community needs their property and management of property monitored by a dedicated and honest person. I consider myself ethical, dependable, honest and a person who cares about your investment in your home. I’ve made some pretty tough decisions during the last four years and would like to continue assisting the community in reinvesting the dues back into the community. As you are all aware the former boards and management companies involved on this property did not do that. According to the laws that govern this community I have, as a current board member, followed that law. ALL monies are going back to the community, by investing and keeping a reserve fund, putting new roofs in place, increasing the curb appeal of the grounds and trying to keep down the charges of vendors who would love to over-charge you for services provided. I would not like to see any member of the board, or anyone in this community, line their own pocket from your investment money. I can and will prevent that from happening if I remain on the Board.

I believe that my behavior has proved to you that should I remain on the board. I will continue to follow the law, be a part of the community, and prevent any misguided attempts to take your money.

Joyce Taylor

Hello I am Joyce Taylor a long time resident of Woodstream Falls. I have lived at Woodstream Falls since August of 1996. I am retired from the city and county of Denver. I have worked at the largest agency within the city of Denver. Denver General Hospital. Now known as Denver Health.

My duties for the hospital was billing and compensation for all city workers. I was involved on the city's committe on regulations for city employees at the Denver Health facility for two years, and served on the city's morale committee for another two years.

I have attended every Board of Directors meeting for Woodstream Falls for the last Four years, which keeps me abreast of the activities of the Board and their decisions for the community.

I would like to serve on the Board of Directors because I understand the needs of the community. My only agenda is to make sure we continue improving our community. I would like to take us to a point that other complexes will keep looking to us for ideas on how to keep running a great community.
