Building A Model House by Type
Students are to sketch a ranch, cape, colonial split level and saltbox house at a 1'=.25"scale. House is to include 1 Master Bedroom w/ full bath for two adults, 2 additional child bedrooms(over the age of 10), kitchen, living room for up to eight people, dining room or dining area)for up to six people and one full bath.

Minimum Room Size Requirements
These are the minimum room size requirements required by SBHA to ensure that residents are not placed into overcrowded accommodation.
Bedrooms
• Floor area 110 square foot =two adults
• Floor area 90 - 109 square foot =one adult and one child (under ten)
• Floor area 70 - 89 square foot = One adult
• Floor area 50 - 69 square foot= One child (under ten)
• Floor area under 50 square foot= non habitable
Living rooms with separate dining rooms
• Floor area 102 square foot= Up to four people
• Floor area 129 square foot= Up to six people
• Floor area 161 square foot= Up to eight people
• Floor area 199 square foot= Over eight people
Combined living and dining room
• Floor area 118 sq ft= Up to four people
• Floor area 150 sq ft= Up to six people
• There must be a separate dining room for over six people.
For single family homes and duplexes we go to the 2006 International Residential Code. It states that each dwelling unit shall have at least one room with a minimum of 120 square feet. Other habitable rooms need to have at least 70 square feet excepting kitchens. (Bathrooms, closets, halls and utility spaces are not considered habitable rooms so they're also exempt). In order to count the square footage towards the minimum it must have a flat ceiling over 7'-0" or you can count the area under a sloped ceiling from the point it hits 5'-0" and over.
The 2006 International Building Code kicks in for commercial buildings and buildings with more than 2 dwelling units. The room sizes are very similar to the IRC with a minimum of one habitable room over 120 square feet and other habitable rooms needing to be 70 sf. Habitable rooms excepting the kitchen also have to be a minimum of 7'-0" wide and there needs to be 36" of clear space in front of counters and appliances.
On the minimum ceiling heights the IRC requires habitable spaces and corridors to be a minimum of 7'-6" and bathrooms, kitchens, storage areas and laundry areas can have ceilings at 7'-0" minimum. Where the ceiling slopes at least half the room needs to be over the minimum and you can't count any area under 5'-0" toward minimum room size. You can also fur down a ceiling to 7'-0" for up to 2/3 of the room.

A typical house would have a living room, a kitchen, dining room, one, one and a half (shower only)or two full bathrooms, one or more bedrooms and a patio. Common Room Sizes for these are the following:
Living Room
A small living room would measure approximately twelve feet by eighteen feet; a medium-sized living room is somewhere around sixteen feet by twenty feet while a large one would measure approximately twenty-two feet by twenty-eight feet.
Kitchen
For a small kitchen, you would need to allot a space that approximately measures five feet by ten feet; medium-sized kitchen would measure about ten feet by sixteen feet while a large kitchen measures approximately twelve feet by twenty feet.
Dining Room
For a small family, a cozy dining room would have dimensions of ten feet by twelve feet; for a medium dining room, this would be around twelve feet by sixteen feet while a large dining area would be somewhere around fourteen feet by eighteen feet.
Bathroom
A small bathroom is about five feet by nine feet; a medium-sized bathroom is around six feet by ten feet and a large one is around seven feet by twelve feet.
A Master’s Bathroom is of course bigger. A small one is around six feet by nine feet; a medium one is approximately eight feet by twelve feet and a large Master’s Bathroom is approximately ten feet by sixteen feet.
Master’s Bedroom
Common Room Sizes for the Master’s Bedroom are: small, twelve feet by fourteen feet; medium, fourteen feet by twenty feet; and for a large one, sixteen feet by twenty-four feet.
Bedrooms
For the kids’ bedrooms or a guest bedroom, Common Room Sizes are as follow: small, ten feet by ten feet; medium, twelve feet by twelve feet; and large, fourteen feet by sixteen feet.
Patio/Foyer
A small foyer would measure around six feet by six feet, a medium-sized one would be around eight feet by ten feet, while a large foyer is somewhere around eight feet by fifteen feet.
