BRPOA infrastructure needs lead to increase in 2013 annual assessment; installment plan offered

The BRPOA Board approved a 5% increase in the annual assessment for 2013 based on the need to continue to improve and replace aging infrastructure, such as gatehouse buildings, surveillance equipment, gate arms and tag readers. The 2013 annual assessment is $530 and is due on or before Jan. 31, 2013.
As long as your accountis in good standing andyour assessments and costs from 2012 and prior years have been paid in full or received by the association on or before Dec. 31, 2012, your 2013 annual assessment CAN be paid inthree installments:
  • Installment #1 (60% of the total assessment) onJan. 31, 2013
  • Installment #2 (30% of the total assessment) onMarch 31, 2013
  • Installment #3 (10% of the total assessment) on May 31, 2013
The 2013 annual assessment statement will be mailed to you around Jan. 1, 2013. It is your responsibility to monitor and meet your installment due dates; we will not mail out additional billing statements or reminders.
New for 2013: We will accept post-dated installment checks. Insufficient funds feeds apply only if funds are not made available.
Mail payments for 2013 and prior years to BRPOA, P.O. Box 2174, Crystal Lake IL 60039-2174.
If you have an open balance account on Dec. 31, 2012, you will be assessed fees and charges as outlined in the Schedule of Homeowner Fees and your full 2013 assessment will be due on or before Jan. 31, 2013.
If you do not remit your payment on time:
  • your entire 2013 assessment will be immediately due and payable
  • you will be assessed fees and charges as outlined in the Schedule of Homeowner Fees
  • we will use all means—such as collection agencies, legal counsel and liens—to collect any and all past due accounts
  • you will be responsible for all accounting and legal costs used in collecting your debt
  • your transponder privileges will be suspended and your transponders will be turned off
  • your homeowner association voting rights will be suspended
  • your property address will be disclosed at quarterly homeowner meetings

Gatehouse won’t accept packages, other requests

Effective Jan. 1, 2013, the Frank Road Gatehouse staff will no longer accept any packages or flowers at the gatehouse for residents who are not home or fulfill special homeowner requests. The Board has asked the gatehouse staff to focus instead on its main duty of community access control. Please call or email a Board member if you have questions about this new policy, which will also be posted on the BRPOA website.

New transponder decal forms, decals now available

New transponder/decal order forms, exchange request forms and refund request forms are now available on the website and at the Frank Road gatehouse. The forms were tweaked or developed as part of a year-long transponder audit—intended to verify the location of all transponders—and the turnover of responsibilityfor the transponder/decal process back to the gatehouse, which included providing gatehouse staff with written process documentation so that all transactions could be standardized. 2012 decals have expired; 2013 decals are available for purchase at the Frank Road gatehouse for $25.

Social Committee develops Facebook page

The Social Committee’s new Facebook page is simply Boulder Ridge POA. It is intended not only for social networking but also for homeowners to make announcements, report lost pets, sell household items, plan events and report other information that will add to community socializing. So please “like” us at Boulder Ridge POA.

Help us beautify BRPOA entrances

Next spring the Landscape Committee will need to decide how to make the three BRPOA entrances as inviting as possible, and we need your input on what you think we should do.
Did you like the purple and red spring annuals and the fall mums we did in 2012, or do you have other suggestions? Should we move away from annuals and plant perennials instead? If so, which kinds?

Architectural complaints, violations slide vs. 2011

The Architectural Review Committee reports that the number of complaints and the number of violations have dropped dramatically from a year ago. Committee members want to extend a thank you for everyone’s efforts to maintain the exteriors of our homes to meet the high standards set forth in the Covenants.
