Bridgewood Estates HOA Board Meeting at HOA Community Solutions Office, 2201 34th Avenue NW, Suite A

Morten called the meeting to order at 6:30 p.m.

Guest - Homer Dodge, Bridgewood Resident

·  Reviewed Airport land development and possible outcomes pertaining to parcel along 22nd St. Discussion was informational only. No actions taken at this time.

The February 23rd meeting minutes were reviewed and approved.

Financial Review:

·  Financials: Financials through March were reviewed. A recommendation was made to investigate the Krause/Lang debt for possible write-off as "bad debt".

Old Business:

·  CCR Follow-up: Emery - New letter to be sent due to lack of action. New letter to include fine and a 30-day deadline. -Tracy-

·  Annual meeting date set as Thursday August 13th, 5:30pm dinner/social hour, 6:30pm meeting starts.

·  Asphalt and concrete repair - 1 quote received to date, will need to follow up with other two contractors. -Roger-

·  Tree trimming - draft second letter to homeowners and re-walk the neighborhood to determine specific areas needing to be addressed. -Morten-

·  Neighborhood garage sale - to be held May 30th. Organizers Dianne and April Reich.

·  Review of proposal to keep gates open - Item to be tabled until survey results are received.

New Business:

·  Website - Review new host service provider options. Bob shared information about our current provider being pricey and limited in capability. He suggested a number of other service providers, all well rated and compatible with available software tools. Follow-up at next meeting for possible cutover in June or July.

·  Review need for letter to homeowners regarding pet droppings not being picked up by owners. Letter could also include request/reminder to homeowners about exterior maintenance now that spring is here, temperatures are warming up, and grass and foliage are growing again. - Board agreed with need to draft and send letter.

·  Tree removal - Maynard property. For board awareness only. No violation of CCRs noted. No action required at this time

·  Car prowl - follow-up. No further activity reported. No further action to be taken at this time.

·  Reserve study - Reserve study is on three-year cycle and up for a full renewal. Three bidders with varied pricing and terms. Table until next meeting.

·  Perimeter Fence repairs - Request was to split replacement of fence into multiple parts (3-6 splits) to make the job more manageable cost-wise and budget-wise.

·  Beauty bark - refresh quote to move forward.

·  Play area refresh (chips and bench repairs) - refresh quotes to move forward.

·  Complaints about dogs - noise not actionable from a CCR standpoint. In the event that the dogs were not in control (outside of fenced area or off-leash), then the complaint would be actionable.

·  Retention pond follow-up - weeds have been kept down. No other issues reported.

Other Business:

·  Next meeting planned for June 9th at 6:30pm, location to be determined.
