NOTICE OF SALE OF PROPERTY FOR NONPAYMENT OF

TAXES ASSESSMENTS AND OTHER MUNICIPAL LIENS

PUBLIC NOTICE IS HEREBY GIVEN THAT I, ANGELA LOCONTE, CERTIFIED TAX COLLECTOR, BOROUGH OF HIGHTSTOWN, IN THE COUNTY OF MERCER, PURSUANT TO THE REVISED STATUTES OF NEW JERSEY, SALE OF REAL PROPERTY TO ENFORCE LIENS, 54:5-1, ET SEQ. WILL SELL AT PUBLIC AUCTION ON THURSDAY, OCTOBER 8, 2015 AT 10 A.M. IN THE BOROUGH OF HIGHTSTOWN FIRST AID BUILDING, 168 BANK STREET, HIGHTSTOWN, NJ, OR AT SUCH LATER TIME AND PLACE TO WHICH SAID SALE MAY BE ADJOURNED, ALL LOTS AND PARCELS OF LAND AND REAL PROPERTY SPECIFIED IN ACCORDANCE WITH THE TAX DUPLICATE IN THE BOROUGH OF HIGHTSTOWN INCLUDING THE NAME OF THE OWNERS AS SHOWN IN THE LAST TAX DUPLICATE, PROPERTIES ARE HEREIN BELOW SHOWN IN BLOCK AND LOT ORDER.

ANYTIME PRIOR TO THE SALE SAID COLLECTOR WILL RECEIVE PAYMENT OF THE AMOUNT DUE ON THE PROPERTY WITH INTEREST AND COST INCURRED BY CASH, CERTIFIED CHECK OR MONEY ORDER, NO PERSONAL CHECKS, DUE TO CURRENT INTEREST CHARGES, THE AMOUNT REQUIRED TO REMOVE A PARCEL FROM THE SALE IS HIGHER THAN THE AMOUNT ADVERTISED. PLEASE CONTACT COLLECTOR’S OFFICE FOR FULL AMOUNT.

INDUSTRIAL PROPERTIES MAY BE SUBJECT TO THE SPILL COMPENSATION CONTROL ACT NJSA 58:10-23 ET SEQ., THE WATER POLLUTION CONTROL ACT NJSA 58:10A-1 ET SEQ, AND THE INDUSTRIAL SITE RECOVERY ACT NJSA 13:1K-6 ET SEQ. IN ADDITION, THE MUNICIPALITY IS PRECLUDED FROM ISSUING A TAX SALE CERTIFICATE TO ANY PROSPECTIVE PURCHASER WHO IS, OR MAY BE IN ANY WAY, CONNECTED TO THE PRIOR OWNER OR OPERATOR OF THE SITE.

TAKE FURTHER NOTICE THAT SAID LOTS AND PARCELS OF LAND AND REAL PROPERTY WILL BE STRUCK OFF AND SOLD TO PERSONS FOR THE AMOUNT OF THE MUNICIPAL LIENS CHARGEABLE TOGETHER WITH INTEREST AND COSTS TO THE DATE OF THE TAX SALE. SAID LANDS WILL BE SOLD AT THE LOWEST RATE OF INTEREST BUT IN NO CASE TO EXCEED 18% PER ANNUM. OFFERS MADE LESS THAN 1% MAY BE BID IN LIEU OF INTEREST PREMIUMS OVER AND ABOVE THE AMOUNT OF TAXES AND OTHER CHARGES. PROPERTY WILL BE STRUCK OFF TO THE HIGHEST BIDDER OF PREMIUM, PROPERTIES FOR WHICH THERE ARE NO OTHER BIDDERS OR PURCHASERS WILL BE STRUCK OFF AND SOLD TO THE BOROUGH OF HIGHTSTOWN AT 18% PER ANNUM.

PAYMENT FOR SALE SHALL BE MADE BEFORE THE CONCLUSION OF THE SALE BY CASH, CERTIFIED CHECK OR MONEY ORDER, NO PERSONAL CHECKS OR PROPERTY WILL BE RESOLD.
