Best Agent Business goes to great lengths to have the most current and accurate systems and documents in place at all times. This Listing Plan is a fine example of the pride we put in to creating these systems and documents.

The Listing Plan is a comprehensive plan developed specifically for the needs of each of our clients. This document will be the property of the client after completion and will enable any individual in the client’s employ, or retainer, to take over any or all facets of the client’s Listing Management needs. This will be a business system document that will be a useful tool for both the client and in terms of financial opportunity in case of business transfer or sale

The Listing Plan could be anywhere from 8 - 20 pages, and is fully comprehensive. It will contain all the steps on processing and maintaining a listing. Most agents do not have a document of this magnitude, and if so, not in as much detail. This Listing Plan is not only valuable to the client, but also to our team, so there is 7 day a-week coverage if and when needed.

In addition to this Listing Plan, you will receive a Link Letter upon the completion of any new or updated listing. The Link Letter provides links to all marketing sites that can be used in presentations with clients, a very valuable tool. It is also our way to check all work so we are providing only the highest quality for our clients.

How to Post a Listing

·  Login using the agent’s username and password

·  Go to the top and select Listings & Closings

·  From drop down menu- Add Listing

·  Input MLS (press Import MLS if set they have that feature and all info will come over)

·  Input all information from MLS

·  Select Add Listing

How to Edit Listing

·  Login using the agent’s username and password

·  Go to the top and select Listings & Closings

·  From drop down menu select Listing Summary

·  Scroll to bottom of screen and on bottom left side of screen select Edit Listing Information

How to Change Status of Listing

·  Login using the agent’s username and password

·  From drop down menu select Listing Summary

·  Select Listing from list

·  Click on current status and select new status from drop down menu

·  Scroll to bottom of screen and select Save Listing Information

How to Post a Listing

·  Login using the agent’s username and password

·  Go to the top right corner- My Listings= Icon of house

·  From drop down menu- select Submit Listings

·  Right side of page- Submit listings for sale

·  Input address and select check address

·  Once it accepts the address start filling in information

·  When you have filled everything in select continue

·  Then you will upload your pictures and select continue

·  After you look over it you will select submit

How to Edit Listing/add an Open house

·  Login using the agent’s username and password

·  Go to the top right corner- My Listings=Icon of house

·  From the drop down menu- select Manage Listings

·  Find the listing you are wanting to edit and select Edit Listing

·  On the left side select Tab you need to edit- remember to save at bottom of screen between tabs.

·  If adding Open House- On the left side select Price and Details. In the Description Box- Add OPEN HOUSE, DATE from Time till Time. This should go before the description that is already there. Scroll to the bottom and select- Save Price and Details

·  If Adding Open House- Go the Open House Times Tab on the Left side of the screen and Input the date and time of the Open House and select Save Open House Times

o  You must take open houses down the day after the open house was scheduled for. To take down just repeat the steps and delete what you put.

How to Change Status of Listing

·  Login using the agent’s username and password

·  Go to the top right corner- My Listings= Icon of house

·  From the drop down menu- select Manage Listings

·  Find the listing you are wanting to change and mouse over Change Status and select the status you are changing it to from the drop down menu.

How to Send the Client a Listing Report

·  Login using the agent’s username and password

·  Go to the top right corner- My Listings= Icon of house

·  From the drop down menu- select Manage Listings

·  Find the listing you want to send the report for and select Send Client Listing Reports

·  Fill in the information and select send

Zillow

How to Post a Listing

·  Login using the agent’s username and password

·  Go to the top right corner- and mouse over Agent Hub and select Listings

·  Go to where is says Post a New Listing and select For Sale Listing

·  Enter the address and select continue

·  Input all of the listing information and then check the box (Terms of use) and then select Post For Sale by Agent

How to Edit Listing/add an Open house

·  Login using the agent’s username and password

·  Go to the top right corner- mouse over Agent Hub and select Listings

·  Find the listing you want to Edit and select Edit Listing

·  Edit fields that require editing and remember to save between every page

·  If Adding Open house- Scroll down to Describe Your Home- Before the current description of home, add- OPEN HOUSE, DATE from Time till Time.

·  If Adding Open House- Scroll down to the Open House section and add the date and time of open house

·  Scroll to bottom and select Update For Sale by Agent

You must take down open house the day after scheduled open house. To remove- repeat above steps and remove information.

How to Change Status of Listing

You cannot change the status of a Zillow listing. Once the property has closed or withdrawn you can remove it

How to Send the Client a Listing Report

You can send to agent with regular subscription but you can send to homeowner with premier subscription

·  Login using the agent’s username and password

·  Go to the top right corner- mouse over Agent Hub and select Listings

·  Find the listing you would like to send report for and:

o  For regular subscription select- Send Myself Listing Report- once you select it will automatically send to Agent

o  For Premier subscription select- Send listing Report

·  Add email address to recipient email and select subscribe

Zillow Rental Manager

How to Post a Listing

·  Login using the agent’s username and password

·  Go to the top left-hand corner- Select “List Your Property”

·  Fill in street address – dropdown box will have street address – when address isn’t in dropdown box go to “Create an Address” in box

·  Fill in boxes for Unit/Floor/Building – City – State – Zip Code

·  Select whether it is For Rent or For Sale and scroll-down to select Continue

·  It is possible to have a choice of either “Use Verified Address” OR “Use Unverified Address” – choose “Use Verified Address” then scroll-down to select Continue

·  Contact Information page will appear (or click on list on left-hand side): Fill-in then scroll-down to select Continue

·  Basic Details page will appear (or click on list on left-hand side): Fill-in then scroll-down to select Continue

·  Photo & Media page will appear (or click on list on left-hand side): Upload Photos then scroll-down to select Continue

·  Description page will appear (or click on list on left-hand side): Fill-in then scroll-down to select Continue

·  Review page will appear (or click on list on left-hand side): Check information then scroll-down to select Activate

·  To Post on Craigslist-

o  Select listing

o  On left side of screen select- Listing Status

o  Scroll down to- Post to Craigslist - follow instructions then click on button “Copy to HTML and Post to Craigslist”

How to Edit Listing

·  Login using the agent’s username and password

·  Click on “Rental Manager” in upper right-hand side of page

·  Click on address of rental listing to edit

·  Click on what area you’d like to edit on left-hand side of page – either Location, Contact Info, Basic Details, Photos and Media or Description

How to Remove Listing

·  Login using the agent’s username and password

·  Click on “Rental Manager” in upper right-hand side of page

·  Click on address of rental listing to remove

·  On left-hand side of page, click on “Delete Listing” – please note that it is in small print after “Listing Status”

Craigslist

How to Post a Listing

·  Go to Website

·  On the left hand side click on My Account

·  Log on with Agent’s user name and password

·  Choose the “New Posting” tab from the top of the next page

·  From the drop down box, choose the correct posting location

·  Choose “housing offered”

·  Choose “real estate – by broker”

·  Make sure to enter in the correct price, # of bedrooms, square footage of property, and the correct posting title – with address.

·  Make sure to leave the reply to email address anonymized.

·  In the posting description, paste the HTML code from Postlets, E-Listings, etc; whichever the client uses.

·  Choose “Continue”

·  Review the ad to make sure everything is correct.

·  Choose “Continue”

·  Log into the provided email account (the email account that the CL verification email will be sent to, and click on the link within the email to verify the ad.

·  Once you click on the ad, you may be required to enter in a phone number for a phone verification. We urge you to use the clients phone number. You will simply need to email the agent and let them know that they will be receiving a call (or you can call them and explain they will be receiving a call as soon as you hang up that will provide them with a 5 digit code) You can use your own phone number to verify. If you run into any issues, make sure to contact your TL right away.

·  After any verification, you will be sent to one final page that says “Your posting can be seen at http://stlouis.craigslist.org/reb/2975125184.html” (this is just an example)

·  Take the link you received above and paste onto your listing grid.

How to Enhance a Listing

·  Login to http://solutioncenter.realtor.com/Default.aspx.

·  Select “Edit a Listing”

·  Find listing in the list provided and click “Edit”. Here you will add text description, manage photos and add headlines

·  Under Manage Photos, click the plus sign to expand. Photos that syndicated from MLS will appear. Under Text Descriptions, enter the remarks from MLS and save

·  Under Headlines, enter the title of the Listing, for example, use the title “Family Friendly Home on Corner Lot “. This will be the same title you use throughout the listing on all sites, such as Craigslist, Postlets, and Backpage

·  To add a virtual tour, you will click on the “Video Tours” section and it will pull up a box where you will click load video, then you will choose your MP3/MP4 file to upload. This takes some time, so be patient

·  Once your enhancements are done (adding a virtual tour, Headers, and listing description), You will go back to the main list and then click “Preview on Realtor.com” to review listing for completeness. Then scroll down toward the bottom obtain the web link for the Listing Grid. Copy and paste in grid and create web link

Backpage

How to Post a Listing

·  Go to backpage

·  Scroll to bottom of screen to find login (first link at bottom of screen)

·  Login in user agent’s username and password

·  To post a new ad there is a go button up in the top right hand corner that can be clicked to post a new ad. Make sure the right city is listed in the box to the left of the go button.

·  Choose Real Estate For Sale

·  Choose which category you are putting your listing in (if it is a home, land or commercial listing).

·  After choosing your category it will bring you to the page where you choose which City. Choose the right one
