ESTATE RULES FOR BELLA VISTA

AT CARPINTERIA VALLEY FARMS

  1. As per terms of the attached Location Agreement.
  1. For any event of 100 people or more, organizer must make arrangements for off site parking, including valet parking and/ or shuttle service in connection with off site parking and must comply with all city, county and state ordinances and laws regarding parking.

For any event of more than 300 people, organizer must apply for and obtain all necessary permits in connection with parking and must make appropiraite arrangemnets for off site parking. As with all applicable ordinances and regulations, organizer is responsible for ensuring compliance with all applicable codes and ordinances in connection with the event.

  1. Identifiable and specifically assigned individual must be provided by the event for the following positions:

a)Event Coordinator/Project Manager who will be present during the entire time of the event from set-up to teardown.

b)Vehicle Control Coordinator controlling who and what vehicles are allowed on the field.

c)Parking Lot Coordinator.

d)Gate Controller – Allowing for access for appropriate caterers, vendors, committee workers, etc.

e)Security – Anytime anyone connected with the event is working independently on the grounds, to keep visitors, workers, and guests out of restricted areas.

f)Groom – In the event that horse are included in the Event, a groom must be assigned to take care of the horses at all times the horses are on the property. This includes, but is not limited to all bedding, feed/grain and water, safety and security, maintaining care and cleaning of horse stalls.

  1. Event coordinator/Project Manager must supply to Faith Forcier, Asst. to Patrick M. Nesbitt, (310) 566-1108/ an up to date listing of the above listed identifiable and specifically assigned individuals, including mobile phone numbers.
  1. Under no circumstances is any substance to be spilled or dumped on the grass, including but not limited to:

a)Grease

b)Oil

c)Ice

d)Chemicals or any other contaminants

e)Substance, Apparatuses, or abuses that will cause the grass to burn, fade, or die.

  1. A Certificate of Insurance for the Event and from each vendor, listing Patrick M. Nesbitt, Carpinteria Valley Farms Ltd. and Sandy Herronas additionally insured, must be supplied to Faith Forcier prior to event set-up. Insurance coverage must include but is not limited to: personal injury, damage to facilities and personal property.
  1. No heaters will be allowed to sit directly on grass.
  1. Trash must be completely removed from the entire premises including driveways, patios, flowerbeds, parking area, and the field.
  1. At conclusion of event, event coordinator/project manager or responsible party is responsible for removal of all foreign objects and alterations to the field and/or property in general including, but not limited to:

a)Nails

b)Screws

c)Wires

d)Bottle Caps

e)Paper

f)Holes in the ground

g)Grease on the patios or driveways

  1. Clean up must be in a timely manner per the Location Agreement.
  1. Any additional work, cleaning, or restoration that is necessary to meet the above requirements in a timely manner which must be completed by the Bella Vista/CVF staff will be billed to the event separately at $150.00 / per man / per hour.
  1. Dance floors or culinary tent floors placed on the polo field must be raised and/or removed at earliest possible moment following the event.
  1. No electric cart drivers onto field or driveway staging areas under the age of 18.
  1. There is no access to utilities, specifically water and electricity without the express consent of the owner as an addendum in the contract. Port-a-Potties and generators can be placed in the appropriate and designated perimeter areas.
  1. Access to the interior of buildings is restricted to the terms of the contract.

If you are in agreement with the foregoing, please sign and return one copy of this Estate Rules which thereupon will constitute our mutual agreement with respect to the subject matter hereof.
