AUDUBON CONDOMINIUM AT FEATHER SOUND BOARD MEETING

Call to Order by Mary Wade 3:00

Roll Call: Mary Wade, Randy Conn, Richard Waters, Property Manager Kathy Kirkland, Ashok Thakkar & Paul DeCarlo via Skype

Reading of Last Minutes: Motion to waive by Mary Wade, Richard Waters requested correction under New Business: Mildew Removal, the total number of buildings, 10 not 7 for a total $2200.00. Minutes to be changed to correct.

OLD BUSINESS

Building 9 & 10 Update: Richard reported progress Daily Group on Bldg. 9. Crew is doing an amazing job prepping for paint work. Paul inquired if the inside of the lanais were to be painted, property manager Kathy stated that she was told by Porter Paint rep, supervisor Robin & crew of Daily Group that it was included. Richard presented a copy of Daily Group’s contract stating they were excluded. Discussion ensued over whether it should be an individual unit owner responsibility. Property Manager, Kathy to get confirmation from Daily Group if included. Randy discussed the landscaping, design still in the works. Not happy with designs submitted by Florida Environmental and has brought in a landscape designer from West Coast Lawn. Intent is to start the landscaping upon completion of painting.

Annual Alarm & Sprinkler: Richard Watersdistributed a break down sheet (see attachment) of the repairs to be performed by Wayne Fire. Richard made a motion for owners to pay for individual sprinkler head repairs. 2nd by Randy Conn. Discussion: Richard stated this should be a unit owner expense as they service the individual unit, cost minimal as head replacement only $11.98 per head plus labor. Association would pay up front and invoice unit owners, allowing 60 day payment, non-payment would incur additional late fees. Property Manager, Kathy stated that discussion with insurance agent put the cost on the Association and was a budgeted line item. Unit owners in attendance (2) stated they would be willing to pay. Richard’s motion brought up again and approved 5-0.

NEW BUSINESS:

Landscape Bids: Randy Conn has received two bidsto review, expecting the third next week. Wants better landscaping service and new bids will help determine budget. One of these bidders could be considered to take over lawn maintenance if Florida Environmental cannot fulfill their 15 day demand notice.

Florida Environmental Care-July16th a certified letter was sent notifying owner that upon receipt he would have 15 business days to remedy landscaping issues. Received return receipt on July 21st. A walk through with contractor after August 11th will determine if 30 day cancellation notice will be sent.

Financial Update: Financial Report and Income Statement distributed. Richard Waters inquired into

accounts over 90 days; property manager gave him approximate number of accounts (14) at 90 days.

Discuss options for outgoing board members and their potential replacements

Mary Wade and Randy Conn will not run for Board in 2015, Richard Waters want to finish roofs, Ashok Thakkar undecided. Paul DeCarlo will make his decision in the fall upon his return to Florida.

Next Meeting: Date changed from August 24th to Tuesday August 26th at 6:00 p.m.
