Summary Information
People from all walks of life dream of that cottage in the countryside, becoming self-sufficient for food, energy and wellbeing. We all know land prices have gone through the roof, in part due to supply and demand, with asking prices rendering most DIY projects non-viable and remaining just a dream. But there just might be another way to activate your dreams at an affordable price!!
They say the higher the risk the greater the return! Consider looking for land to turn into a permaculture model, where you gain all the necessary permissions yourself and even produce your own drawings.
It is roughly estimated that agricultural land costs about £8k per acre and upwards depending on size, views, services and potential. That same acre with planning permission for one house could cost £200k upwards and possibly 500k + in the south east. This represents a massive uplift but also cuts many people out of realising the self-sufficiency dream.
I wish to offer interested parties an opportunity to understand planning restrains on agricultural land, or land in Areas of Outstanding Natural Beauty (AONB), green land or other restrict areas. To help people evaluate land potential and to avoid purchasing land with little hope of development.
The course
Initially a one day presentation day, with interactive discussions.

1. How to evaluate agricultural land and its suitable for permaculture models, or other development opportunities.
Looking at flooding, water tables, attenuation, services, highways, soils, and topography…
- Looking at the National Planning Polices Framework (NPPF) an overarching document interpreted by local authorities forming their Local Plans; extracting paragraphs that help your case and ones that must be satisfied for successful planning approval.
- Planning, building regulations, legal implications and the system;
Looking closer at types of planning application and their requirements, linking to who does what and legal responsibilities; architects, structural engineers, principle builders, principle designers and you the client…
4. Presenting your own drawings, detailing, annotation and structural calculations.
