Application and Leasing Process

  1. All occupants must complete an online application. Payment of $135 is required at the time you submit your application. $100 of this payment goes towards the security deposit. $35 is the Application Fee. Upon applying, be prepared to give us the following information: Social Security #, Last 2 Addresses including landlords name and number, emergency contact info, employer contact info. If you are a STUDENT, please write “student” under “name of employer” and “$0” for your annual income. We will NOT start the approval process or hold an apartment until all occupants have filled out their applications and have paid the $135. This money is non-refundable.
  1. The approval process consists of:
  1. Credit Check
  2. Rental History of last 2 addresses
  3. If you are a student or someone who does not meet the income guidelines, we will require a Co-Signer. We will send your co-signer an agreement which simply states that they will ultimately be responsible for rent if it goes unpaid. We will conduct a credit check and an employment verification on your co-signer.
  1. We will contact you via email or phone when all parties are approved. You (and other occupants) will need to set up an appointment at the Abodes Office for the Lease Signing. If you are out of town, please let us know and we will make other arrangements to email all forms to you.
  1. At the Lease Signing, be prepared to pay the remainder of your Security Deposit. The best method of payment is check, cash, or give us your routing and account number. Processing fees are applied when using a credit or debit card. We will get a copy of your Driver’s License at this time. Please allow approximately 30 minutes for this appointment. If we are doing a remote lease signing, upon emailing the paperwork back to the office, call with your routing and account numbers for the deposit remainder.
  1. Approximately 1 month before the lease begins, the Abodes staff will email a move in checklist to you regarding utilities and the move in appointment. You must set up your move in inspection appointment at least 2 weeks before your lease begins. We take these appointments Monday thru Friday between the hours of 9am-5pm. If you cannot make a weekday appointment, please contact the office immediately for special arrangements. At this appointment, you will pay rent for the month, go over the move in inspection form, and will review the Resident Handbook. The keys are given to you only after that months’ rent has been paid. Please allow approximately 30 minutes for this appointment.
