APPENDIX 2: THE RULES

GENERAL RULES

  • Please respect the dignity and privacy of your neighbours.
  • No illegal substances of any kind are allowed on the premises.
  • No renovations allowed by the resident without prior permission.
  • Please conserve water and electricity as much as possible.
  • Please maintain a clean and tidy living environment, indoors and outdoors.
  • No smoking indoors.
  • No pets are allowed.
  • The landlord reserves the right to inspect the premises every 4 months, with at least one week’s written notice to the tenant, stipulating the date and time of the inspection.

VISITOR RULES

  • Visitor(s) must adhere to all the same rules that apply to the resident.
  • The resident is responsible for all damagescaused by their visitor(s).

KEYS

  • Lost keys will cost R200 to replace.
  • The resident is liable for all costs incurred if lock changes are necessary due to negligence.
  • The resident is not permitted to copy keys or tamper/change the locks.
  • The resident is not permitted to hand out copies of keys to visitors.

NON-ADHERENCE TO LEASE/HOUSE RULES

  • Any breach of the lease or house rules will result in the resident receiving a written warning, to be signed by both the resident and the landlord.
  • If the resident’s behaviour does not improve, as stipulated in the written warning, within one week of receiving the warning, the landlord has the right to terminate the leasewith immediate effect.
  • The landlord reserves the right to conduct inspections at any given time, with reasonable suspicion of illegal activity by the residents.

LEASE CANCELLATION

  • This lease can be cancelled with two months’ notice, by either the tenant or landlord.
  • This cancellation must be received in writing, and signed by both the resident and landlord.
  • The landlord reserves the right to conduct viewings to find a replacement tenant during this cancellation period, or within the last 2 weeks of tenancy.
  • When vacating, all belongings and rubbish must be removed from the premises by the resident.
  • The resident is responsible to return his/her key(s) to the landlord.

RENTAL PAYMENT

  • Rent is paid monthly, in advance, to HouseME.
  • The monthly rental includes all rates, levies and fair water usage.
  • The monthly rental excludes electricity.

Please note that the above rules are subject to amendments for the benefit and safety of all tenants and landlords. All changes need to be communicated in writing to both parties.
