  1. GENERAL
  1. GENERAL REQUIREMENTS

All access control doors must have door closer.

Based on Schlage ‘L’ Series Mortice Style “OS” finish Extra Heavy Duty Commercial quality lever type hardware, lever style to be “Sparta”.

Kawneer Aluminum Door Hardware, including Paneline II exit hardware and Architects Classic Offset pulls. Compatible with electronic access system.

Use only heavy weight hinges for hinge use or doors larger than 914mm wide.

  1. QUALITY ASSURANCE

Meet requirements of British Columbia Building Code and other applicable regulations.

To be installed by hardware supplier.

Upon completion of finish hardware installation, hardware supplier shall inspect work and shall certify in writing that all items and their installation are in accord with requirements of Contract Documents and are functioning properly.

Suppliers of hardware must be an established contract builders hardware firm having in their employ one or more members of the American Society of Architectural Hardware Consultants and who will be responsible for the complete hardware contract.

Hardware required in fire-rated openings shall conform to all the requirements of the Canadian Underwriters Laboratories for class of opening indicated. Be responsible to check the listed hardware for compliance with applicable codes and standards and notify the Consultant of any discrepancies or omissions in the listed hardware.

  1. SUBMITTALS

Within 30 days of the award of the Contract, submit a complete list of all finish hardware proposed to be furnished for this work. Giving door number, manufacturers name and catalogue number of each item.

Resubmit as required and order hardware only after approval of VIU. Upon Consultant’s request submit samples of finish hardware.

Furnish other Sections with templates required for hardware preparation and installation. Issue templates when requested so as not to cause any delays but not before hardware list has received final review by Consultant.

Prior to installation, deliver to the installing personnel complete recommendations from the manufacturer regarding installation methods and all required templates.

Provide the metal door and frame supplier with all required templates for mortised and surface mounted hardware.

Provide maintenance data, parts list, and manufacturers instructions for each type of door closers, locksets, door holders and fire exit hardware for incorporation into maintenance manual. Provide complete data on the care and cleaning of all hardware items. Include this information with maintenance manuals.

Provide an “as installed” hardware list, including any modifications (as approved by VIU) with manufacturers names. Include the list with maintenance manuals.

  1. DELIVERY AND STORAGE

Deliver each hardware item packaged separately in individual containers with necessary screws, keys, instructions and installation templates.

Mark each container with item number corresponding to number shown on hardware schedule with respective door number.

Store hardware in dry, secure area.

  1. HARDWARE

Keying

All locks & cylinders shall be keyed to an existing 4-tier grand master system as required by VIU.

All keys to be packaged independently and delivered directly to VIU as part of submittal completion.

All keying installation of cylinders to be arranged through VIU Project Coordinator and VIU, before any hardware is ordered. Keyed to VIUs requirements: Great Grand Master, Grand Master, Building master and individual keys.

Submit keying schedule to VIU for approval.

Co-ordinate key system with overall security system.

Heavy cut hinges on high use doors and doors over 914mm.

Minimize master key systems.

Provide large capacity key cabinet. Check with Owner.

Minimize complexity of door hardware (only use security locks where necessary).

Ensure door hardware is installed at correct height for persons in wheelchairs.

All keys tobe stamped with the key cut number and “DO NOT DUPLICATE”.

Kick-plates/Push-plates

Stainless steel.

050 gauge.

Self-tapping screw attached.

Provide stainless steel Kick-plates to all major use wood doors in corridors.

Thresholds

Threshold internally to be low profile.

Exterior thresholds to be sealed on underside, with weather strip rebate to interior and slopping away from door. Exterior doors to be equipped with extruded aluminum thresholds compatible with door bottoms and set in solid mastic. Secure with countersunk s.s. screws and metal shields at 300 mm o.c.

Door stops

Most offices will have shelving behind the office door so a wall stop will not be practical.

Spec a floor stop where a wall stop is not practical and a wall stop is a tripping hazard, specify an overhead stop.

Fasteners

Supply screws, bolts, expansion shields and other fastening devices required for satisfactory installation and operation of hardware. Make provision in all door hardware for countersunk screws.

Exposed fastening devices to match finish of hardware.

Exterior fastening shall be nonferrous.

Where pull in schedules on one side of door and push plate on other side, supply fastening devices, and install so pull can be secured through door from reverse side. Install push plate to cover fasteners.

Confirm locations and mounting heights of finish hardware with Consultant.

Install finish hardware in accord with hardware supplier’s directions. Ensure that hardware is installed correctly. Issue instructions if required to Sections concerned.

Unless otherwise directed by the Consultant, install finish hardware at heights matching installation in existing building.
