Position Summary
The Property Manager is a business professional who is accountable for meeting both property and portfolio financial and operating results. The portfolio is allocated to create proper levels of challenge and opportunities for development. This role oversees daily operations; with senior leadership, develops and implements strategic planning; implements organizational infrastructures and method designed to improve operations. This position is responsible for ensuring assistant property managers and associates are trained in, and capable of, performing their duties; interfacing with legal counsel; and creating a work environment that is cross-collaborative within real estate accounting, risk management, leasing, development, and other functional areas. This role requires an acute understanding of efficient business operations and supports the development and implementation of non-person dependent processes.
Performance Expectations and Accountabilities
- Accountable for identifying, developing and deploying key processes to ensure excellent business outcomes and best-in-class work practices. Maximize the value of existing assets though these key processes in areas of budget implementation, asset management, receivables, expense management, tenant relations, leasing, forecasting and weekly / monthly business reviews.
- Accountable for ensuring that assigned properties are maintained in an excellent manner, including:
- Improving, codifying and deploying structural components of the operating infrastructure,
- And, ensuring that site visits are conducted at an appropriate frequency and in an excellent manner. Hold self and others accountable for the current policies and processes.
- Demonstrate consistent, good business judgment through the work of balancing tenant satisfaction and tenant lease compliance.
- Preparation and achievement of the annual operating budget and forecasting process.
- Connect individual behavior to both financial and developmental performance outcomes.
- Responsible for the preparation of and the completion of performance reviews for Assistant Property Managers, Associates and Facilities, including:
- Providing ongoing performance feedback and coaching that result in continual individual and collective development.
- Dealing with difficult issues timely and effectively; including taking the necessary steps to separate members who are not meeting performance expectations.
- Ensure touch points are conducted and documented weekly and serve as a container to foster ongoing development as related to the ongoing going portfolio work, position profile, and individual development plan and performance dialogues.
- Develop and implement a competency matrix for each role and member within property management; build individual development plans for each of those members.
- Implement work processes that ensure compliance with all Company policies- including employment, risk mitigation, safety, and governing laws.
- Accountable for the advancement of business results and delivery of the dual return.
- Participate in consistent deployment and continuous improvement of non-person dependent systems, processes, and procedures.
- Effectively partner with various business communities (both internal and external) and across functions (i.e., risk management, leasing, development, legal, accounting, treasury) to build collective intelligence.
- Demonstrate ability to apply merit-based business judgment and discernment to business issues in the face of complex business issues.
- Effectively partner with others to implement work processes that ensure compliance with all Company policies and governing laws.
- Share accountability for deploying Decurion’s leadership, management practices and structures.
Requirements, Knowledge, Skills and Competencies
- Strong verbal and written communication skills.
- Bachelor’s degree required.
- Real Estate license preferred.
- Minimum of 2 years prior commercial / retail (residential not applicable) real estate experience as an Assistant Property Manager / Property Manager required.
- Demonstrated ability to work in a systematic, rigorous and analytical manner and understanding how your own behavior impacts business results.
- Experience with tenant mix, occupancy, maintenance and improvements, market conditions, and intended usage of assets
- Experience with reviewing contracts and leases are preferred.
- Experience in developing and maintaining excellent tenant relations.
- Experience with vendor selection and procurement processes. Demonstrated ability to set and hold accountability for performance standards with vendors.
- Demonstrated competencies related to profit and loss statements, along with experience participating in timely and accurate budgeting, forecasting, and planning processes.
- Proficiency in Microsoft Excel, Word and Outlook as well as experience with a variety of software programs and databases
- Excellent organizational, planning and multi-tasking skills.
- Experience in work environments that promote personal excellence, professional discipline, and best in class business competencies.
- Demonstrated ability to use project planning skills to implement systems which enable self and others to work effectively to develop goals and achieve results.
- Success in this role requires excellent organizational, time management and multi-tasking skills; track record of completing deliverables in a timely, accurate and rigorous manner; is proactive and takes the initiative in the approach to the work; must have the ability to continually refine processes, as well as adapt easily to procedural and departmental changes.
