Access Statement for St Aldhelms Barn

Introduction
St Aldhelms Barn is a 3-bedroom, stone-built, four star, self-catering holiday cottage, capable of accommodatingup to 6 people plus a cot.Its charm is that the layout is of an upside down style with views across the open countryside, from the living area at first floor. Due to the nature of the building and the original slate barn steps giving access down to the rear garden, is unsuitable for wheelchair access, and may be unsuitable for frail or unsteady people taking these stairs and outside steps into account. A second rear door is situated in the 3rd bedroom at ground floor giving access straight into the rear garden. The Barn is situated in the attractive village of Chapel Amble down a quiet and narrow lane, just 200 metres from the village pub and post office with its attachedshop.The village is only 4 miles from the prosperous and bustling town of Wadebridge.

• Bookings are confirmed in writing on receipt of a 25% deposit.
• The final payment is required 4 weeks prior to occupancy and is acknowledged by a map and complement slip.

Final instructions and the key are sent recorded delivery one week prior to the booked holiday.

• The Barn is situated some 8 miles from Bodmin Parkway railway station (on the main line to London) and is some 15 miles from Newquay airport. Local taxi services are North Cornwall Cars 01208 813383, Camel Taxis 0184 212963, Target Taxis 0790 185797
• The nearest town, Wadebridge, is 10 minutes away by car.
• The cottage is provided with tea, coffee and milk for your arrival.
• The nearest shop is in the Villagesome200 metres away.

Arrival & Car Parking Facilities
• The entrance to the barn is through a 2.7m wide by 1.3 m high white painted 5 bar gate with an additional 1.0 m wide gate, giving an ample 3.7 m opening which leads on to:-
• Alarge private gravel forecourt which can accommodate 3 cars .
Main Entrance
• The gravelled forecourt slopes gently upwards to the front stable door
• The Barn has a1.09m wide front stable door which has a mortice lock, latch and bolts for security. There is one shallow step of 50mm and a timber threshold of 75mm, leading straight into the ground floor hallway. An outside light is provided to illuminate the front door and forecourt.

Entrance hall
• The entrance hall gives access to the 3 bedrooms,bathroom, hall cupboard with a tumble dryer, afreezer,vacuumcleaner and houses the electric meters. Anunder stair cupboard housing the immersion tank, and the staircase leads up to the living areas at first floor.

Stairs, Landing
• The Barn is on 2 levels, with the bedrooms and bathroom downstairs,and stairs leading up to the living area.
• A timber dog leg staircase 0.77m wide turning to the right with 7 steps to a quarter landing and a further 6 steps to first floor landing level, and leads to the kitchen and livingarea. There are good handrails and balustrade being 0.80 m high on the right hand side of the stairs and stair well. A fixed metal baby gate is to be found at the top of the stairs, and a portablegate is also provided to be fitted to a door opening, or at the bottom of the staircase, or to segregate the kitchen from the living area.
• The staircase is carpeted

• The staircase area and entrance hall is well lit and can be switched on from both ground and first floor levels.

Bathroom & WC
• The bathroom is fully tiled to both floor and walls.
• The bathroom is newly fitted (2009).
• The bath is a good size with a mains electric power shower and glass screen.
• There is a ladder radiator/ towel warmer that heats the bathroom and dries towels. This is thermostatically controlled when switched on by a pull cord which operates the ceiling switch. A pull cord also operates the ceiling bulkhead light.

• A lighted mirror and shaver socket is provided by the basin.

• The door is 0.66m wide and opened by a thumb latch. A light duty bolt is on the inside.

Bedroom 1

• The main double bedroom has a king size bed.

• All bed linen is co-ordinated. Supplied with feather duvet and pillows.

• The room has a pine wardrobe, dresser, bedside cabinets, and mirror.

• The room is lit by a central ceiling light, and 2 bedside lamps.

• The door is .74m wide with lever handles(no lock).

• The bedroom is fully carpeted.

Bedroom 2

• The second bedroom has a standard size double bed.

• All bed linen is co-ordinated.Supplied with feather duvet and pillows.

• The room has a pine wardrobe, bedside shelving, and mirror.

• The room is lit by a central ceiling light, and 2 bedside lamps.

• The door is .74m wide with lever handles (no lock).
• The bedroom is fully carpeted.

Bedroom 3

• Bedroom 3 contains a stout pine double bunk 6’x3’ aimed primary forchildren, but is stout enough for an agile adult. • All bed linen is co-ordinated.Supplied with feather duvet and pillows.

• The room has a pine dresser, a bedside lamp, and mirror.

• There is a hanging rail for clothing.

• The room is lit by a central ceiling light.

• The internal door is .74m wide with lever handles (no lock).

• The bedroom is fully carpeted.
• Under the bunks will be found a child’s highchair, and a travel cot.
• A part glazedexternal door leads from this room to the outside garden. This door is fitted with a secure mortice lock, bolt, and a window lock.

Sitting Room

• The sitting area has a 3-seater sofa and one armchair, two leather tub chairs, a large rug, a low coffee table, and a well stocked pine bookcase, with a selection of DVD’s, board games, and the like.

• The television has a 34” screen and integralFreeview digital programmes.
• Television, DVD player, and DAB Radio/CD player all have remote controls.A BT home hub and phone is on the bookcase.

• Lighting is provided by wall lights, two auxiliary reading lamps, and an uplighter.

• There is an electric fire to supplement the other radiators when required to obtain instant heat.
• The sitting area is fully carpeted.

• A stable door leads from this first floor sitting area to an outside slate staircase.

Dining Area

• A pine dining table (expanding) and six chairs allow for family dining.

• Lighting is provided by wall lights.
• The dining area is fully carpeted.

Self-Catering Kitchen (Units replenished 2011)

• The kitchen is on the first floor adjacent to the living area and is illuminated by under cupboard lighting,and further lighting is from the extractor fan lamp over the cooker.
• The floor is soft vinyllaminate.
• There is an electric cooker with four hotplates, with a small oven and grill. A microwave oven, toaster and cordless kettle are provided.

• The work tops are .9m high, and .9m with cupboards units under, and wall units over, which contain cooking utensils, crockery and food storage space.
• Under the worktop is a fridge,washing machine, and dishwasher.(Afreezer is to be found at ground floor)

• A stainless steel sink is inset into the worktops.
• An expelair fan is mounted over the cooker (replaced Jan 2014).
• A wide range of cleaning products is located under the sink, along witha stainless waste can.

Laundry

• There is a washing machine under the kitchen worktop, and a tumble dryer in the downstairs cupboard.A washing line dryer is provided in the garden.

Heating

• All heating is electric. Panel radiators heat all the bedrooms, a Ladder rail heats the bathroom, 3 night storage heat the hall, and the first floor areas. There is an additional supplementary electric fire in the lounge.

Windows

All opening windows are fitted with a window lock. A child restrictor catch is fitted to the large first floor front window.

Garden and patio
• The garden is accessed through the .90m wide stable door which has a mortice lock, latch and bolts for security. There is a timber threshold step of 25mm and leads straight onto a slate landing 1.5m wide by .9m in depth and then down a 1.5m wide slate staircase with 8 slightly uneven steps, but with a substantial metal balustrade both sides, down to the secluded lawned garden. (Please note that these steps may become slippery in cold or wet weather).

• A part glazed door leads from bedroom 3 at ground level to the outside garden. This door is fitted with a secure mortice lock, bolt, and a window lock.

• In the garden are two rustic slate patio areas which by their very nature is of an uneven surface. Seating is provided.
• There is a brick barbeque area for your use, along with garden furniture, table, chairs, sun umbrella, and sun beds.
• The garden shed contains beach stuff, garden games, and storage for the garden furniture when not in use.
• The steps are illuminated by an outside light.

ShopsRestaurants and Pubs
• Apart from the village shop and Post Office, and the Maltsters Arms Pub which is also a thriving restaurant, the town of Wadebridge is just 4 miles away.
• There are 3 supermarkets in the town (Co-op, Lidl, and a Tescos, 2 butcher’s shops, bakers, several chemists and a variety of restaurants, take aways, 3 pubs, and other shops to suit most needs.The surrounding villages have excellent pubs in need of exploring.

Leisure Facilities
• The Barn is just some 5 miles from some of Cornwall’s most attractive harbours and beaches , such as Rock, Polzeath, Port Isaac, and the ferry across to Padstow.
• Wadebridge town swimming pool and leisure centre is situated on the outskirts of the town nearest to Chapel Amble.

• Wadebridge hosts a 2 screen cinema with all the latest releases in entertainment.
• Two children's playgrounds in Wadebridge are situated on both sides of the Camel playing fields, linked by a bridge (As part of a TVbuild project), with tennis courts and green bowls.

• The Camel trail runs on the old railway track through Wadebridge and make a pleasant walk or alternatively you can hire a cycle and cycle to Padstow or to Bodmin moor in the other direction.

• Fine country walks start right from the front door.

• Golf courses, riding stables, waterskiing, and dingy sailing instruction are available in the area.

Additional Information
• A copy of the Fire risk assessment, and access statement is in the Barn’sWelcome and information pack which will be found on the dining table for each new guest arrival.
• The information pack contains all other safety information and instructions as to usage of travel cot and high chair.

• The Welcome/information pack also contains details of refuse collections and recycling collections, doctor’ssurgeries, A&E, veterinarysurgeries, and other local information such as, restaurants details, take away food outlets.
• We have a key holder who lives locally, and after contacting us (the owner) on 01622 813007 we will endeavourto get an attendance to respond to an emergency.

Future Plans

• Having recently upgraded the kitchen units, cooker extract fan, re carpeted throughout and provided a new rear access door, provided an extra paved patio beside the steps, we will continue to upgrade or replace as and when required.
