Access Statement for Shepherd’s Rest

Introduction

Our cottage is an eighteenth century barn conversion property situated in a small village near Stokesley, North Yorkshire. The property is environmentally friendly and boasts triple glazing and generous insulation throughout. We have tried to provide as much information as possible in this statement, but if you have any queries please do call. We look forward to welcoming you.

Arrival & Car Parking Facilities

There is ample off-road parking outside the cottage.

The property adjoins Easby Grove Farm which is the owner’s house. There are 2 steps up to the front door of the property. The front entrance comprises double doors – both open and both are 66.5 cm wide.

A dusk to dawn lighting system is in operation outside the property.

The key for the door to Shepherd’s Rest will be obtainable from the owner.

General Information

There are two stone steps at the entrance to the property. The first is 25 cm high by 170 cm wide by 55 cm deep. The second is 20 cm high by 140 cm wide by 77 cm deep.

The front door is 133 cm wide in total and the key hole lock 120 cm high.

The back door is 74 cm wide. There is one flagstone step measuring 12 cm high by 65 cm deep by 1 metre wide.

Both doors are operated by the same key.

Inside the entrance there is an understairs storage area with hanging space for coats and room for boots and shoes.

The entrance door opens into the open plan living/dining/kitchen area. To the right are carpeted stairs going up to a half landing with the second double bedroom on the right. Immediately ahead is a shower room and a storage cupboard. On the ground floor, opposite the side of the stairs is an opening to the left which leads to the bathroom. Down three stairs (which are 82.5 cm wide) is the first double bedroom.The stairs are 20 cm high, 81 cm wide and 24.5 cm deep.

Heating is provided by a ground source heat pump. The system is self regulated and the temperature constantly monitored.

There is a wood burning stove in the open plan lounge/dining area. Instructions for use and fuel for the stove are supplied.

Lounge/Dining Area

Front door width 133 cm.

To open the front door from the outside: lift the handle up and turn the key to the right to unlock/key to the left to lock.

To open the door from the inside: lift the handle up, turn key to right to open and release handle. When the door is open a “brake” can be applied to stop the door from slamming shut/keep it open in a certain position . To apply the “brake” simply raise the handle when the door is open; the handle is then pushed down to remove the “brake” before the door can be closedfully.

Back door width 74 cm.

Opening and locking exactly as above.

The living/dining room is open plan with the kitchen area.

There is a square table in the lounge/dining area which can seat 4 people. It measures 110 cm long and is 80 cm wide. Dining chairs are movable with padded seats.

Flooring is wooden with various rugs with grips underneath.

Furniture is movable.

One leather sofa and two covered arm chairs.

Flatscreen TV with remote control. DVD player, CD player, portable radio.

Kitchen Area

The worktop height is standard approximately 91.5 cm.

Electric double oven (top oven door drop down/bottom oven door opens to left) with gas hob at standard height with glass cover.

The sink is standard height with a cupboard underneath.

A dishwasher, fridge and freezer are provided. Also a combined washing machine and drier.

There is ample overhead lighting.

Microwave available.

Breakfast bar with four stools.

Storage cupboards above sink area.

Smoke alarm fitted.

Approximately 115 cm x 125 cm clear working floor space in kitchen area.

Landing

Bedroom 1

Door width 78 cm.

Two single beds which zip together to make a double bed. Each single bed measures 36 cm giving a double bed of 72 cm.

Bed height 64 cm floor to top of mattress.

Non feather duvets and pillows provided.

Bedside table is 52.5 cm high.

Ceiling and over bed wall light.

Largest free space clear of doors and furniture is 203 cm by 377 cm.

Large three section arch window approximately 76.5 cm high from ground. Centre section opens (69 x 121 cm) as fire escape therefore there is no key lock.

To open this window – turn the handle from its down position clockwise a quarter turn – this fully opens the window for access to the outside. For ventilation only, turn the handle from its down position clockwise a half turn. This window is burglar proof as it cannot be opened from the outside.

Bathroom

Door width 67 cm.

Corner bath 60 cm high.

Free space in bathroom free of doors and furniture is 200 cm square.

Power shower with separate cubicle.

Toilet seat height 43 cm.

Flooring is wooden with a bath mat/shower mat.

Ceiling and wall lights.

Wash basin is 86 cm high with vanity unit underneath.

Window has fitted internal adjustable blinds.

Window is opened by a quarter turn to the handle situated at the top of the frame.

Bedroom 2

Door width 72 cm.

One double bed with modern four poster frame.

Bed height from floor to top of mattress is 62 cm.

Non feather duvet and pillows provided.

Bedside table/drawers 59 cm high.

Fitted wardrobe with hanging rail and shelves.

Two wooden chairs.

Central ceiling light and concealed lighting above external door.

External door is 66.5 cm opening onto veranda with twelve stair access to external ground floor (stairs are stone and are 110 cm wide and 18 cm high).

To open the external door lift up the small lever on the door handle and whilst holding this lever turn the handle a quarter turn anti-clockwise to open. When open, the door “brake” can be applied by turning the handle a quarter turn clockwise to keep the door open in a fixed position. To remove the “brake” release the door handle a quarter turn then the door will move freely to close.

Veranda measures 230 cm sq and has table and chairs.

Largest free space clear of doors and furniture is 350 cm by 180 cm.

Shower Room

Door width 66 cm.

Power shower cubicle.

Basin 83.5 cm high with shelf underneath for storage.

Toilet seat height 43 cm.

Velux roof light.

Shaver point.

Over basin mirror with light.

Largest free space measures approximately 187 cm by 98 cm.

Open access to a large pond – children should be supervised at all times.

No pets.

Shepherd’s Rest is not connected to mains sewerage but has its own septic tank facility. Guests are therefore requested not to flush anything down the toilets other than toilet paper.
