Newstead Terraces News

May 2015

Hello everyone.

A little bit of new gossip from the neighbourhood.

Brisbane’s first Pottery Barn and West Elm to open in Fortitude Valley.
North American homewares retailer Williams-Sonoma, Inc. is set to expand into Brisbane, with three of its home-furnishing brands opening on James Street in Fortitude Valley in the second half of the year.
You may have noticed some significant construction happening on the old AECOM site in the Centro and James Street Markets precinct, and wondered what new treats might be gracing the strip with their presence. Well the answer is American retail giant Williams-Sonoma, Inc., which will be launching Queensland’s first Pottery Barn, Pottery Barn Kids and West Elm stores as part of its global expansion.
Set to open in the second half of the year, the stores will be inter-connected, and will provide the brands’ signature services including a free in-home design services, allowing customers to consult with design specialists free of charge.
Newstead Terraces, holding rental returns
Those Landlords amongst us will be pleased to know that I have continued to hold our excellent rental returns in the complex, despite outside pressure and other agents in the areas reducing rates. Those properties rented by me are still reaching a minimum weekly rate of $680 a week.

Noise in the walkway to the bin area. May everyone using the walkway from the Evelyn Street exit and bin room, through the double doors and along the corridor on the ground floor to the lift area please be aware that the noise they are making echo’s and reverberates around the small space and can be very disturbing to those living off the corridor. When you come home at night a little bit light headed on one too many lemonades, or you rush out to the bin room and allow the doors to slam behind you, please spare a thought for your neighbours quietly tucked up in bed for the night trying to get some well-deserved sleep.

Care of your deck area.

Recently we have had a few instances of floor boards rotting on the deck areas on the ground floor apartments. Whilst this is not appear to be something that effects everyone in the complex, you may be surprised to learn that you may be contributing indirectly. The Committee asks that I put in a few lines in the newsletter to remind us all about

Washing Terraces/balconies and being aware that the overflow runs down onto the ground floor decks. It is strongly recommended that you choose a rainy day to wash down your balcony, but if the sun just won’t stop shinning, vacuum your balcony first and then mop it as you would your kitchen floor. The tiles are rough so you will get some fluff off your mop remaining on the deck, and may need to vacuum again once it is dry. Following this system will prevent you from flooding the floors below with dirty water.

Pot Plants on Decks need risers or feet to separate from the Timber or tiles. Without this precaution you will get rotten floor boards and rust marks on the tiles.

And a Gentle reminder of Rules regarding Washing visibility – Internal terraces especially, your washing should not be hanging anywhere that is visible from outside your lot. Please be a bit conscious of where your smalls are hanging and whom can see them. This also applies to towels hanging over railings to dry.

Many thanks Georgina
