FOR PLUMBING

THREADED GAS VALVES – EIGHTY [80]

Bi-Annual Inspection:

1.  Valve will be cycled.

2.  Valve will be lubricated.

Gate Valves - Five (5)
Annual Inspection:
1.  Gate Valves will be cycled
2.  Packaging will be inspected for leaks and tightened as needed

BALL VALVES – THREE HUNDRED FORTY NINE [349]

Annual Inspection:

1.  Ball valves will be cycled.

2.  Packing will be inspected for leaks and tightened as needed.

LOCKING BALL VALVES – NINTY SIX (96)
Annual Inspection:
1.  Locking Ball Valves will be cycled.
2.  Packing will be inspected for leaks and tightened as needed.

FLANGED GAS VALVES – FOUR [4]

Bi-Annual Inspection:

1.  Valve will be cycled.

2.  Valve will be lubricated.

SOLIDS INTERCEPTORS Twenty Five (25) Monthly Inspection:
1. Remove sediment interceptors from piping and power wash cylinders.
SAND TRAPS AND TRENCHES FOUR (4)
1. Installed sediment (traps) interceptors will be cleaned and inspected.
2. Trenches will be cleaned and inspected.

FIRE SPRINKLER ZONE VALVES Twenty Nine(29)

Quarterly Inspection:
1.  Complete inspection of zone valves with Triangle Fire Protection.
2.  Meet all quarterly and annual inspection tests to be in compliance with code.
TRAP PRIMERS Ninty Six (96)
Bi-Annual Inspection: / `
1. The primer valve will be cycled to verify proper function.
2. The primer and distribution block will be inspected for leaks.

EYEWASH STATIONS / SAFETY SHOWERS and LEONARD TMVs Thirty One (31)

Bi-Annual Inspection:
1.  Inspect physical condition of Leonard TMV piping and fittings.
2.  Verify operation of limit stop check valves.
3.  Record any adjustments made to the mixing valve.
4.  Inspect and cycle the isolation valves.
SOLENOID VALVES Sixteen (16)
Annual Inspection:
1.  Valve operation will be tested by tripping & resetting all Emergency Gas Shutoff stations as indicated.
2.  The solenoid valve will be inspected.
DUPLEX BOOSTER WATER PUMPS Two (2)
Quarterly Inspection:
1. Check pumps for unusual noise or vibration.
2. Lubricate pump and motor bearings.
3. Inspect motor wiring and record amp draws.
4. Inspect couplings and verify alignment.

SINK and FAUCET INSPECTION Thirty Two (32)

Quarterly Inspection:
1.  Inspect hardware for defects and note any discrepancies.
2.  Perform minor repairs at time of inspection.
3.  Replace any defective parts from on hand stocks.
VACUUM BREAKER INSPECTION Fifty Five (55)
Quarterly Inspection:
1.  Inspect hardware for defects and note any discrepancies.
2.  Perform minor repairs at time of inspection.
3.  Replace any defective parts from on hand stocks.
FLOOR DRAINS One Hundred Twenty Three (123)
Monthly Inspection:
1.  Add (1) small bucket of water to the floor drain.
2.  Inspect condition of floor drain. Note any discrepancies.
PRESSURE REDUCING VALVES Sixteen (16)
Annual Inspection:
1.  Remove and inspect the PRV strainer element.
2.  Inspect physical condition of PRV assembly, piping, gauges and fittings.
3.  Inspect and cycle the PRV isolation valves.
WATER HEATERS 500GALLON Two (2)
Quarterly Inspection:
1.  Sediment removal: The drain valve will be opened and storage tanks flushed.
Annual Service:
1.  Water side, disassembled, flushed; lime scales removed and reseal with new seal kits.
2.  Clean, inspect and close fireside and gas burner.
3.  Replace flame rod and electrode safety check.
4.  Complete combustion and safety check.
INSTANTANEOUS WATER HEATERS Two (2) Quarterly Inspection:
1. Clean wye strainer on domestic water supply piping.
2. Verify that outlet temperature is equal to set point.
3. Verify the unit is drawing power only when there is flow.
RPZ BACKFLOW PREVENTOR Three (3)
Annual Service:
1. The RPZ valve will be inspected for leaks.
2. Test check calc. #2 for tightness against reverse flow.
3. Test shut off #2 for tightness.
4. Test check valve #1 for tightness.
5. Test the operation of the relief valve.
Quarterly Inspection:
1.  Conduct visual inspection of RPZ valve and note discrepancies.
BACKFLOW PREVENTOR Seventy One (71)
Quarterly Inspection:
1.  Inspect the backflow preventer and perform repairs as needed.
2.  Inspect and cycle the isolation valves.
VACUUM PUMPS Twelve (12)
Quarterly Inspection:
1.  Perform inspection of each unit.
2.  Change oil annually on each vacuum pump or as needed.
HOSE REELS and AIR STATION Seventy Seven (77)
Quarterly Inspection:
1.  Inspect physical condition of equipment.
2.  Check for air leaks.
3.  Inspect and cycle isolation valves.
GAS MANIFOLD Fifteen (15)
Annual Service:
1.  Inspect physical condition of gas regulator.
2.  Inspect piping, gauges, fittings and valves.
3.  Inspect and cycle isolation valves.
4.  Perform leak check of gas regulator and piping as needed.

500 GALLON ACID NETRUALIZATION TANK – ONE [1]

Annual Service:

1.  Limestone chips will be replaced.

2.  Clean and inspect

500 GALLON SEDIMENT TANK – ONE [1]

Annual Service:

1.  Clean and inspect and remove sediment

15000 GALLON HAZARADOUS STORAGE TANK – ONE [1]

Annual Service:

1.  Clean and inspect

OIL/ SEDIMENT SEPARATOR – ONE [1]

Quarterly Inspection:

1.  Separator will be inspected and cleaned if required.

COOL DOWN TANKS – TWO [2]

Quarterly Inspection:

1.  The bucket will be removed and cleaned

2.  The screen will be removed and cleaned.
