Short Term Rental Contract

1; This contract between Paul Engelke of 463 Garfield Rd Troy N.Y 12180, 518-279-3971, here on

known as Property Owner, and (name)_______________________________________,

2; Contract is for the short term lease of 883, Smead Road, Wardsboro Vt. The term of Lease shall run

from (dates)______________________to________________________for a total of ________ (nights),

at a cost of $_______________ per night for a total of $_________________ (excluding cleaning fees).

3: Said property at 883 Smead rd. includes entire home, heat, electric, firewood, toilet paper, towels, cookware, dishware, driveway snowplowing, satellite TV, VCR/DVD combination.

4: 7 Queen Size beds, 1 fold out couch, supplied with clean bedding. Upon departure, all blankets, bedspreads and pillows shall be folded and placed on bed; sheets and pillowcases are to be left for cleaning service inside front entrance.

5: Due to winter conditions Lessee agrees to keep entranceways, decks and steps clear of ice and snow. And agrees to Hold Paul Engelke or any other person or entity with interest in 883 Smead Road, harmless from any injury to himself, guest or visitors.

6: Lessee agrees that he and his guest will take good care of 883 Smead Rd and its contents, and leave it in as good as condition as it was upon arrival.

7: Garbage is to be placed in plastic bags and stored in garbage bins.

7A: Garage and contents are off limits for any use or purpose.

8: Linen fee of $150 is mandatory. The check is to be made out separately to Paul Engelke.

9: Lessee must be 25 years old or older and supply with this signed contract a copy of lessee driver’s license, a copy of 2 credit cards in the lessee’s name and a $1000 security deposit paid by check. Thirty days prior to occupation date, payment in full shall be received by Property owner in the form of a bank cashiers check.

Security deposit will be returned as soon as property owner has inspected property (approximately 10 days) and found it to be in good condition. Lessee agrees to allow Property Owner to withhold any amount due from security deposit for damage repair caused by Lessee’s neglect or abuse. Lessee also agrees to pay all repairs and labor over and above deposit amount and gives Paul Engelke permission to charge supplied credit cards any amount above and beyond deposit amount for damages to said property. Vermont can be very inhospitable at times, and at times things break down on there own, therefore no refunds or credits will be given for items such as power outages, entrapment, lack of access due to snowfall or appliance failure.

10: Lessee agrees to allow and gives permission to Property Owner to access lessee’s credit report or profile by any credit reporting agency of Property Owners choice.

11: Lessee will notify Property Owner immediately of any non working apparatus or appliance and Property owner agrees to have it repaired as soon as possible.

12: Lessee agrees to give access to repairman or Property owner at any time for emergency or repairs that need immediate attention.

13: No pets are allowed on property

Lessee and Property Owner agree to the above terms.
