1.) This site is part of an overall shopping center that was approved by a Detailed Site Plan, DSP-09004 in 2009 for an integrated shopping center with eating and drinking establishment pad sites with drive-thru services. Since the DSP was approved and new Council Bill, CB-19-2010 was then approved to allow the use of eating and drinking establishment pad sites with drive-thru services to be located in an integrated shopping center sharing the same access which then allowed the Taco Bell use by right. However the DSP-09004 plan is the only plan that has been used in the past for this site and will need to be used for the proposed exterior work to the Taco Bell. You will need to obtain a copy of the DSP-09004 plan and indicate the Taco Bell on that plan for review and cross-out the DSP-09004 certification box and add a note to the plan to Reference “CB-19-2010 approved and DSP is no longer required”. 07-10-14 Comment Stands. 2.) Need to submit a site plan to demonstrate the proposed exterior work. The plan submitted/uploaded in Project Dox appears to be an areal photo which is insufficient for zoning review. Need to clearly demonstrate the drive aisle widths, parking space dimensions, dimensions of the proposed work, Limits of Disturbance, etc. on a plan in conformance with Section 27-254 of the Prince George’s County Zoning Ordinance. 07-10-14 Comment Stands.
