Monthly Owners Update – January 2017

HAPPY NEW YEAR!!!

I hope all of you had a Merry Christmas or Happy Chanukah! I know a few of you made it down to One Seagrove Place (OSP) during the holidays. It was great meeting those of you who dropped in and I look forward to meeting many more.

The new year saw us lose one of our most valued team members. Nolan Roussel moved down 30A to Emerald Waters. It is an opportunity for him to continue to grow in this field and we wish him well. We have already received around 25 applicants for the vacant position and will begin screening them next week with the goal of having a replacement on board prior to spring break. In the meantime, Penny and Jack are here to help you with your needs.

December was a busy month for the OSP Team. In the maintenance arena we continued with the installation of the sliding glass doors; continued installing new dryer vents on the outside of the building; finished installing the new fencing around the pool and grill areas; installed surge protectors for the building to mitigate potential damage from lightning; installed the new AC/heater in the maintenance area; installed the new heater for the pool; contracted for the installation of a handrail for the steps at the beach; replaced a damaged parking bumper; ordered new and consistent signage for the beach, elevator landing and luggage cart areas; installed motion sensors in the community restrooms; replaced four sections of broken sand fencing on the beach; completed the quarterly building inspection list; painted the portico sides and gutters; contracted to have the magnolia tree by the cart area removed; and replaced the motor on the north elevator in addition to all the minor maintenance items that popped up.

In the Rental Program / Administrative areas we contracted for our 2016 with Carr, Riggs and Ingram; we finished the migration of our website to WordPress CMS which allows us to update most of the content as opposed to submitting a work order ticket to have it changed; received bids for replacement of the remaining first floor doors that were not replaced in the last go round; met with SimpleHR to get another PEO bid; held our annual staff Christmas party and distributed the bonuses you and the Board were so gracious enough to provide; began a review of our new owner packets for updating and other revisions; completed all our annual evaluations; executed our legal services retainer agreement for 2017; contracted for the installation of the new phone system which will allow us voicemail by the end of January; contracted for an ad in the Southwest Airlines February in-flight magazine; initiated action to open a TripAdvisor account for OSP in-house rentals; and continued negotiations with AT&T on renewal of the roof lease.

A couple of situations have arisen with the replacement of the sliding glass doors. The schedule for installation now goes through March. For those of you not on the in-house rental program, you should consider having your housekeeper come through after your doors are installed as the team takes care of the big items but is not equipped to handle all of the dust residue that is a by-product of the installation. We are wrapping up the deposit issue on the doors. As of last Thursday we were down to the last five units needing to submit their deposit. I just want to thank everyone for making this process smooth.

We got some great news when the results of our balcony core sample inspections came back. There is no evidence of any salt intrusion into the balconies. Another sign of a well-built building.

Finally, our winter guests have started arriving. They seem like a great group of folks and have enormous respect and love for OSP.
