Things to Remember
· Security Deposit Disposition Letter should be sent with a refund to tenant within the 30-days after move out. If no refund the letter still needs to get mailed within the 30-days after move out. REMEMBER TO SENT CERTIFIED MAIL 30 DAYS THIS IS THE LAW
· Tenant Move-Out Notice should be done. Tenants must put their 30 day notice in writing.
· Tenant Move-In and Move-Out Inspection Sheet should be done. The Move Out information should be on the same form as the move in information. Make sure you get the resident to sign this form after the move out walk through.
· Vacate Report. This is VERY IMPORTANT. The report should be completed and sent to the Lynn Carty no later than 14 days after the move out. If the resident is being charged for damages and the repairs have not been made estimate based on our charge listing and previous expenses based on past charges.
· If a tenant has damages charges we always keep copies of the work orders completed that the resident was charged in the actual tenant file along with the pictures. We also keep copies of all the work orders for the make ready in the tenant file. All original work orders get filed in the work order folders.
· Do Not forget to update your vacancy claims spreadsheet.
