Full-time, classified staff position for Maintenance and Operations
SALARY: Washington State Department of Human Resources range 36 step A, $2499 per month followed by periodic increments to $3229 per month subject to legislative funding. Mandatory six to twelve month probationary period.BENEFITS: Big Bend Community College provides a robust benefits package. SCHEDULE: Basic work schedule is 3:30pm to 12 midnight, Monday through Friday. Hours of any position may be adjusted to meet the needs of the department.

POSITION SUMMARY:
Reporting to the Director of Facilities & Operations, this position is responsible to supervise operations and personnel in the custodial care of campus facilities. Responsibilities include supervising full and part-time employees in cleaning and custodial services, determining cleaning needs of campus facilities, inventorying and ordering custodial supplies, scheduling deep cleaning, evaluating the performance of subordinates, and interviewing personnel being considered for employment. In addition, this position is responsible to provide safety training for assigned personnel and maintain a follow-up program on accidents and safety prevention techniques.
REPORTING RELATIONSHIPS:
Reports to: Director of Facilities and Operations
Employees Supervised: 9 full-time, 2 part-time
ESSENTIAL JOB DUTIES:
1. Determine staffing needs for buildings; oversee activities in assigned area of responsibility. Regularly assign, instruct, and check the work of employees. Coordinate staffing and oversight of special cleaning projects.
2. Evaluate the total work of employees against established standards. Inspect assigned areas to determine whether work has been properly performed. Counsel employees on performance; issue corrective action as needed.
3. Train employees in new product and equipment use. Conduct regular department training on equipment, safety, and cleaning techniques.
4. Work with the Human Resources Office to source qualified candidates. Interview applicants for job openings and make recommendations on selection.
5. Coordinate set-ups and take-downs for special events both during the administrative workweek and on weekends. Documents and approves staff hours associated with these events.
6. Assist the Director in maintaining budget control for labor and materials. Prepares reports as requested.
7. Evaluate, order, and maintain inventory of custodial supplies. Distribute equipment and supplies as needed. Meet with vendors to learn about new products. Tests products and recommend purchase of equipment, supplies, and machinery.
8. Ensure cleaning equipment is maintained in proper working order. Identify, report, and take action to resolve maintenance problems.
9. Report and act-upon building security, maintenance, and potential safety hazards.
10. Support, manage, and explore new and existing green cleaning practices and initiatives.
11. Enforce state, local, and department safety rules and regulations.
12. Use MS Suite (Word, Excel, and Outlook), Megamation software, and the college’s online timecard system in support of administrative functions.
13. May be a working supervisor performing custodial tasks, when required.
OTHER WORK ACTIVITIES:
1. Maintain professional growth and development through seminars, workshops, and professional affiliations to keep abreast of latest trends in field of expertise. Attends college or department meetings as needed. Attends required training on topics such as cleaning methods and techniques, First Aid, CPR, working relationships, etc.
2. Ensures no injuries to self or others by following safe work practices and policies. This includes, but is not limited to: security and safety, understanding of MSDS, equipment, fire, disaster, hazardous waste, safe lifting, and body mechanics.
3. Ensures compliance with college policies and procedures and state and federal regulations.
4. Conducts self in a professional manner and ensures the interaction with team members, other support groups, and the public is conducted in a courteous and efficient manner conducive to the college’s values.
5. Performs other duties and responsibilities as may be required.
DUTIES OF THE POSITION REQUIRE EXPERIENCE AND KNOWLEDGE IN:
1. Experience in housekeeping, janitorial, general or building maintenance or custodial work.
2. Knowledge of custodial chemicals and Material Safety Data Sheets (MSDS).
3. Knowledge of positive and proactive customer service standards.
DUTIES OF THE POSITION REQUIRE THE ABILITY TO:

6. Ability to operate complex custodial equipment such as high-speed floor buffers, polishers, and shampooers.
7. Ability to safely and competently use moving and loading equipment such as hand trucks, dollies, and carts.
8. Ability to prioritize and perform multiple tasks; handle interruptions appropriately and return to incomplete tasks.
9. Follow established practices of using public funds and resources appropriately and follow all applicable state policies and procedures.
10. Ability to communicate clearly in writing, face-to-face, or over the radio.
11. Ability to find creative solutions to complex problems.
12. Ability to work independently and reliably. Regular and consistent attendance is expected.
GENERAL QUALIFICATIONS:
1. High school diploma or equivalent.
2. One year of experience of custodial, janitorial, or general building maintenance.
3. Two years of experience supervising or directing others.
4. Physical ability to handle heavy equipment and materials weighing 35-50 pounds daily, 50-75 pounds occasionally, and over 75 pounds in some instances, where assistance may be required.
5. Willingness and ability to perform work indoors or outdoors in all seasons, all types of weather and with high noise levels from tools and equipment.
6. Proficient in Microsoft Suite products including Word, Excel, and Outlook.
7. Willingness and ability to work established works schedule, and accept shift and overtime scheduling to meet the needs of the department.
8. Must possess a current valid Washington State driver’s license without pending risk of loss and current proof of insurance coverage.

This position requires the physical ability to handle heavy equipment and materials weighing 35-50 pounds daily, 50-75 pounds occasionally, and over 75 pounds in some instances, where assistance may be required. Work is performed indoors or outdoors in all seasons, all types of weather and with high noise levels from tools and equipment.
Frequently walk from building to building. Regular computer use and exposure to terminal screens in performing work assignments. Kneel, stoop, crouch, crawl, reach, and climb ladders frequently during the course of the shift.
