ARC Shed Approval Guidelines

·  All sheds shall be classified as accessory buildings and shall meet all applicable

requirements of the City of Apex Zoning and Building Codes. The intent of

a shed is for use as a storage facility.

·  Where there is a discrepancy between the requirements of the City of Apex

regulations and the Symphony Run Homeowners’ Association, the requirements

of the City of Apex shall govern.

·  Accessory buildings that are visible to neighbors and common properties should and depending on location must also include landscaping techniques to soften and/or screen the effect of the accessory building. Accessory buildings should be located at the lowest part of the yard to minimize visibility. Sheds, Outbuildings and other Structures including Dog houses must be designed to respect the “visual rights” and aesthetic interests of neighbors. The ARC reserves the right to require additional or different landscape techniques or requirements after the Shed is built and finished to soften the effect it created.

·  All Sheds, Outbuildings and other Structures must be maintained in good condition. If the accessory building becomes an eyesore, it will be in violation of the Covenants.

·  The shed shall not exceed 15 feet in height as defined as the vertical distance measured from the surrounding natural grade to the top most element of the structure.

·  The shed shall be constructed of Hardiplank siding, with paintable solid trimmed corners and the primary color of the shed shall match the primary color of the house. Trim of the shed shall match the trim color of the house. For an all brick home it must be a color that compliments the house. If located in the woods, a color that more matches its surrounding might or should be more appropriate. The ARC reserves the right to require on a color change, if the color used doesn’t meet with the location placement surroundings and its visibility from the road or surrounding properties.

·  The shed shall have roof shingles which shall match the color and type of the

shingles on the house.

·  Exterior wall surfaces of Sheds, Outbuildings and other Structures made of steel or metal are not permitted.

·  The shed shall meet the setback requirements of the City of Apex Zoning

code of 10 feet from the side lot lines and shall not be placed in a drainage or utility easement.

·  The shed shall not be placed in a front yard or side yard. Note that corner lots within this subdivision have two front yards and one back yard.

·  The shed shall have a floor constructed of either concrete or wood.

·  A site plan showing location and size of the proposed shed along with dimensions to the existing house and property lines shall be submitted to the Symphony Run Homeowners’ Architectural Review Committee (ARC) for approval. Upon acceptance by the ARC, the homeowner shall obtain all necessary permits from the City of Apex Building Department prior to the commencement of construction. No City of Apex Building Permit is required if the length or the width of the structure doesn’t extend past 12 feet.

·  Due to the large size of some lots with wooded areas, exceptions can, but not always made to color and building materials. But all Sheds placed in cleared areas or within 125 feet from the street of a front yard must meet the strict guidelines.

Note: These Shed requirements might not be all-inclusive to meet the Application Approval process.

Application Process – Drawings to be submitted (see samples)

·  Site Plan – this diagram will indicate the size of the existing lot (length and

width), size and location of the existing dwelling (including garage) and the size

and location of the proposed shed. Scale for Site Plan is to be 1” = 20’.

·  Elevation Views – this can be a photo, drawing, catalogue cut sheet, etc. that will

illustrate the front, rear and side elevation views of the proposed shed. Indicate

on an elevation view the height of the proposed shed. Suggested scale for

drawings is ¼” = 1’ same as City of Apex.

·  Topographic map indicating placement of shed on property. Map is to show

existing easements.

·  Completed two (2) copies of Architectural Review Committee Improvement Application.

·  Two copies of Site Plan, Elevation Views and Topographic Map

Please give the ARC time to process an application. The ARC could ask for more time beyond 30 days or more information might be required of you. The process might require a site visit along with discussions amongst surrounding lots.
