Purpose / This unit standard is for Building Control Surveyors who are required to complete building inspections for small buildings. People credited with this unit standard are able to: complete the pre-inspection process of building inspections for small buildings; complete building inspections for small buildings; and complete the post-inspection process of building inspections for small buildings.

Outcomes and performance criteria

Outcome 1

Complete the pre-inspection process of building inspections for small buildings.

Performance criteria

1.1Documents required for inspecting a small building are obtained in accordance with the requirements of the quality management system (QMS).

1.2Equipment required for inspections is operated in accordance with manufacturers’ instructions and QMS.

Rangeequipment includes moisture meter and any four of the following – probe, post hole borer, penetrometer, sheer vane tester, inclinometer, measuring tape, personal protective equipment (PPE), levels.

1.3The process for booking building consent inspections is completed in accordance with QMS.

Outcome 2

Complete building inspections for small buildings.

Performance criteria

2.1Compliance of small buildings is established with the building consent approved documents and Project Information Memorandum (PIM) in accordance with QMS.

Rangeincludes but is not limited to – building materials, construction, type, size, and spacing of all building components.

2.2Compliance of small buildings is established with the Building Code and manufacturers’ product specifications and warranties.

2.3Compliance of small buildings is established in terms of bulk and location requirements in accordance with the District Plan.

2.4Any amendments to the approved consent documents are made according to the Building Act 2004, District Plan, and QMS.

Outcome 3

Complete the post-inspection process of building inspections for small buildings.

Performance criteria

3.1The inspection is documented in accordance with QMS.

3.2The compliance actions are documented in accordance with QMS.

3.3Documents are stored in accordance with the Building Act 2004 and QMS.
