Q: What documents must I have now that I have moved in?
A: If you did not receive the Declaration, Bylaws, Association Rules and Regulations at closing, YOU MUST GET IT NOW. Go to the FORMS page and download theWillow Walk of Lockport ByLaws file. Read these documents carefully. They govern what you can and cannot do.

Q: Can I plant flowers anywhere on the property?
A: You can plant your own plants in any mulched area. All we ask is for you tonotify usif you will be planting perennials. Since they return every year, we would like to know they are there. There is more information on what you can and cannot plant in the Rules and Regulations document.

Q: Do I need a vehicle sticker in the City of Lockport?
A: Yes you do. You need to purchase one within 30 days of establishing residency. Vehicle stickers can be purchased at the following locations:

Q: What else should I do when I first move in?
A: Make sure the association has your accurate contact information. Contact the Property Manager at Cornerstone Management toadd your correct resident contact information. Accurate homeowner records are very important to the efficient operation of the association.

Q: Where am I allowed to park?
A: TheONLYplaces allowed for vehicle parking are the two spots inside the garage and the two spots directly in front of your garage.

Q: What am I responsible for and what is the association responsible for?
A: For a detailed list, consult the Maintenance Responsibility Checklist on the Maintenance Questions page of our site. Essentially, you are responsiblefor the inside of the unit, and the association is responsible for the outside of the unit, although there aremany exceptions to this rule. Youare responsible for everything inside your unit, the exterior doors and associated trim and windows. You are responsible for your patio slab, for watering the grass and landscaping, and maintaining your garage door.The associationis responsible for all of the exterior grounds, driveways, walkways, and sidewalks.The associationis also responsible for the roof, siding,and the major structural components of the buildings.

Q: Can I put a storm door on my house?
A: Yes, as long as the color matches your trim and it is a Full View door, you can install one without requesting approval. All other storm doors require association approval.

Q: What approval do I need to have a Satellite Dish?
A: You simply need to fill out an Architectural Request form and send it in. You can download this form on theFORMS page of this website.

Q: How can I contact the association with a question or request?
A: The first person you must contact is always the Property Manager. This person is the day-to-day manager of the subdivision.Our property manager is:

Q: What does my monthly assessment payment pay for?
A: Your monthly assessment payment is distributed over a number of items the association pays for. The largest amount is the water/sewer/trash bill from the City of Lockport. The next largest dollar amount covers the contracts for landscaping, snow removal, management fees,and seal coating. Money also goes into funds for replacement of materials including trees and shrubs along with money set aside for general maintenance. Finally, a portion of your assessment is set aside in our reserve account and will be used for major projects and major replacements.A copy of the yearly budget is available by contacting the association.

Q:Is there a place that I can drop my monthly assessment without putting it in the mail?
A: Currently,you must mail the monthly assessment to the address listed on your bill, or participate in our Auto-Debt payment feature. Please contactCornerstone Management for information about the Auto-Debtoption.
Q: How do I setup my Utilities?
A: There is a complete list of the local utilities on the Community Linkspage of this website.

Q: Can I get involved in the association?
A: Absolutely! Several committeeswelcome homeowners and residents’ involvement. In addition, each fall we hold general elections for the condominium Board. We would like to know your comments, concerns, suggestions, and opinions.
