MANAGEMENT AUTHORITY

Property Management Service:

·  Screen all tenants, checking references from previous landlords.

·  Tenant credit checks.

·  Routine inspections of your property followed by a written report.

·  Notification of any maintenance required.

·  Rents collected by automatic payment, cheque or cash, then deposited the first week of the month and followed by a statement. (We do also have a mid month payment around the 15th of the month if you would prefer.)

·  Notification when a tenant gives notice.

·  Property advertising when a new tenant is required.

·  A tenancy agreement is signed, and a bond of four weeks rent will be deposited at Tenancy Services in Wellington.

·  Final inspection done at the end of the tenancy and if all is clean and tidy and undamaged the bond will then be released.

·  We will represent you at the Tenancy Tribunal, should it be necessary.


Tenant Rules:

Davies Property Management enforces a range of rules to ensure proper treatment of your property.

§  ANIMALS:

Only with written permission of the landlord and in accordance with local by-laws.

§  SUB-LETTING:

No sub-letting permitted.

§  PAINTING:

Only with written permission of the landlord.

§  MAINTENANCE:

Any repairs to be paid for by the landlord must first be reported to and authorized by the agent. Tenant to advise agent of contact telephone number. If the fault is due to negligence or an accident on the part of the tenant, the tenant shall be responsible for the repair. If it is found there is no fault with an appliance and the call has been actioned by the tenant’s inexperience, the tenant shall be responsible for the cost of repairs. If key instructions are not adhered to and the tradesman cannot gain entry, the charge will be passed to the tenant to pay.

§  GARDENING:

It is expected that weeds be kept to a minimum in garden beds and elsewhere.

§  INSPECTIONS:

Inspections will be made “by appointment” at regular intervals.

§  COMMENCEMENT OF TENANCY:

At the commencement of the tenancy you are allowed (7) days to bring to our attention anything that was not apparent at the time of occupancy.

§  INSURANCE:

The Landlord is not responsible for any damage to tenant’s goods. Tenants should insure against this.

Inspections

We ensure that all properties we manage are kept to an appropriate standard. To ensure this standard we carry out regular inspections, which are completed via a strict inspection checklist.

§  CURTAINS

Net curtains must be hand washed. Venetian blinds to be dusted or washed if required.

§  BATHROOM

All hard surfaces to be cleaned.

§  TOILET

Cleaned and bleached if discolored.

§  CEILINGS

Mildew in any rooms should be cleaned off.

§  KITCHEN – STOVE

Stove should be cleaned with oven cleaner, Outside of cupboards and walls should be washed if required.

§  LAUNDRY

Tub and laundry in general should be tidy and clean.

§  LOUNGE AND BEDROOMS

All these rooms should be tidy. No clothes or the like on the floors, this will enable the carpets to be viewed. Window sills, skirting boards etc should be dust free.

§  FLOORS

Vinyl floors should be washed.

Carpet should be vacuumed or cleaned by a carpet cleaner if it is stained or dirty.

§  WINDOWS

All windows cleaned, inside and out.

§  LIGHTSHADES AND LIGHTSWITCHES

Wash all plastic or glass light shades. Remove finger marks from the switches.

§  LAWNS AND GARDENS

All gardens need to be weeded. Lawns need to be mowed. All household and section rubbish, including bottles and paper need to be removed.

2)  To reassess and adjust the rental as required.

3)  To arrange new tenancies as and when the property becomes vacant.

4)  To advertise for tenants, as and when necessary on my behalf

5)  To obtain a credit check on any prospective tenant when instructed.

6)  To carry out “check in” inspections and six monthly “periodic” inspections, such inspections being inclusive within this management charge. More frequent inspections can be carried out at a charge as per the attached schedule.

7)  Such authority shall be for an initial term of 12 months subject only to the following exceptions;

-  One months notice can be given on vacation of a property by a tenant.

-  Following the initial 12 month fixed term, notice must be a period of two calendar months by either the Landlord or Agent.

8)  To effect repairs to the property as and when these become necessary in accordance with the attached schedule. Repairs in an emergency situation to protect health and safety of the tenants shall not require my approval.

9)  To appoint, at your discretion, a debt collector to pursue any outstanding judgments. I agree to pay such reasonable charges as may be authorised by me at such time.

10)  To deduct from rents collected, all authorised charges and disbursements. All charges are subject to variation at one months notice (except in the first 12 month fixed term).

11)  I/We as owners acknowledge and indemnify Davies Property Management against all actions/claims/costs and expense whatsoever, which may be taken against the agent in the course of and arising out of the proper performance of the Agent's duties as the Property Manager or the exercise of any powers, duties or authorities contained in this Management Agreement.

12)  The owner hereby agrees that the Agent has the right to assign this agreement to a third party without limiting the owner’s rights to terminate this agreement subject to those provisions contained in Clause 7.

13)  The property schedule and its contents form part of this agreement.
