The Premises are to be used as a family residence occupied by not more than ______persons. The tenant agrees that all furniture and personal property placed in the premises shall be at tenants risk. The tenant is highly advised to have a “Renter’s Insurance Policy”in place at occupancy and during the entire lease period. The tenant will be responsible for applying for all utility services before taking occupancy, paying all required utility deposits, and for monthly usage. Please note that this is a non-smoking complex.

A Security Deposit equal to one-month lease is required. 50% of the Security Deposit plus a $25non-refundable application fee is required. Applicant can avoid processing fee by providing current credit report. If the application is not approved, the 50% Security Deposit will be refunded within 10 days. The balance of the security deposit plus the first months lease payment of $ ______is due and payable to the Landlord prior to occupancy. If the applicant should fail to execute a Lease and/or fail to occupy the premises, the entire deposit herein shall be forfeited to compensate the Landlord for vacancy and/or damages.
