WASHERS AND DRYERS INSTALLED BY RESIDENTS
In housing complexes where washer and dryer outlets are not designed within the unit, and residents desire to install their own personal washer and dryer instead of utilizing laundry facilities, the following policy shall be used:
Prior to the installation of the appliances, residents shall request permission, in writing, to install the units within their apartment. So basic guidelines can be followed between the residents and the Housing Operations Department during the installation, follow up inspections shall take place.
1)Installation of the washer and dryer shall not create a fire hazard,
block access and egress to the apartment, and not overload any of the
existing circuitry within the unit. The washer and dryer installation
shall not require any additional modifications to the normal drainage,
electrical, ventilation or other systems within the units.
2)The type and size of machines permitted in the unit shall be standard
apartment-size washer and dryer commonly referred to as stackables.
The washer shall have proper adapters to tap onto the existing faucets
and also have drain flow restrictions. The dryer shall be vented into a
dryer bucket. No dryer vent shall be exhausted through the window,
back doors or directly into the living space. No washers shall be
drained through the window, doors, or directly onto the property. All
washers and dryers shall be on wheels or casters so as not to damage
floors or tile.
3)Any damages resulting from the washer or dryer shall be due and
payable at the time of the repair work in accordance with Operating
Procedure #8. However, to also cover abnormal wear and tear during
move out there shall be an additional security deposit of $75 due and
payable at the time of the request for the washer and dryer approval
or in accordance with LMHA’s procedure for repayment agreements.
This security deposit is refundable, less wear and tear, at the lease
termination. Any abnormal wear and tear shall be deducted from this
deposit.

4)In housing complexes where the authority pays the cost of the utilities
(water, electric, etc.) the residents will be required to pay an
additional monthly fee of $10.00 per month.
5)Residents are responsible for their own equipment. The housing
authority assumes no liability resulting from its ability to supply
utilities or systems utilized by the washer and dryer. Residents are
required to immediately report any leaks, overloads or other
problems associated from the washer/dryer usage. Residents are also
required to stop usage of any appliances that are damaging to the unit
or systems supplied by the LMHA.
6)Continued damage to the unit beyond normal wear and tear shall
result in the housing authority requiring the resident to remove the
equipment permanently from the unit.
