REQUEST FOR QUALIFICATIONS
ARCHITECTURAL DESIGN SERVICES
FOR THE REHABILITATION OF A RESIDENTIAL FACILITY
PROJECT DESCRIPTION
The Town of Killingly, on behalf of United Services, Inc. is seeking proposals from qualified architectural firms to prepare construction documents and associated construction bidding and monitoring activities for the potential rehabilitation of a residential facility. The project has been budgeted for approximately $600,000 to complete design work and associated costs through the end of construction and construction costs. The Town of Killingly will submit a grant application to the State of Connecticut Department of Housing due on April 12, 2018. One hundred percent (100%) construction drawings and specifications will be required at the time of application. If funded, the project will continue to construction completion.
The project will replace heating/cooling system, electrical and plumbing upgrades, replace the kitchen and bathrooms, add a bathroom, replace doors and windows, replace roof and siding, pave driveway in the single family property.
SCOPE OF SERVICES
- Meet with United Services and Town of Killingly staff to discuss the project requirements.
- Prepare 100% drawings, specifications and cost estimate (on forms provided) for the rehabilitation project before March 27, 2018 to be submitted with the grant application.
3.Forward application to Eversource to determine potential energy credits available to the project.
4.If funded, meet with Town of Killingly and United Services staff, revise construction documents and specifications, if necessary and assist the Town and United Services with project bidding.
5.Submit plans required to obtain a necessary building permit.
6.Review bids and recommend contractor.
7.Monitor construction activities including shop drawings, change orders and construction close-out.

It is anticipated that the selected firm will begin immediately. One hundred percent (100%) drawings, specifications and cost estimate will be due no later than March 27,
2018 and if awarded, final construction documents will be due within one (1) month of restart.
QUALIFICATIONS
The Qualification package should contain a letter of intent, the firm’s qualifications and related experience, and available manpower with resumes of the key personnel expected to be assigned to the project. The firm will be selected based on a combination of qualifications and expertise. The Town of Killingly and United Servicesreserves the right to reject any or all proposals, in whole or in part, or to waive any informality in the proposals received if it deems it to be in the best interest of the organization to do so.
