Top /Bottom Construction Update
Building 1- water intrusion/ stucco repairs to the right front gable area have been completed.
Building 2- in the final stages of painting. Residents will be notified when entry into lanais is necessary. Please have the lanai area cleared so painters can move about freely. Landscaping and lighting scheduled for mid- August.
Building 3- roof completed. Owners in Bldg. 3 can request a wind mitigation certificate to save on Homeowners Insurance, contact Kathy: for a copy.Painting will commence in the next couple of weeks; residents will be notified when pressure washing starts.
Building 6-New roof installation scheduled to begin in September. This area will be considered a construction zone and parking in front of the building will be limited. The stucco issue is nearing completion on the right hand side of building 6. Able Builders will immediately start work on the right hand side so expect scaffolding in the air conditioning area. This work will directly affect unit(s) 612, 622 and 636 as the windows will be replaced, resident s will be notified when unit entry is necessary.
Tennis Courts-Resurfacing and striping is complete so get out and enjoy!
Pressure Washing and Painting- Nagele Custom Contracting has started power washing the garage and carport roofs on the property. Robin is now our contractor on property and will do this project as time allows. Guardhouse will notify residents; those parking in carports will need tomove vehicles to allow for cleaning. Robin specializes in repairs, remodeling and renovations and is currently offering a special on patio rescreening for $375.00 using “no-see-um’ screen to prevent pests getting in. Upcoming Projects
Parking Lot Sealcoating- During the month of August, the entire parking lot will be resurfaced and striped, in 5 phases/days,and will create parking issues as vehicles will have to park elsewhere during the 24 hour curing time. All cars must be moved prior to each section being done or face possible towing. You will be given advance notice so please keep this in mind if you will be and make sure the Guardhouse is aware.
Summertime Heat-Keep your air conditioner blowing; remember to add a quarter cup of bleach to the line and change filters on a monthly basis.
If you are having any remodelling done, please have your vendors haul away items replaced /repaired, e.g. water heaters, appliances, cabinets etc. and not leave in the Associations dumpster area. DUMPING IS NOT ALLOWED. Contractors should check in at the Guardhouse and are only allowed Monday through Friday 8:00 A.M to 5:00 P.M.
Water Heater replacement may require water to shut off to the affected Building or entire complex, which will affect your fellow residents. Please contact Property Manager to schedule this project 24 hours in advance.
Windows-The Association has specifications on hurricane impact windows.Owners who want to replace in the future should contact the office for the information.
Water Damages-All issues related to water; roof leak, water heater, toilet, windows etc. must be reported to your property manager/owner and repaired immediately to prevent further damage to unit or surrounding units.Windows should be checked after heavy rains to ensure water is not seeping in. Keep temperature cool or run fan to prevent mold from developing in bathroom areas.

Visitors-Anyone having visitors for more than a day need to have their visitors get a pass from the Guardhouse and park in Visitor Parking, let’s keep your visitors happy and avoid having your guests having a violation sticker on their vehicle.
