Tips to Energize Your Sellers

Has your listing been on the market for more than 30 days? It’s time to spiff it up! Make sure you’re doing all of the following, and not only will your listing get more attention, but your sellers will be energized and motivated by your efforts as well.

*Note: The following are all easy, low-cost or no-cost options available through your friendly, local WVMLS office!

Complete Listing

1)Completelistings get more hits – print out your full detail and make sure there are NO BLANKS!

2)Clear Showing Instructionshelp get listings shown– go over the showing process with the client and if there are any special instructions, describe them in the Private Remarks.

3)Discuss the possibility of installing a DropCam with your buyers to make them more comfortable leaving the house during showings.

**Note: it’s a good idea remember this when you’reshowing property too! Smile - you and your prospective buyers are probably on camera!

Tell ‘Em Who’s Looking

1)Make sure you’ve registered your lockboxes at KimWebto take advantage of showing reports.

2)Do a Reverse Prospecting search and let your fellow brokers know the important stuff.

3)Send your seller the Paragon Hit Count Report

4)Send your seller the wvmls.com public Hit Count Report

5)Give your seller a list of all the sites you’ve syndicated their listing to (Realtor.com, Trulia, Zillow etc. Click here for more info.)

Spice Up Your Advertising

1)If you’re going to the trouble to hold an Open House, publish it!

2)Send a Hot Flyer to your fellow WVMLS members through the HOT FLYERS program.

3)Use the WVMLS Bulletin Board

4)“Enroll them” in Goomzee – a paperless flyer using text messaging technology!

5)Flip Video Tour -Record a home tour video using one of our free-to-borrow video cameras. Ask your seller to share the YouTube video on their facebook page, blog or their social circles. The more it’s shared, the more “GoogleJuice” it gets!

Never lose another lockbox!

By recording your lockboxes at Supra's webpage, any future use of the box will be recorded and sent to you!

Here's how:

Click Log in to KIM (Supra), and select "OR -- Willamette Valley MLS" as your board. Use the Serial Number (KeyNumber) andPIN code from your MLS key to log in.

(Here's a link to KimWEB, and there's also one on the “Links” section from the Paragon home page.)

Click Add New Keybox under KeyBox Inventory. Input the keybox Serial Number and the shackle code. If you are placing the box on a listing, enter the MLS Number.

Click the Add button, and continue entering Keyboxes until you've entered your entire inventory.

Be sure to re-assign (or unassign) your lockboxes as your listings sell so your box doesn’t send incorrect information.

What is Reverse Prospecting and what can it do for you?

Listing Brokers: Reverse Prospecting is a way to search Paragon to see how many Paragon users have clients whose saved search criteria in contact manager matched your listing. Let your sellers know how many buyers you’ve exposed the listing to. Email or call matching brokers for feedback on your listing. inform matching brokers of things they might not have seen in the WVMLS listing!

Anyone: Look up any active listing in reverse prospecting to get an idea of how many Paragon users have clients who are looking for that kind of property. Great for statistical studies, listing presentations and general knowledge.

Reverse Prospecting – how to

Click Contacts > Reverse Prospecting to display the reverse prospecting screen.

Enter the MLS # in the MLS # field or select a listing and press Search.

The results you see will reflect other Paragon Users and their clients. Check the box next to each agent if you wish to contact them by email, and press email.

Track Your Listing Hits (Web Activity) on Paragon

Log in to Paragon. Pull up your listings from the “My Listings” section of the Market Monitor.

Under Available Reports, go to Details, then to “Hit Count Report.”

Here you will see both agent and client hits from Paragon. This report can be emailed to your sellers using Paragon’s normal email process!

Log in to Click the Member Login button.

The first page that you come to after you log in is your very own personal profile. All you have to do is click on the link that says, "View All My Listings" and youare taken to a chart of all your active listings.

Here you will find out how many times each listing has met someone's search criteria andyoucan see how many times each of your listingshas been viewed individually (when user has clicked on "More Info.")

In this chart there is another link that says, "View Report.”By clicking on this link and filling out your client's name and email address, youcan email a link to your client that allows them to view their own stats whenever they want!

The counts update in real-time and this web activity feature has been collecting data since late in 2008,so log in and check it out.

WVMLS helps you market your listings by making sure they get worldwide exposure.

We send a live feed to the following:

·WVMLS Member franchise websites and IDX sites

·WVMLS.com

In addition, we syndicate your listings to a large number of major websites (like AOL, Zillow and Google, etc.) through ListHub.com.

*Note: ListHub postings are controlled by the WVMLS Designated Member (often the Principal Broker.) If you are the Designated Member for your office, you can log in to ListHub and choose to opt out of channels as desired. By default, you are opted in to all.

Public Flocks to “Open House” Feature on WVMLS.com

Have you checked out lately? If so, you may have noticed a very popular feature:Open Houses are searchable!

Visitors to our site, which is open to the public, can click “Open Houses” in addition to the listing searches they’ve always done.

To get your Open House listed, just enter it in Paragon’s Listing Maintenance section. This will not only place it on WVMLS.com, but will also syndicate it to a large number of other websites like Realtor.com and IDX sites.

Log in to Paragon

Click Listings  Maintain Listings

Find the listing you will be holding open and drop down the “Select An Action” menu

Click “Open House” and enter the date, time and comments. Click “Add” and you’re all set.

WVMLS FLIP VIDEO TOUR INSTRUCTIONS

Easy Video Tours are now possible using the WVMLS FlipVideo Camcorder. All you need to do is:

  1. Shoot 2. Edit (optional) 3. Upload 4. Send Link

How to tell if the FlipVideo camcorder is charged:

Turn on the FlipVideo camcorder with the button on the right side at the top. A green indicator bar will show the amount of charge remaining.

Your FlipVideo camera should be fully charged when you check it out. If your Flip Video camera loses power during usage, you can recharge it at any time by plugging it into a USB port on any computer.

How to record video with the FlipVideo camcorder:

Turn on the FlipVideo camcorder with the button on the right side at the top. Push the record button (large red button in the center.)

You can either use the tripod to pan around in a circle, or hold the Flip in your hand as you tour the property. You may remove the video from the tripod, but please do not remove the tripod connector base from the FlipVideo camcorder

TIP: Hold the camera slightly above chest level, tuck your arm into your body, and hold it as steady as you film, moving your whole body keeping the Flip stationary in front of you rather than just moving the arm holding the camera.

The FlipVideo has a built-in microphone and automatically captures sound. You may choose to delete the audio track when uploading. Feel free to narrate your video as you shoot, but limit audio to property-specific topics.

There is no “pause” feature - you can hit the Record button to stop, and again to start – but be aware this will create separate videos that will need to be edited together into one “movie” using the FlipShare software (below.)

How to review your videos:

Turn on the FlipVideo camcorder. Use the right-arrow ( > ) to select a video segment. Use the Play button (top left indented ) to review videos.

Publishing Choices:

If you don’t need to do any editing, you may bring the FlipVideo camcorder back to WVMLS with your video on it and we’ll upload for you.

If you want or need to edit, use the instructions below to install the FlipShare software.

You can publish WVMLS FlipVideo Tours to your own YouTube channel or to the WVMLS YouTube channel (or to other websites – if you know how.)

Using “FlipShare” software to edit and upload videos (optional):

Plug the Flip Video into a USB port. When your computer finds the device, ask it to open folder to view files.

Double Click the Setup_FlipShare installation program. Agree to the license terms. The program will install and open automatically. You should now be able to view videos on your computer screen.

IMPORTANT: Highlight all videos and click “Save to your Computer.” You may now unplug the FlipVideo camcorder so you are working off your own computer rather than off the camcorder.

You can put several video segments together to make a movie by dragging and dropping or crop (clip) bits and save them to your movie. Follow the onscreen help tips if needed.

To upload your FlipVideo Tour to YouTube:

Click “Online” in the Share section at the bottom of the FlipShare software. Choose YouTube and click Next. Log in with your YouTube login and password (if you don’t have a YouTube accouunt, you can use our WVMLS channel –please contact us for access.)

Send your Link to WVMLS for Publishing:

If you’ve published to WVMLS – Just let us know when you’re done and we’ll take it from there.

If you’ve published to your own channel – Click the “Embed” link under your video and copy the text there into an email. Send it to and we’ll take it from there.

Tips:

  • Feel free to add detail pages by focusing the FlipVideo on a screen or page of info.
  • If you’re going to take videos at more than one property, focusing the first shot on a sheet with the address on it will help you keep your videos organized.
  • The FlipVideo camcorder mic is very sensitive to background noises. Try to minimize these if you’re planning to use audio.
  • The further away from a wall you video from, the bigger the room looks!
  • The FlipVideo camcorder automatically shuts off after 30 seconds of inactivity (not while filming though!)

Things to Avoid:

  • Avoid getting your fingers in the way of the lens 
  • Avoid facetime. No broker name, phone, face or self promotion of any kind is allowed on videos that will be published on WVMLS. That stuff is great for your own blogs or webpages though!
