I.  Detailed Scope

A. Water & Sewer

1.  The water line must enter below the basement slab and held to within 3”–6” of the foundation wall. It is to be protected with pipe wrap foam insulation.

2.  All water lines will be placed at least 36” below finished grade unless otherwise required by code.

3.  Water service will consist of materials and installation methods defined by local code. Water service will be copper piping, sized and connected per local code. A pressure-reducing valve will be installed if required by code.

4.  The Subcontractor will ensure that depth of the yokes within the water vaults meet water authority and County specifications. The CalAtlantic Homebuilding Supervisor is to be notified of any damage to the vault yoke and tail prior to trenching.

5.  The main water and sewer lines are to be installed prior to backfill of the foundation.

6.  Main water lines will be pressure tested at the time of installation and holes properly sealed.

7.  The Subcontractor will mark all clean-outs and curb boxes with a stake that projects at least 36” above grade. The elevation of clean-outs will be terminated at final grade.

8.  The main sewer line will be 4” PVC installed per local codes and capped.

9.  In the event that the water and sewer lines cannot be installed prior to backfill, the Subcontractor will reestablish the grade to that which existed prior to the installation of utilities, and in no case shall that grade cause ponding of water.

10.  If stone is needed for the backfill of the water and sewer lines, the Subcontractor is to notify the CalAtlantic Homebuilding Supervisor if a work order is necessary.

11.  The Subcontractor must notify Miss Utility prior to any digging.

12.  Subcontractor will lay notification tape 16” above water service line while backfilling trench.

B. Plumbing

1.  The Subcontractor will install water supply and DWV system in a professional manner that meets all local code requirements.

2.  Water lines are to be CPVC. Sewer lines are to be Schedule 40 PVC.

3.  A radon “T” sub-slab vent is to be installed in all non-slab-on-grade units, clearly labeled to go through the roof.

4.  All open piping shall be capped during rough-in phase.

5.  All basement rough-ins shall be suitably capped for future use.

6.  Penetrations of foundation walls shall be made watertight and patched with hydraulic cement and tar at the exterior. All points of penetration shall be guaranteed against leaks for 2 years.

7.  Exterior penetrations above grade must be sealed with duct seal or equal.

8.  All plumbing lines must be secured to 2 x 4 blocking with clamps made specifically for PVC and CPVC.

9.  The Subcontractor is to clearly identify and label all pipes coming out of the slab with a marker (i.e. “radon pipe”, “main drain”, etc.)

10.  The Subcontractor will not drill a hole larger than ½” bigger than the pipe he is installing. The Subcontractor will label all gas lines running from the gas manifold.

11.  The Subcontractor will not attach water lines directly to foundation walls or locate them in areas that have high freeze potential. In no case shall water supply lines be located in an exterior wall or against the ring joist of the floor system..

12.  The Subcontractor shall provide metal plates or boots when necessary over notched/drilled studs to protect piping.

13.  Piping may not extend past the rough framing of chases or walls.

14.  Any blocking, bridging, studs, or subfloor that is temporarily removed to install plumbing must be replaced by the Subcontractor. Any damage to the framing resulting from the Subcontractor’s work will be repaired at the expense of the Subcontractor.

15.  Sole plates must be double nailed on each side of the pipe before cutting.

16.  All openings through plates and floors must be fire-stopped per local codes. Any oversized holes around pipes, drains etc. must be sealed prior to gyp-crete installation.

17.  The Subcontractor will supply and install a minimum of two (2) hose bibs per plan (unless otherwise structured). The hose bibs will be securely attached to a solid frame material with galvanized or aluminum screws. These hose bibs shall be the frost-free type, each having an interior brass shut-off valve with bleeder valve. This interior shut-off valve should not be covered and should have easy access.

18.  The Subcontractor must label all shut off valves (the valves need to be copper) accordingly and supply instructional tags for proper drainage of hose bibs.

19.  The Subcontractor will supply all roof vent collars for the roofing contractor to install.

20.  The Subcontractor must draft stop all tubs, waste lines, vents and supply lines. The Subcontractor must supply the 3” PVC pipe required for the areaway drain per the CalAtlantic architectural detail. Detail #2215.

21.  The Subcontractor will install the wall cleanout in an accessible location and provide flush, chrome caps.

22.  The Subcontractor will provide all access panels.

23.  The Subcontractor shall provide and install all bathroom fixtures per the approved plans.

24.  The Subcontractor will install plastic protective liners, supplied by the tub manufacturer, in all tubs including Kohler soakers and jetted tubs. The base of all shower pans and soaking tubs will be protected with cardboard cut to fit.

25.  The shower pans and bathtubs will be installed level, square and secured as per the manufacturer’s specifications. Shower pans and bathtubs will be installed in such a manner as to not squeak or move during normal use.

26.  All tubs and shower pans will be placed on 15lb roofing felt (including the lower level tubs/showers).

27.  The Subcontractor must supply and install shower curtain rods for all tub/shower combo units.

28.  The Subcontractor shall install Posi-temp pressure balanced tub/shower diverters as standard fixtures.

29.  The sump pump will be installed upon a CalAtlantic representative’s request.

30.  The Subcontractor will install soaking and whirlpool tubs square with the walls and platform. The tub must be shimmed or set in mortar to eliminate any rocking or shaking under normal use.

31.  The Subcontractor will place all manufacturer and warranty information in a location designated by a CalAtlantic Representative.

32.  Whirlpool tub motors are to be positioned in such a manner as to allow convenient access.

33.  The Subcontractor will supply and install a 2400 GPH sump pump, check valve and discharge line. The sump pump discharge line must be properly secured and elbowed onto a splash block (to be supplied by gutter contractor). The check valve will be installed near the sump lid and designed for easy removal. The sump crock will be cleaned of all debris before the pump and all the associated parts are tested and adjusted by the Subcontractor. The Subcontractor will secure the sump lid and install all grommets associated with the sump pump lid.

34.  The Subcontractor shall supply and install plumbing access panels where necessary.

35.  The Subcontractor shall test and, if necessary, make any necessary adjustments to the sump pump.

36.  The Subcontractor shall supply and install the water heater as specified.

37.  The Subcontractor will provide the gas water heater vent and connect the vent pipe to the provided B–Vent.

38.  The Subcontractor shall install all kitchen fixtures and disposal per plan. Disposal wrench shall be left in kitchen drawer with disposal literature.

39.  Dishwashers will be uncrated and installed with all connections made so the appliance is secure and operational. Subcontractor shall have appliance hookups ready for appliance delivery or will be responsible to hook them up.

40.  The Subcontractor shall provide for and install laundry connections as per the architectural drawings. The Subcontractor will open the drain for the washer discharge hose and cap it off.

41.  The Subcontractor is to call for the water meter. Meter yokes must be installed.

42.  If required by local authority, the Subcontractor shall install conduit for a remote meter.

43.  The Subcontractor is to install backflow valves as per local code.

44.  The Subcontractor must flush and test the water system at rough-in and before installing aerators.

45.  The Subcontractor will be responsible for the replacement of all plumbing pipes outside of the partitions.

46.  The Subcontractor is to call for all related inspections at phase completion.

47.  The Subcontractor is to leave the home clean of all debris daily.

48.  At the completion of the rough-in phase, the site foreman shall check off as complete and sign off on the pre-drywall inspection sheet posted in the window by the CalAtlantic Homebuilding Supervisor.

49.  Payment for the completion of the RI phase shall not be signed off by a CalAtlantic Supervisor until the above aforementioned sheet is signed by the Subcontractors representative.

50.  The Subcontractor is responsible to paint the gas line and fittings on the exterior of the house. The color is to be BGE gray to match the meter.

II. Schedule

1.  PLUMBING ROUGH-IN MUST BE COMPLETED IN 2 DAYS, INCLUDING GAS PIPE, FOR ALL SINGLE FAMILY AND TOWNHOUSE UNITS.

2.  PLUMBING FINAL MUST BE COMPLETED IN 1 DAY.

IV. Standards/Warranties

1. The Subcontractor must guarantee all labor and material for two (2) years after settlement. If field inspection reveals improper material or workmanship, the Subcontractor will assume all liability for any future charges incurred in the correction of this work.

2. The Subcontractor must respond to all emergency calls within one (1) hour.

3. All manufacturer warranties are to be placed in a kitchen drawer upon completion of final plumbing.
