INTRODUCTION

Welcome to the Falcons Estate and we hope that you will enjoy living here. This pack contains a brief introduction to the Falcons Estate, your Managing Agent, the Board of Directors and the Resident’s Committee.

The Estate consists of 308 flats,two high rise blocks named Eagle Heights & Osprey Heights and five low rise blocks named Harrier House, Hawk House, Kestrel House, Kite House and Peregrine House.

The Estate Office and Leisure Centre is situated next to the rear entrance of Eagle Heights near Gate 1.

Everyone who lives here is bound by the terms of the lease. You will find the main provisions of the lease on page 3 of this guide.

LEASE OVERVIEW AND YOUR OBLIGATIONS

The Lease outlines various covenants applicable to owning a flat on The Falcons Estate and your obligations as a tenant. These covenants bind both leaseholders and tenants living on the estate. Under the terms of the lease all landlords are obliged to make their tenants aware of the lease covenants.

The lease is a lengthy document. As a brief guide, below are some notable lease provisions outlining lessees’ responsibilities.

➢If you intend to sublet your flat you must obtain a license in writing from the Managing Agent Rendall & Rittner Ltd (clause 3.8).

➢All flats are to be kept in good condition and decorated internally at least every 7 years. Lessees are therefore required to redecorate the interior of their flat to the required specification (clause 4(2)).

➢Wood flooring and tiles are only permitted on kitchen and bathroom floors unless a license is granted by the Managing Agents. Approval must be sought in advance of any installation taking place.

➢Noise nuisance e.g., with washing machine, music etc, is not acceptable between the hours of 9.00 p.m.and 8.00 a.m. At all other times you must keep all noise below a level which may not cause nuisance or annoyance to others (schedule 4 clause 6). Please be aware that noise travels very easily in blocks of flats.

➢Works, either by contractors or by residents undertaking DIY, in particular those involving the use of power tools, may ONLY be carried out between the hours of 9.00 a.m. – 6.00 p.m. on Mondays to Saturdays. Works are not permitted on Sundays or Bank Holidays unless in an extreme emergency such as escape of water.

➢You may not hang any items of washing from the windows (schedule 4 clause 8).

➢No animal may be kept in a flat without the written permission of the Lessor (schedule 4 clause 9). Contact Rendall & Rittner in the first instance to obtain a Licence. Note that should the animal cause a nuisance, the Licence will be revoked.

➢You may not allow children to play on the staircases,landings or passageways of the estate buildings (schedule 4 clause 12).

➢You may not damage or permit damage to be done to the buildings or fixtures and fittings within the buildings or estate (internal and external). You will be liable for the cost of making good any such damage (schedule 4 clause 20).

➢At all times residents and their guests are required to comply with the current regulations and conditions governing the use of the Leisure Centre. The rules are posted inside the Leisure Centre and you are advised to read them.

➢No ball games are permitted within the confines of the Estate.

SECURITY

The Falcons Estate is gated but you the residents are key to keeping the Estate secure. Residents are asked to be vigilant at all times.

In particular:

➢Keep control of your keys and fobs. On entering the gates, please pause a moment to ensure that the gate closes behind you and nobody follows you in. Report any suspicious actions to the Estate Office or dial 101/999.

➢Beware of bogus callers.

➢If somebody not personally known to you buzzes your intercom and asks to be let in – refuse.

➢Close the front door to your block behind you on entering and exiting. Do not leave any door on the latch at any time.

➢You are advised not to leave valuables or vehicle gate fobs inside your vehicle. If you have a car alarm, use it, but make sure it switches off after a short time.

➢If you live in the low rise blocks, or in the first three floors of the high rise blocks, it may be sensible to fit window locks or security grilles.

➢Telephone 101 or 999 if you see anything suspicious. The police respond and control crime with regard to property, as a result of information from the public.

➢Never leave your keys where a burglar or intruder might find them. Never have your name and address on a tag with your keys.

➢Notify a member of the estate staff of any lost or stolen keys or fobs.

ESSENTIAL INFORMATION ABOUT YOUR FLAT
Entry is by Telguard System. Please consult the Falcons Estate Office to have your landline or mobile phone connected to the system so you may open gates and the front door of your building.

Low Rise Blocks (Hawk, Harrier, Kite, Peregrine, Kestrel)

If you have any problems regarding the location of essential services within your flat, please ask advice from the Falcons Estate Office staff. However, please note that it is not the Estate or the Estate Staff’s responsibility to undertake repairs internally to your flat. This is your responsibility. Should you require the services of a plumber, electrician etc., you may contact Rendall and Rittner who can suggest contractors on their approved list however neither The Falcons Estate nor Rendall and Rittner can recommend contractors to you.

As a general guide:

Water Stopcocks
  1. Single bedroom / single bathroom flats – in kitchen or behind panel at rear of fitted wardrobe in bedroom.
  2. 2 bedroom / 2 bathroom flats – in service cupboard between bathrooms with water tank, accessible via panel in second bathroom.
  3. 3 bedroom / single bathroom and shower room flats – in kitchen broom cupboard.

Electricity Meter / Cupboards on second and third floors. Keys can be borrowed from borrowed from the Estate Office.
Hot Water On/Off Switches Hall cupboard
Bottom switch – left on. Electricity charged at night economy rate.
Top switch – boost only. Electricity charges at normal rate
Rubbish Disposal / Bin bags are available from the Estate Office.
For ordinary domestic waste use the rubbish room on your floor above the main entrance. Ground floor residents please take to the 1st floor or direct to the paladin bins. Recycling bins are also provided so please separate and dispose of your waste accordingly.
Please ensure that you do not overfill bin bags and do not pour liquids into bin bags in case they split and spill out onto carpets and floors. For reasons of health and safety GLASS should be disposed of separately and not placedin the bin bags.
Air Vents
Bathroom and kitchen vents need to be kept open. To open, unscrew anti clockwise and keep clean or this will affect the performance of the vents.
Condensation
To avoid condensation problems:
Keep air vents at top of window frames clear.
When cooking use the cooker hood where the extractor fan is fitted. Open the window if necessary.
Tumble dryers should be properly vented.
Washing machines must be properly installed. Hose connections should be checked for leaks at regular intervals.
Picture Hanging
Exterior walls – use of a heavy duty masonry drill is recommended (at a sensible time). On internal walls use picture hooks.

Low Rise Blocks (Eagle & Osprey)

If you have any problems regarding the location of essential services within your flat, please ask advice from the Falcons Estate Office staff. However, please note that it is not the Estate or the Estate Staff’s responsibility to undertake repairs internally to your flat. This is your responsibility. Barbecues are not permitted on the balconies of the First floor of Eagle Heights as this is a fire risk and affects the residents of surrounding flats.

As a general guide:

  1. Single bedroom / single bathroom flats – 1 under sink & 1 in access panel behind wardrobe.
  2. Two bedroom / single bathroom flats – in kitchen broom cupboard.

Hot Water On/Off Switches
Hot tank / Airing cupboard. Top switch – boost only. Electricity charge at normal rate.
Bottom switch – left on. Electricity charges at night economy rate.
Rubbish Disposal
All rubbish must be bagged. Bin bags are available at the estate office. The refuse chute (on each floor) is to be used only for the disposal of normal household waste contained in bin bags. NB: Bulky items such as cardboard boxes, carpets, furniture or rubble are NOT to be put in the refuse chute as this can cause blockages.
No rubbish of any kind may be left beside the chute.
Should any resident dump any items on the Estate, aflat fee of £250 plus VAT will be charged for its collection and disposal. In the instance where a sub-tenant dumps anything, the owner will be held liable and the charged applied to their tenant account.

Tumble dryers should be properly vented. Washing machines must be properly installed. Hose connections should be checked for leaks at regular intervals.

Deliveries

The Estate Office can accept the delivery of small parcels and letters only; this is however at the discretion of the Estate staff. If you are expecting a large delivery please inform the Estate Office staff in advance or these items will be refused on delivery. A note will be posted through your door to inform you when the Estate office has taken delivery of a parcel or letter for you.

Please collect from the Estate Office at the very earliest opportunity as there is very limited space for storage.

No liability is accepted by the Falcons Estate (Battersea) Limited, its staff or Rendall and Rittner Limited for the loss or damage to any items delivered to the Falcons Estate Office.

Visitors

Visitors and guests of residents are expected to respect the rules and regulations of the Estate. You are responsible for your visitors at all times.

Television

The television signals BBC, ITV, CH4 & CH5 are supplied by Virgin Media through their connector box, you can also subscribe for any extra channels/packages required directly with Virgin at your expense.

Please contact Virgin Media directly on 0845 454 1111 in the event of any issues relating to the provision of television services.

A full Freeview service is not available through Virgin Media, but an indoor aerial is normally sufficient to receive a good signal depending on which direction your flat faces.

NOTE: Satellite dishes are not permitted on any blocks within the Estate. Any dishes found to have been erected will be removed and the owner will be charged for any and all costs relating to removal of the dish.

IN THE EVENT OF POSSIBLE CRIME:

  1. Dial 101 or 999 in the first instance.
  2. Report the crime to the Estate Office.
  3. Make a written note of the date and time and what you saw if possible. Keepthe details as they may be required at a later date.
Loss of Keys, Remote Controls & Leisure Centre PAC tags

Additional or replacement key fobs & keys can be purchased from the Falcons Estate Office for the sum of £30.00 each.

Leisure Centre fobs cost £25.00 each. This cost is non-refundable and fobs are limited to one per flat.

In the event of a lost fob, and on request of a replacement, you may be required to bring all fobs in your possession to the Estate Office to eliminate the lost fob before a replacement is issued.

Be aware that proof of identity and/or a copy of a tenancy agreement may be requested on the request of purchase of any key, remote control or fob to the Falcons Estate.

LEISURE CENTRE

The Leisure Centre is located on the ground floor of Eagle Heights, next door to the Estate Office. Each flat is entitled to ONE entry fob which gives access to the Leisure Centre facilities.

Conduct at the Leisure Centre is strictly regulated.

The Leisure is open Monday to Friday from 7:15 a.m. until 11:15 p.m. Entry is not permitted after 10.45 p.m.

On weekends the Leisure Centre is open from 8:30 a.m. until 11:15 p.m.Entry is not permitted after 10.45 p.m.

You are asked to be considerate to other residents when using the facilities and to observe these simple rules:

➢Entry to the Leisure Centre can only be made by means of a valid key fob.

➢Always shower BEFORE using the pool and spa bath, and after using the sauna and multi-gym if you then intend to enter the pool or spa.

➢For reasons of safety, jumping or diving into the pool or spa is prohibited

➢Costumes must be worn in the pool, sauna and spa. Do not wear wet swimming costumes in the multi-gym or when seated on conservatory furniture.

➢Smoking is not permitted in the Leisure Centre, nor is the playing of music.

➢Showers and toilet facilities are for those using the Leisure Centre i.e., do not use as an extended bathroom.

➢Alcohol is prohibited in all areas of the Leisure Centre. Eating and drinking are permitted only in the conservatory or patio areas.

➢For reasons of health and safety, glass containers are prohibited in the Leisure Centre.

➢Good standards of personal hygiene are to be observed at all times.

➢Do not take razors into the Leisure Centre. Shampoos, gels and body lotions are to be kept away from the pool and spa. Shaving, dyeing of hair, or any other activity that may contaminate the Leisure Centre is strictly prohibited.

➢Only two guests per resident are allowed and the resident must be present in the Leisure Centre whilst their guests are using it.

➢Children under 16must be accompanied by an adult.

Please note that there is no supervision within the Leisure Centre and no systems for evaluating the suitability of potential users of the facility. You should therefore seek advice if you suffer from medical conditions which may affect your suitability or enjoyment of the facilities provided.

Use of the Leisure Centre facilities is at your own risk

If you do not abide by the rules your Leisure Centre Fob will be cancelled and access to the facilities will be removed.

GARDENS

The gardens are for the sole use and enjoyment of residents and their visitors. Any comments on gardening issues can be made to the Falcons Estate Office who will pass them onto the Board for consideration. Ball games, barbecues and music are NOT permitted in the gardens.Everyone is requested to show consideration for their fellow residents when using the gardens.

LARGE AND BULKY ITEMS FOR DISPOSAL

For guidance on the disposal of large and bulky rubbish please see the notice boards or contact the Estate Office.

Bulky Rubbish is not to be placed in the bin area or left within the building or placed within the chutes.

Wandsworth Council will dispose of most items for a small charge, at your request and expense. Please contact them directly.

RECYCLING BINS

Recycling bins are provided for your use and are located in the following areas:

•Four Recycling Bins between kestrel & Kite House

•Four Recycling Bins by Gate 4

•Three Recycling Bins by Gate 5

Wandsworth Council will collect the following items from within the recycling bins:

All papers

Empty tin cans

Empty plastic bottles

Empty glass bottles and jars

The Estate Office can supply recycling bags on request

BUILDINGS INSURANCE CLAIMS

Please contact the Falcons Estate Office in the first instance in the event of any damage to the building in order who will advise you on making a claim on the buildings insurance. You are advised not proceed with any remedial redecoration works to your flat without first obtaining authorisation from the insurers. Note that there may be an excess applicable to any claim.
