THE BOARD OF TRUSTEES MEETING #338

The meeting was called to order by A. Bayer at 6:30 p.m.

A. Bayer asked for approval of the Minutes of Meeting #337. J. Plotkin mad a motion, which was seconded by M. Siegel.

MOTION: to accept the Minutes of Meeting #337. All were in favor.

L. Goldman introduced Atty. Mark Einhorn, who explained that to have a “Smoke Free Building” we would need a 75% vote to amend the Master Deed. All current owners who smoke will be “grandfathered” in. When that particular unit is resold it will be smoke free. The attorney will draft a survey to poll if the unit owners are interested in passing this amendment.

MONTHLY FINANCIAL REPORT: M. Palmieri stated that for the period ending February, 2016,

Administration showed a positive variance of $3,828, due to miscellaneous income, Comcast revenue, moving fees and fees for 6(d)s. Operations shown to be ($6,444), due to snow invoices budgeted differently that will even out at the end of the year. Total Payroll and Benefits is $4,277., which is below budget with savings associated with concierge payroll. Total Utilities of $32,500. Is due to savings on heating due to a mild winter.

OLD BUSINESS

GARAGE BEAM REPAIR UPDATE: L. Goldman stated that the last beam repair was completed and we will address any additional leaks next spring.

NEW BUSINESS

BUILDING COOLING TOWER PUMP: L. Goldman explained that the cooling pumps for the A/C needed to be rebuilt, costing up to $5,000. for the cooling season.

SPRAY COATING INSIDE OF THE COOLING TOWER: L. Goldman said that the cooling towers need to be coated from the inside to prevent the rusting of the interior.

FILTER & ANTI-CLOG TABLET REPLACEMENT PROGRAM: We will begin the annual filter replacements in mid-April. We will also be checking toilets and bathroom sink faucets. Any needed repairs will be made for just the cost of parts (only parts in stock and no special orders.).

REBUILDING THE GARDEN AREA: We will be rebuilding the garden by adding plots to the area. The garden has become a very popular every year.

CREATING ADDITIONAL STORAGE BINS: We have found space for additional storage bins. We will begin building them in the spring.

The Board has decided to have closed meetings, with an open meeting per quarter, which will make discussions amongst the Board more efficient.

Since there was no further business, M. Siegel made a motion to adjourn at 7:30 p.m., which was seconded by C. Come. The next meeting is scheduled for Tuesday, May 17, 2016, at 6:30 p.m., in the South Community Room.
