Tenant Move-Out General Requirements

In addition to the following, comply with tenant specific lease requirements.

Exterior Premises/Entrance/Site:

  • Storefront windows & entry should be cleaned.
  • Clean exterior soffit, soffit lights (ensure proper working order), entry floor surfaces.
  • Remove any tenant specific signage from building, suite, monument, and property directory (patch/repaint as necessary to bring back to pre-move-in condition).
  • Remove any company specific parking or loading/unloading sign designations.
  • Remove all personal property from exterior of premises and/or truck yard.
  • Ensure all dock doors/drive in doors, bumpers, dock lights, dock seals, dock enclosures are all in good working order/fully operational and able to be secured. Dock seals and enclosures should be free of excessive wear/tear. Any damaged items shall be replaced and repainted to match existing.
  • Dock levelers shall be properly maintained, and in good working order.
  • Remove any antennas or other receivers from the rooftop. If there are penetrations, have penetrations repaired by a qualified roofer that will maintain the building existing roof warrantee – Verify acceptable vendors with Property Manager.
  • Cancel trash pick-up services and have bins removed from premises.
  • Parking lot shall be cleaned after move-out.

Interior/Office:

  • Transfer Utilities to Owner Entity name – coordinate with Property Manager.
  • Transfer security/burglar system monitoring account to Owner Entity name. Transfer code to Property Manager.
  • Transfer Fire Alarm system to Owner Entity name – coordinate with Property Manager.
  • Remove all telco/data lines throughout in its’ entirety (pulled back to the source). Replace Data Jacks in walls with blank cover plates. Patch/Paint telco penetrations in data room/closet. Replace damaged ceiling tiles.
  • Patch all holes in walls/repaint.
  • Replace any worn, stained, or cracked electrical outlet coverplates.
  • Clean all window coverings. Ensure proper working order for all window coverings. Repair/Replace any damaged blinds.
  • Steam clean all carpets, wipe down all wall base, clean and wax all VCT floor areas, clean all hard flooring areas.
  • Replace any stained/damaged ceiling tiles to match existing.
  • Clean skylights (if applicable)
  • Clean or repaint HVAC vents
  • Provide a written report from a Licensed HVAC contractor within the last three months stating that all heating and cooling units within the office area are safe and operational.
  • Verify that all office lights are fully operational with all bulbs and lamps working. Replace lights/ballasts throughout as necessary, and clean fixtures. If light fixture cover has "yellowed", it needs to be replaced.
  • Fire extinguishers shall be charged and have current inspection tags
  • Verify all man doors/frames/hardware are in good working order. Leave keys in interior doors. If not available, provide re-keying of locks and provide keys to Property Manager.

Restrooms/Breakrooms:

  • Clean/Sanitize restroom walls/floors, fixtures, bath partitions, bath accessories, countertops, mirrors. Leave stocked with paper goods and hand soap.
  • Ensure proper operation of all faucets, sinks, toilets, showers, water heaters, soap dispensers, mop sinks, and floor drains.
  • Clean bathroom ceiling exhaust fan/filter.
  • Verify all lighting is in good working order

Warehouse:

  • Patch all holes in walls. If damaged repairs are made in a painted demising wall, repaint the demising wall.
  • Demolish any warehouse partitions. Bring back to pre-move-in condition
  • Remove all personal Property
  • Remove debris, clean warehouse floors (including the removal of any grease/oil, or other floor stains), sweep & scrub floor. The warehouse slab must be left clean.
  • After removal of racking, bolts shouldbe shaved down to be flush with the slab. Any holes or significant cracks shouldbe filled/repaired with MM80 epoxy.
  • Remove signage/other items hanging from the ceiling.
  • Sweep the underside of the roofto remove dirt, cobwebs, etc as necessary.
  • Any falling insulation should be re-stapled into place/replace any missing ceiling insulation.
  • Verify that all lights are fully operational with all bulbs and lamps working. Replace lights/ballasts throughout as necessary, and clean fixtures. If light fixture cover has "yellowed", it needs to be replaced.
  • Clean skylights (if applicable)
  • Fire extinguishers shall be charged and have current inspection tags
  • Remove all aisle striping and aisle/storage numbers from warehouse floor.
  • Provide a written report from a Licensed HVAC contractor within the last three months stating that all heating and cooling units within the warehouse area are safe and operational – this includes warehouse heating units

Other Items:

  • Provide copies of HVAC maintenance records for past year to Property Manager
  • Provide copies of other building service records for past year to Property Manager
  • Provide Fire Department inspection records for past year to Property Manager
  • Provide Fire Sprinkler servicing agent records for past year to Property Manager
