Clubhouse Rules & Regulations

The Ridgewood Clubhouse is divided into two main areas: the fitness area (including the fitness and yoga/multipurpose rooms) and the function area (including the function room and kitchen), with two common bathrooms serving both areas.

No smoking or animals (other than service animals) are allowed in any of these areas.

All Ridgewood residents will have a master key to provide access to all rooms in the Clubhouse. Residents are responsible for ensuring the building remains locked and for complying with and enforcing the rules and regulations described herein.

Fitness Area Use

In an effort to ensure that all residents are able to enjoy the ClubhouseFitness Area, it is required that everyone adhere to the Fitness Area rules.Any questions should be directed to Apex Management (the “Manager”) at (207) 797-4380.

  1. The Fitness Area is for the use of Ridgewood residents and their guests only.
  2. Use equipment at your own risk. Manager and the Association assume no liability for personal injuries or accidents that may occur as a result of equipment use.
  3. No one under 16 years old is allowed in the Fitness Area.
  4. No alcohol, food, or beverages are allowed in the Fitness Area.
  5. No glass is allowed in the Fitness Area.
  6. All equipment must be turned off and wiped down after each use.
  7. Equipment is to be used only as intended.
  8. Use of radios or other audio/video devices without personal headphones is prohibited.
  9. Manager reserves the right to refuse anyone the use of the facilities at its discretion.
  10. Please report malfunctioning of equipment immediately to the Manager at 797-4380.

Meetings and Group Functions

The Clubhouse Function Area (including the kitchen) is available for meetings and group functions, such as craft classes, bridge playing, committee meetings, or Association social gatherings, etc., and for private parties.

Informal use by small groups (6 or fewer people) that does not use the kitchen, such as card games or reading, does not require reservation or notice to the Manager. All other functions must be scheduled in advance through the Manager.

Meetings or parties for outside organizations such as civic, religious, fundraising or business meetings may not use the Clubhouse building for any purposes, even though sponsored by an owner or resident, unless approved in advance by the Ridgewood Board of Directors.

The Declarant and its agents have the right to use the yoga/multi-purpose room within the Clubhouse for periodic sales meetings and to meet with prospective purchasers. During these periods, the multi-purpose room will remain available for use by owners or residents. The Declarant and its agents will also have the right to use the multi-purpose room in combination with the yoga/multi-purpose room for open houses. During open houses, owners and residents may not use these areas, but they may use the fitness area.

The Fitness Area may not be reserved for group functions, and Ridgewood residents and their guests will retain access to the Fitness Area and the shared bathrooms during any reserved use of the Function Area.

  1. All requests for use of the Function Area must be made and approved five (5) days in advance by written application through the Manager. Manager, as agent for the Association, reserves the right to deny access to anyone at its sole discretion.
  2. The Ridgewood resident making the reservation must accept responsibility for their function and their guests. Residents utilizing the Function Area are responsible for any damage they cause or damage that is caused by their invited guests, as well as maintaining reasonable sound levels that do not disturb other Ridgewood residents.
  3. All Groups or individuals using the Function Area must leave the premises in a neat, clean and orderly condition. The Function Area must be vacuumed and cleaned immediately after each use including removal of all trash. All lights and appliances must be turned off and outside doors must be locked after use.
  4. No deposit is required for personal events that are sponsored by a Ridgewood homeowner and that include the homeowner’s family and/or friends. A $150 cleaning deposit will be required for all other events, including events sponsored by Ridgewood homeowners for an outside club or other organization. The sponsoring homeowner will be charged for the cost of cleaning after the event. If a deposit is required, the cost of cleaning will be deducted from the deposit and any remaining funds will be returned to the homeowner. If no deposit is required, or if the cost of cleaning exceeds the deposit, then the association will charge the sponsoring homeowner for any amounts due.
  1. Nothing is to be taped, pinned, affixed, or hung on the walls inside the Clubhouse.
  2. Evening events must be over by 12:00 midnight. Cleanup must be completed by that time, with the lights turned off and the building locked up.
  3. No food items are to be left anywhere in the Clubhouse, including the refrigerator.
  4. No smoking is permitted in the Function Area or other Clubhouse areas.
  5. Children under (12) years of age are not permitted in the Function Area unless they are accompanied by an adult.
  6. Animals other than service animals are not allowed in the Clubhouse at any time.
