Standard Conveyancer 2010: Installation and Use

Highlights:

You will download and install SC2010.EXE from the Standard Solutions web site. You can continue to use Standard Conveyancer or other programs during most of the download and installation process.

Please be patient during the install process. Once the Install Shield portion is complete, the program still needs to download updates and add them to you Standard Conveyance setup. On the first workstation in your network, do not go back into Standard Conveyancer until you see the message “Configuration Files Updated.”

The installation process will complete automatically.

If you get a message in Standard Conveyancer referring to “too many variables,” it means you went back into SC too soon. The fix for this is to exit SC and wait for the process to finish.

You can enter and print both the new and old HUD-1 forms with the updated program. Select the form for each file on the attributes screen. The HUD-1 print batch will select the appropriate HUD-1 document, RESPAMW for the old HUD, HUD1 for the new HUD, or you can enter the single document name manually.

The installation program must be run on each SC workstation computer. This is a one-time installation. Future updates will be delivered automatically from our web servers via Standard Solutions Automatic Update.

Standard Conveyancer does NOT need to be shut down for the entire install process.

Standard Conveyancer DOES need to be shut down on all workstations very briefly for each workstation you install; the installation program will tell you when to shut down SC.

Download and Run Installation Program

Download and save the SC2010.exe update file to a place where you will be able to find it. Do not change the name of the file as you are saving it.

If you have multiple workstations to install, you can download the install file once to a common location, for instance, if your SC is on drive F: you can download to F:\SC\SC2010.EXE and then execute SC2010.EXE by double-clicking the file icon on each workstation.

Install Shield Installation

A security warning may appear when you run the install program; of course you need to allow the install program to run.

When you run the install program SC2010.exe, an Install Shield wizard will appear.

Click Next at each step. Click to approve the license agreement. You do not need to enter your name and organization.

Click Finish at the last step. Leave [ ] Launch the program checked off.

Standard Conveyancer Automatic Update Installation Step

You may see this prompt during the installation, particularly on faster computers:

A “checking for updates box” will appear. This may download additional updates or say that you have the latest version already installed.

You do not need to take any action. The prompt will clear automatically.

Standard Conveyancer automatic update will load automatically. This will download additional updates. SC Auto update appears in the system tray (near the clock) as this icon:

SC2010 HUD-1 module will load and minimize to a blue S icon in the system tray...

When the Update Notification box appears, click Restart now. SC2010 HUD-1 will restart and apply updates. SC2010 HUD-1then minimizes to the blue icon and is ready to use.

In general you will not need to click on the blue S tray icon. Standard Conveyancer accesses the 2010 HUD-1 module automatically when you request a HUD-1 page with the 1-Conveyance menu.

The SC2010 module starts with your computer and stays minimized in the system tray until you access the HUD-1 form. If you remove SC2010 from the startup or shut it down later, Standard Conveyancer will restart it automatically when needed, but it will take much longer for the HUD-1 form to appear.

Try out the new HUD-1 form

Create a new closing file.

At the attributes screen, click on 2010 HUD-1 form.

When you select a HUD-1 page from the 1-conveyance menu for a file set to 2010 HUD-1, the new HUD-1 form will appear.

Once you have entered amounts on HUD-1 Page 2, you can automatically copy the line items to page 3 using the Autofill button at the top of Page 3.

Frequently Asked Questions

Q. Why am I getting ****.**% for the increase amount on page 3?

A. You have not entered any GFE amounts on page 3 so the increase percentage cannot be calculated. You can use the Autofill button at the top of page 3 to fill in GFE amounts automatically. However, for actual closings, be sure to verify that these amounts are identical to those shown on the original Good Faith Estimate.

Q. How do I remove a HUD-1 line number from Page 3?

A. Space out the line number in the GFE Line Number Column on Page 3.

Q. My print batches are not the same after the update.

A. On the Print/Merge documents screen, click Options. At the top of the Print/Merge Preferences screen, uncheck attribute selection.

Model Files for new HUD-1 form.

Since the layout of the new form is considerably different from the old one, it will be best to create a separate Standard Model File.

Since eventually all new files will use the new HUD-1 form, we recommend that you create a new model file to use for Old HUDs (Standard Model Old for example) then change the Standard Model File to 2010 HUD. That way you will not have to go back and change the model files around later. To add a file using the Standard Model Old, enter the model file name on the lender selection screen when adding a new file:

Also keep in mind that Lender Model Files can be created for specific lenders with their customizedHUD-1 charges and descriptions.

First, create a new Lender Model File (Well Fargo Model), as you would any other file. Before attaching it to the lender, the Lender Model File must be created, but you do not need to complete all setup in the file. The Lender Model File can be changed at any point and will be copied to all newly created files once it is changed.

You may then attach the Lender Model File to the Lender. Just enter the model file on the Lender Information screen (Info menu, Lenders)

Automatic Selection of Lender Model Files

The model file you enter on the Lender setup screen will be used automatically for any newly created closing files for that lender. You do not have to type in the model file if you have competed the step above, it will appear automatically each time you create a closing file for that lender.
