Job Title: Premises Manager (Special School)

Reference: SCH629 Grade G

Responsible to: Bursar

Main Job Purpose:

Ensure the day to day maintenance of the three school sites and grounds.

Ensure Health and Safety Regulations are adhered to and take steps to

maintain the school as a safe environment.

Main Duties

Monitor a continuing programme of building maintenance (including decoration), repair, cleanliness and hygiene. In consultation with Head Teacher and Governors’ Premises sub-committee, establish work to be done and prioritise order of works.

Make general repairs to buildings, fixtures, furniture and fittings as and when required.

Ensure all repairs to buildings reported in the maintenance book are dealt with in a timely manner.

Responsible for site security at all times.

Main key holder for all 3 sites, ensuring unlocking and locking of school buildings takes place at the beginning and end of each day.

Arrange cleaning and key holding duties for lettings.

Main contact for Wiltshire Council regarding all sites

Liaise with, and manage all contractors

Manage all appointments for Statutory compliance checks.

Negotiate cleaning contract and oversee day to day cleaning of the school.

Negotiate grounds maintenance contract and oversee maintenance of the grounds

Liaise with contractors to obtain quotes for repairs, refurbishments and maintenance. Organise contractors to carry out works in school and be responsible for those contractors onsite.

Prepare all documents for school managed projects and liaise with Wiltshire Council

Assist with planning applications/building regulations as required

Manage all projects and works – will involve out of hours working

Attend Governor meetings if required

Support emergency situations relating to the premises

Undertake designated Health and Safety responsibilities, including:

• Fire procedures

• COSHH regulations

• Contractors on site

Ensure that minibuses are serviced, cleaned and undergo inspections in line with regulations. Ensure that all faults are rectified.

Co-ordinate bus timetable so that the minibuses are at the correct site at the correct time.

Deal with any minibus accidents.

Oversee the maintenance, repairs and statutory checks of the hydro therapy pool. Liaise with the pool management company, Neptune.

Manage and order hygiene supplies

Supervision and Management

The jobholder has oversight of the contract cleaning staff.

Creativity and Innovation (i.e. Problem Solving)

The jobholder is required to use creative skills to deal with routine issues eg. organising maintenance and reparation works, using knowledge of locality and school site to assist Bursar and Headteacher with tenders/specifications and works required.

Suppliers - Ordering of cleaning/repair/building materials through office

All Staff - Fire procedures

Contract cleaners - Any specific problems raised on cleaning issues

Teachers - Breakages/equipment requirement etc.

Decision Making

The jobholder carries out work within rules and procedures eg makes recommendations regarding repairs and renewals.

Resources

The jobholder is responsible for the safekeeping of tools/items used for repair and decoration of school.

The jobholder is responsible for maintenance and security of school buildings.

Working Environment

The jobholder needs to react to emergency repair situations.

The jobholder is responsible for the cleaning of school buildings and grounds, moving of waste materials/refuse, preventing problems due to ice and minor building/decorating works.

The jobholder can be outside in any weather/clearing paths and drains.

The jobholder works in a school. There is regular noise from pupils.

The jobholder is exposed to pupils who may exhibit challenging behaviours and can therefore be at risk from physical and/or verbal abuse.
