Land Auction

Auction Rules:

  1. All bidders must register, receive a bidder number, and provide a valid form of I.D. Registration will be from 6:00PM to 6:50PM. The auction will than start at 7:00PM. Upon commencing of the auction, no registrations will be taken. Individuals who are not registered are not allowed to bid.
  2. There will be a specific seating area for participant bidders and a separate seating area for those who only wish to observe. Please follow the seating directions given by Westmoreland Employees, as bids received from the wrong seating area will not be recognized.
  3. It is the responsibility of bidders to perform accurate research on properties being auctioned, as all properties are sold “as is” or “buyer beware”. Warrantee deeds will not be issued. (This may change)
  4. During the auction, please refrain from excessive, loud, and inappropriate conversations or comments. Cell phones must be turned off or set on vibrate. Bidders are expected to follow any direction given by the auctioneer. Disruptive behavior will not be tolerated and offenders will be removed from the room.
  5. Successful bidders will immediately receive a registration form in exchange for 10% of the bid price. Payment will be a non-refundable cashier’s check or money order deposit. Successful bidders must fill out the provided form indicating the name or entity they wish to have on the property title. Payment on successful bids must be made in full within 30 days with cashier’s checks or money orders.
  6. Bidding process:
  7. Plats of the lands to be sold will be displayed in the room.
  8. Bidders will bid per acre, and the bids will increase in $25 increments, i.e. $500/acre, $525/acre, $550/acre.
  9. The high bidder will than have first choice of parcels available and can choose multiple parcels. The bid price per acre will then be multiplied by the acreage of the lot or lots, i.e. two lots chosen 35.7 acres and 38.2 acres for a total of 73.9 acres, at $550/acre the total sale price is $40,645.
  10. As parcels are chosen they will be marked off the maps displayed in the auction room.
  11. The bidding process will then reset to the reserve price and bidding will continue as described in item ‘b.’ This will continue until all parcels are sold or bidding is exhausted.
