SECTION 102238 - OPERABLE PANEL PARTITIONS

PART 1 - GENERAL

1.1RELATED DOCUMENTS

  1. Drawings and general provisions of the Contract, including General and Supplementary Conditions and Division01 Specification Sections, apply to this Section.

1.2SUMMARY

  1. Section Includes:
  2. Manually operated, acoustical panel partitions.
  3. Manually operated, fire-rated panel partitions.

  5. Division 05 Section"Metal Fabrications" for supports that attach supporting tracks to overhead structural system.

1.4ACTION SUBMITTALS

  1. Product Data: For each type of product.
  2. LEED Submittals:
  3. Product Data for CreditMR4: For products having recycled content, manufacturer documentation indicating percentages by weight of postconsumer and preconsumer recycled content.
  4. Include statement indicating costs for each product having recycled content.
  5. Product Data for Credit MR 5: For products and materials to comply with requirements for regional materials, provide documentation indicating location of product or material manufacturing location and the point of extraction, harvest, or recovery for each raw material.
  6. Include documentation on distance to project, contractor cost for each regional material, and percent by weight that is considered regional.
  7. Product Data for CreditIEQ4.4: For composite wood products, documentation indicating that products contain no urea formaldehyde.
  8. Shop Drawings: For operable panel partitions.
  9. Include plans, elevations, sections, details, and attachments to other work.
  10. Indicate stacking and operating clearances. Indicate location and installationrequirements for hardware and track, blocking, and direction of travel.
  11. Samples for Initial Selection: For each type of exposed material, finish, covering, or facing.
  12. Include Samples of accessories involving color selection.
  13. Samples for Verification: For each type of exposed material, finish, covering, or facing, prepared on Samples of size indicated below:
  14. Textile Facing Material: Full width by not less than 36-inch- long section of fabric from dye lot to be used for the Work, with specified treatments applied. Show complete pattern repeat.
  15. Panel Facing Material: Manufacturer's standard-size unit, not less than 3 inches square.
  16. Panel Edge Material: Not less than 3 inches long.
  17. Hardware: One of each exposed door-operating device.
  18. Delegated-Design Submittal: For operable panel partitions.
  19. Include design calculations for seismic restraints.

1.5INFORMATIONAL SUBMITTALS

  1. Coordination Drawings: Reflected ceiling plans, drawn to scale, on which the following items are shown and coordinated with each other, using input from installers of the items involved:
  2. Partition track, track supports and bracing, switches, turning space, and storage layout.
  3. Suspended ceiling components.
  4. Structural members to which suspension systems are attached.
  5. Size and location of initial access modules for acoustical tile.
  6. Items penetrating finished ceiling, including the following:
  7. Lighting fixtures.
  8. HVAC ductwork, outlets, and inlets.
  9. Speakers.
  10. Sprinklers.
  11. Smoke detectors.
  12. Access panels.
  13. Plenum fire,smoke,andacoustical barriers.
  14. Setting Drawings: For embedded items and cutouts required in other work,including support-beam, mounting-hole template.
  15. Qualification Data: For qualified Installer.
  16. Seismic Qualification Certificates: For operable panel partitions, tracks, accessories, and components, from manufacturer. Include seismic capacity of partition assemblies to remain in vertical position during a seismic event and the following:
  17. Basis for Certification: Indicate whether certification is based on analysis, testing, or experience data, according to ASCE/SEI7.
  18. Detailed description of partition anchorage devices on which the certification is based and their installation requirements.
  19. Product Certificates: For each type of operable panel partition.
  20. Sample Warranty: For manufacturer's special warranty.

1.6CLOSEOUT SUBMITTALS

  1. Operation and Maintenance Data: For operable panel partitions to include in maintenance manuals.
  2. Include the following:
  3. Panel finish facings and finishes for exposed trim and accessories. Include precautions for cleaning materials and methods that could be detrimental to finishes and performance.
  4. Seals, hardware, track, track switches, carriers, and other operating components.

1.7QUALITY ASSURANCE

  1. Installer Qualifications: An entity that employs installers and supervisors who are trained and approved by manufacturer.

1.8DELIVERY, STORAGE, AND HANDLING

  1. Protectively package and sequence panels in order for installation. Clearly mark packages and panels with numbering system used on Shop Drawings. Do not use permanent markings on panels.

1.9WARRANTY

  1. Special Warranty: Manufacturer agrees to repair or replace components of operable panel partitions that fail in materials or workmanship within specified warranty period.
  2. Failures include, but are not limited to, the following:
  3. Faulty operation of operable panel partitions.
  4. Deterioration of metals, metal finishes, and other materials beyond normal use.
  5. Warranty Period: Two years from date of Substantial Completion.

PART 2 - PRODUCTS

2.1PERFORMANCE REQUIREMENTS

  1. Delegated Design: Engage a qualified professional engineerto design seismic bracing of tracks to structure above.
  2. Seismic Performance: Operable panel partitions shall withstand the effects of earthquake motions determined according to ASCE/SEI7.
  3. The term "withstand" means "the partition panels will remain in place without separation of any parts from the system when subjected to the seismic forces specified."
  4. Acoustical Performance: Provide operable panel partitions tested by a qualified testing agency for the following acoustical properties according to test methods indicated:
  5. Sound-Transmission Requirements: Operable panel partition assembly tested for laboratory sound-transmission loss performance according to ASTME90, determined by ASTME413, and rated for not less than the STC indicated.
  6. Noise-Reduction Requirements: Operable panel partition assembly, identical to partition tested for STC, tested for sound-absorption performance according to ASTMC423, and rated for not less than the NRC indicated.
  7. Fire-Test-Response Characteristics: Provide panels with finishes complying with one of the following as determined by testing identical products by UL or another testing and inspecting agency acceptable to authorities having jurisdiction:
  8. Surface-Burning Characteristics: Comply with ASTME84 or UL723; testing by a qualified testing agency. Identify products with appropriate markings of applicable testing agency.
  9. Flame-Spread Index: 25 or less.
  10. Smoke-Developed Index: 450 or less.
  11. Fire Growth Contribution: Complying with acceptance criteria of local code and authorities having jurisdiction when tested according to NFPA265 MethodB Protocol.
  12. Fire Resistance: Provide fire-rated operable panel partition assembliesincluding pass doors complying with NFPA80, based on testing according to UL10B for fire-rated door assemblies.
  13. Oversize Fire-Rated Door Assemblies: For units exceeding sizes of tested assemblies, provide certification by a qualified testing agency that doors comply with standard construction requirements for tested and labeled fire-rated door assemblies except for size.
  14. Pass doors in fire-rated operable panel partition assemblies shall meet positive-pressure requirements.

2.2OPERABLE ACOUSTICAL PANELS

  1. Operable Acoustical Panels: Partition system, including panels, seals, finish facing, suspension system, operators, and accessories.
  2. Manufacturers: Subject to compliance with requirements, provide products by the following:
  3. Hufcor, Inc.
  4. Modernfold, Inc.; a DORMA Group company.
  5. Panelfold Inc.
  6. Owner approved substitution.

Make choice of panel operation to fit project, coordinate balance of specification with this choice.

  1. Panel Operation: [Manually operated, individual] [Manually operated, paired] panels.
  2. Panel Construction: As required to support panel from suspension components and with reinforcement for hardware attachment. Fabricate panels with tight hairline joints and concealed fasteners. Fabricate panels so finished in-place partition is rigid; level; plumb; aligned, with tight joints and uniform appearance; and free of bow, warp, twist, deformation, and surface and finish irregularities.
  3. Dimensions: Fabricate operable acoustical panel partitions to form an assembled system of dimensions indicated and verified by field measurements.
  4. Panel Width: Standard widths.
  5. STC: Not less than 50.
  6. Panel Weight: 10 lb/sq. ft. maximum.
  7. Panel Thickness: Not less than 3 inches.
  8. Panel Materials:

Retain "Recycled Content of Operable Panel Partitions" Subparagraph below to specify recycled content if applying for LEEDCreditMR4. An alternative method of dealing with these credit requirements is to retain requirement in Section018113.13 "Sustainable Design Requirements - LEED for New Construction and Major Renovations," Section018113.16 "Sustainable Design Requirements - LEED for Commercial Interiors," or Section018113.23 "Sustainable Design Requirements - LEED for Schools" that gives Contractor the option and responsibility to determine how these credit requirements will be met.

  1. Recycled Content of Operable Panel Partitions:
  2. Recycled Content of Steel: Postconsumer recycled content plus one-half of preconsumer recycled content not less than 25 percent by weight.

Retain either 10% or 20% in each of the two following subparagraphs depending on whether project is trying LEED NC CreditMR4.1 for one point orCreditMR4.2 for two points.

  1. Recycled Content of Aluminum: Postconsumer recycled content plus one-half of preconsumer recycled content not less than <1020 percent by weight.
  2. Recycled Content of Gypsum Panel Products: Postconsumer recycled content plus one-half of preconsumer recycled content not less than 1020 percent by weight.
  1. Steel Frame: Steel sheet, manufacturer's standard nominal minimum thickness for uncoated steel.
  2. Steel Face/Liner Sheets: Tension-leveled steel sheet, manufacturer's standard minimum nominal thickness for uncoated steel.
  3. Aluminum: Alloy and temper recommended by aluminum producer and finisher for type of use, corrosion resistance, and finish indicated; ASTMB221 for extrusions; manufacturer's standard strengths and thicknesses for type of use.
  4. Frame Reinforcement: Manufacturer's standard steel or aluminum.
  5. Gypsum Board: ASTMC1396/C1396M.
  6. Cement Board: ASTMC1288.
  7. Particleboard: ANSIA208.1,made with binder containing no urea formaldehyde.
  8. Medium-Density Fiberboard: ANSIA208.2,made with binder containing no urea formaldehyde.
  9. Plywood: DOCPS1;made with adhesive containing no urea formaldehyde.
  1. Panel Closure: Manufacturer's standard unless otherwise indicated.
  2. Hardware: Manufacturer's standard as required to operate operable panel partition and accessories; with decorative, protective finish.
  3. Hinges: Manufacturer's standard.

2.3OPERABLE FIRE-RATED PANELS

  1. Operable Fire-Rated Panels: Fire-rated, acoustical panel partition system, including panels, seals, finish facing, suspension system, operators, and accessories.
  2. Manufacturers: Subject to compliance with requirements, provide products by the following:
  3. Hufcor, Inc.
  4. Modernfold, Inc.; a DORMA Group company.
  5. Panelfold Inc.
  6. Owner approved substitution.

Choose on of the following panel arrangements depending on project requirements.

  1. Panel Operation: Manually operated, [individual] [paired] panels.
  2. Panel Construction: As required to support panel from suspension components and with reinforcement for hardware attachment. Fabricate panels with tight hairline joints and concealed fasteners. Fabricate panels so finished in-place partition is rigid; level; plumb; aligned, with tight joints and uniform appearance; and free of bow, warp, twist, deformation, and surface and finish irregularities.
  3. Dimensions: Fabricate operable fire-rated panel partitions to form an assembled system of dimensions indicated and verified by field measurements.
  4. Panel Width: Standard widths.
  5. Fire Rating: 1 hour.
  6. STC: Not less than 50.
  7. NRC: Not less than 0.60.
  8. Panel Weight: 10 lb/sq. ft. maximum.
  9. Panel Thickness: Not less than 3 inches.
  10. Panel Materials:

Retain "Recycled Content of Operable Panel Partitions" Subparagraph below to specify recycled content if applying for LEEDCreditMR4. The USGBC allows a default value of 25 percent to be used for steel, without documentation; higher percentages can be claimed if they are supported by appropriate documentation. The Steel Recycling Institute indicates that steel sheet typically has 23 percent postconsumer recycled content and 1.5 percent preconsumer recycled content.

  1. Recycled Content of Steel: Postconsumer recycled content plus one-half of preconsumer recycled content not less than 25 percent by weight.
  1. Steel Frame: Steel sheet, manufacturer's standard nominal minimum thickness for uncoated steel.
  2. Steel Face/Liner Sheets: Tension-leveled steel sheet, manufacturer's standard minimum nominal thickness for uncoated steel.
  1. Panel Closure: Manufacturer's standard fire-rated closure unless otherwise indicated.
  2. Hardware: Manufacturer's standard as required to operate fire-rated operable panel partition and accessories; with decorative, protective finish.
  3. Hinges: Manufacturer's standard.

2.4SEALS

  1. General: Provide seals that produce operable panel partitions complying with performance requirements and the following:
  2. Manufacturer's standard seals unless otherwise indicated.
  3. Seals made from materials and in profiles that minimize sound leakage.
  4. Seals fitting tight at contact surfaces and sealing continuously between adjacent panels and between operable panel partition perimeter and adjacent surfaces, when operable panel partition is extended and closed.

Retain option in "Vertical Seals" Paragraph below only for fire-rated panels.

  1. Vertical Seals: Deep-nesting, interlocking astragals mounted on each edge of panel, with continuous PVC acoustical seal.
  2. Horizontal Top Seals: PVC-faced, mechanical, retractable, constant-force-contact seal exerting uniform constant pressure on track when extended.
  3. Horizontal Bottom Seals: PVC-faced, mechanical, retractable, constant-force-contact seal exerting uniform constant pressure on floor when extended, ensuring horizontal and vertical sealing and resisting panel movement.
  4. Mechanically Operated for Acoustical Panels: Extension and retraction of bottom seal by operating handle or built-in operating mechanism, with operating range not less than 1-1/2 inches between retracted seal and floor finish.
  5. Mechanically Operated for Fire-Rated Panels: Extension and retraction of bottom seal by operating handle or built-in operating mechanism, with operating range not less than 1-1/2 inches between retracted seal and floor finish.

2.5PANEL FINISH FACINGS

  1. General: Provide finish facings for panels that comply with indicated fire-test-response characteristics and that are factory applied to operable panel partitions with appropriate backing, using mildew-resistant nonstaining adhesive as recommended by facing manufacturer's written instructions.
  2. Applyone-piece, seamless facings free of air bubbles, wrinkles, blisters, and other defects, with no gaps or overlaps. Horizontal seams are not permitted. Tightly secure and conceal raw and selvage edges of facing for finished appearance.
  3. Where facings with directional or repeating patterns or directional weave are indicated, mark facing top and attach facing in same direction.
  4. Match facing pattern 72 inches above finished floor.

Choose one of the following materials to suit the project.

  1. Vinyl-Coated Fabric Wall Covering: Manufacturer's standard, mildew-resistant, washable, vinyl-coated fabric wall covering; complying with CFFA-W-101-D for type indicated; ClassA.
  2. Antimicrobial Treatment: Additives capable of inhibiting growth of bacteria, fungi, and yeasts.
  3. Color/Pattern: As selected by Architect from manufacturer's full range.
  4. Carpet Wall Covering: Manufacturer's standardnonwoven, needle-punched carpet with fibers fused to backing, from same dye lot, treated to resist stains.
  5. Color/Pattern: As selected by Architect from manufacturer's full range.
  6. Fabric Wall Covering: Manufacturer's standard fabric, from same dye lot, treated to resist stains.
  7. Color/Pattern: As selected by Architect from manufacturer's full range.
  8. High-Pressure Decorative Laminate: NEMALD3, Horizontal grade.
  9. Color/Pattern: As selected by Architect from manufacturer's full range.

Retain "Cap-Trimmed Edges" or "Trimless Edges" Paragraph below for required panel-edge trim method; revise to suit Project. Trimless edges are typically standard on fire-rated panels from all manufacturers.

  1. Cap-Trimmed Edges: Protective perimeter-edge trim with tight hairline joints concealing edges of panel and finish facing, finished as follows:

Retain "Steel, Painted" or "Aluminum" Subparagraph below to suit Project.

  1. Steel, Painted: Finished with manufacturer's color as selected by Architect from manufacturer's full range.
  2. Aluminum: Finished with manufacturer's standard clear anodic finish.
  1. Trimless Edges: Fabricate exposed panel edges so finish facing wraps uninterrupted around panel, covering edge and resulting in an installed partition with facing visible on vertical panel edges, without trim, for minimal sightlines at panel-to-panel joints.

2.6SUSPENSION SYSTEMS

  1. Tracks: Steel or aluminum mounted directly to overhead structural supportor with adjustable steel hanger rods for overhead support, designed for operation, size, and weight of operable panel partition indicated. Size track to support partition operation and storage without damage to suspension system, operable panel partitions, or adjacent construction. Limit track deflection to no more than 0.10 inch between bracket supports. Provide a continuous system of track sections and accessories to accommodate configuration and layout indicated for partition operation and storage.
  2. Panel Guide: Aluminum guide on both sides of the track to facilitate straightening of the panels; finished with factory-applied, decorative, protective finish.
  3. Head Closure Trim: As required for acoustical performance; with factory-applied, decorative, protective finish.
  4. Carriers: Trolley system as required for configuration type, size, and weight of partition and for easy operation; with ball-bearing wheels.

Retain "Multidirectional Carriers" Subparagraph below only for operable panel partitions configured from individual panels.
