Board of Directors

As of our Annual Meeting held February 20th 2007 new Directors are:

·  William Benson to serve a second term

·  John Boland to serve a second term

·  Nancy Schlegel to serve a first term

As there were three positions vacant on the Boardand three names only were entered to run, an election was unnecessary.

They join (alphabetically):

·  Morgan White

Morgan was previously appointed to fill the unexpired term of Karen Danahy.

At the organizational meeting of Directors which followed the Annual Meeting, Annemarie Hantos was elected President for a second term.

Apartment Updates

Over the past several months, since the last newsletter, two apartments were sold:

Health and Safety

From Allen Shuttleworth, Chairman: I have created two "groups" within the Health and Safety Committee:

Fire Safety: Bill Benson, Woody Fischer and Dick Niles.

Hurricane Preparedness: Robert Poole, Morgan White and June Nye.

Mike Spall will, of course, be very much involved with both.

Your committee met with Lt. Tabeek and Fire Prevention Specialist Scolaro of the Fire Department to obtain their suggestions as to where we stand relative to codes and the law, and for an inspection of our current safety plan. Mr. Scolaro will soon provide us with his overview and recommendations. It is our objective to develop a safe, yet cost effective plan that assures all owners of a reliable alarm and communications system.

As of now, condominiums have until 2012 (the Governor vetoed a bill that would have extended the date to 2025) to install a sprinkler system.

Relative to our “hurricane preparedness” plans, a committee will be expanding and updating our previous plans to include what we must do before the "season" starts, what must be done when warnings are declared, and how best to deal with an aftermath. You will be informed of the committee's recommendations in April.

Building and Grounds

Chairman Bill Benson and his committee, whose members are Pat Norton, Janice Poole, Jackie Rissotto, Monette Roberto, Judy Cornell, and Dick Sheffler, have been workinghard to continue to make our Seagate Manor the envy of our area.

Bill reports: Following the painting of the building in its new colors in 2005, work began on the lobby, starting with the floor and now the finished product. I think we all can be very proud.

All our residents are to be congratulated as one of the most difficult areas of any Community is the renovation of a Lobby. Not everyone will be happy with every detail but we now have a very attractive entrance to our units that is a great improvement over our previous look. Well done to all.

The driveway is one of the next items to be looked at. Our black asphalt needs a major repair. Many places you can see when you are driving around are now using colored stones, called PAVERS, to make their driveways and entrances more attractive. The Board is also looking into this. It is more expensive but nothing will be done without keeping you informed. If you have any experience with pavers, or have seen some special installations, please let someone on the Board know.

You now will have received a lettergiving specifications for Hurricane Windows regarding size, shape, and color so that the building appearance will be standardized.

The plants and bushes are looking wonderful, thanks to a lot of effort by Terry and Mike. The effort shows - well done.

By the way, do not forget that there are "Seagate Bicycles" available for use by anyone over 18 years of age. Ask Mike for details.

Requests from Building Manager, Mike Spall

Mike has asked that owners refrain from putting anything heavy down the trash chutes on Tuesday and Friday mornings because the dumpsters are out on the driveway awaiting trash collection.

Also, when using the east fire exit staircase to the driveway, please make sure the door is locked when you leave the building. If the door is not closed securely, it will not lock.

Recycling

Judy Cornell has posted lists from Palm Beach County Recycling of “Recycling Do’s and Don’ts” on the bulletin board. Please check the lists and make sure we are following the guidelines.

Activities Committee

The members of the Committee are: Chairwoman Judy Cornell, Barbara Pollock, Janice Poole, Jackie Rissotto and Camille Eller.

Judy reports: We’ve held two cocktail parties in November and December and a Dessert Tasting Party in February.

A survey sheet was sent out to ascertain the interests of our residents. Some of the suggestions will be pursued in the Fall. If you haven’t as yet filled out your survey, there’s still time. We would be happy to know your thoughts in order to schedule activities/events for next season.

Movie Night has been cancelled due to lack of participation. Movies are available for you private showing or if you would like to reinstate the group event, speak with a committee member or Mike Spall.

Mark you calendars for our grand finale event, Calypso Night, scheduled for Saturday, March 31. More information to come.

Keep your eyes peeled for an upcoming Silent Auction.

Our Committee is seeking additional members. If you have any interest in joining us in planning events, please speak to any one of our members.

Bridge News

Monday afternoons, starting at 1:00, bridge is being played in the Coastal Room. It does not matter your level of play. The good players never get angry – honestly! So please come and join us - whether regularly or as a drop-in - we are all having fun and a good time.

Suggestions

There is a Suggestion Box in the Office, which all owners are encouraged to use. If you would prefer to make suggestions in person, please contact one of the Members of the Board.

Reminders

Directional Traffic Arrows. Very importantly, some of the owners who park in the north carport or in the northern portion of the central carport are not following the directional traffic arrows. Disobeying the directional arrows has caused some “near misses”.

Slowing for safety. Again, there have been complaints about drivers traveling too quickly in the driveways and of drivers not giving the attention they should to STOP signs. For everyone’s safety, please slow down and obey the signs.

A parking rule is not being observed. The three parking spaces at the front of the building are not to be used for overnight parking. This area must be kept clear for Emergency Vehicles. Also, these spaces are not for use by commercial vehicles.

Pool furniture. Owners and guests using the pool are requested to return all chairs, loungers and umbrellas to their original positions and secure them. This is both an aesthetic and a safety issue. As well, no food and drinks other than water are permitted at the pool.

Footwear must be worn at all times in the lobby, Coastal Room and in elevators. No bare feet allowed.

Guests. According to our Rules and Regulations, family members and other overnight guests must be registered at the Office. Guests staying for a lengthier period of time need to have the arrival date and, if possible, the departure date also registered at the office.

Laundry Facilities. The Board of Directors passed a rule in April 2001 that from that time on only Ventless dryers are to be installed in apartments. For those using the washers and dryers in the two laundry rooms, please note the timing of the cycle and remove your laundry upon the cycle’s completion.

Apartment alterations are to be performed by licensed and insured contractors only and they must be registered at the Office. Any plans for extensive work must be submitted to the Board of Directors for approval. As well, and in consideration of neighbors, any construction work is to take place Monday through Friday between the hours of 8:30 a.m. and 5:00 p.m., Saturdays 8:30 a.m. and 2:00 p.m. and no work is permitted on Sunday.

Evening Receptionists

The Board has had a discussion about having the receptionists who are on duty in the evenings leaving at 10:00 p.m. rather than the present time of 11:00 p.m. No decision has yet been made.
