Below is the script I created for you to capture valuable information about your prospects. At this stage you only need enough details about them to be able to get them matched with a house that might be right for them. We'll get deeper details using my full application once that happens.

Frankly if you don't get the answers to the questions I have outlined below you are just wasting your time and marketing dollars. You are not serious about building a highly profitable buyers list and you might as well forget making money in real estate. No joke. This process is critical to your success and should not be taken lightly.

Script for Intake of Buyer Prospects

"Hi my name is______and whom am I speaking to?" ______.

"And what is your phone number in case we get disconnected?" ______.

“Do you have an email address? ______.

"Good, now let me ask you a couple of questions to save your time.

"Good, I have great news for you...we may be able to get you into a home!

"And best of all, even if you have credit issues from the past we likely will be able to work with you."

"Tell me, how did you hear about us?" (Signs, vehicle signs, newspaper ad, magazine ad, online ad, event, referral, who, etc.)______.

"Great. So now let's get you the house and the payment that's right for you."

‘Do you have Cash to purchase your new home?” ______

“Are you Pre-Qualified for a Loan for your New Home?” ______

If so, “What is the Pre-Qualification amount?” $______

  • "How many bedrooms do you need?"______
  • "How many people will be living there?"______
  • "Do you have a preference on location?" ______

"Good. We should be able to match you to a home without any problem. Now let's find something you can afford. Our company wants this to work out good for you so we only place you into a payment you can afford. All income can be included.

(Next either find one from your inventory or tell them you will find something and get back to them.)

Next ask "Are you active on the internet? What is your email address so I can send you the details of properties that may work for you?"______

"So to confirm, your telephone number is______. Is that your cell phone? What is the latest I can call you in the evening?"______

"Okay, now of course the more money you put down, the more qualified you are to our investors. How much do you have to put towards your next home?" $______.

"Do you have an IRA or 401k at work? You can borrow from that for your down payment as well. How much do you have to work with there?" $______

"Great! Let me find a match. (Or if you already have a property that matches then make an appointment to meet and show them) or "I will send it to you by email and follow up with a phone call."
